    Management Jax is charging us for repairs done to the ** unit in which it clearly states in the leasing agreement that they are responsible for it. When we spoke to a representative of the agency they said it was because bugs got into the outside part of the ac unit and caused the capacitor to short out and that we need to spray for pests. So they charged us for the service and on top of that a $100 late fee for not paying for the service that they were supposed to cover in the first place.

    As a tenant is really important to keep the maintenance of the lawncare, because if is not, pests come to your yard and try to enter to the unit. The ** had got ants inside of condenser, because of unproperly maintenance of lawncare, so there are concecuences of actions, thats the reason why we did the charge back. For the other hand the system charge automaticaly the late fee when the ledger has balance, so thats the reason why you saw that charge, anyway only for this time, we are going to remove it from your ledger, but please catch up the balance until the end of this month September.

    This is NOT A GOOD MANAGEMENT COMPANY. On Friday, July 5th, 2024 I went online to make my monthly payment. I was trying to use a credit card. Then I emailed the company letting them know I was trying to pay the balance by credit card, on Monday, July 8th around 1 pm ****** sent a response stating that I needed to go and pay the balance at some retail store, in the email I was told the company only except payment now from your bank account. Which I do not have now there are no other options to pay your rent online. ****** stated the company made a mistake by putting those payment options on their website. I don't get off until 6 pm, How can this company have only one payment option? Go to some retail stores and pay them in cash, That's not an option, I want to pay by credit card and then pay my credit card bill. It's the year 2024 a digital age where everything is almost cashless and they want tenants to go to some retail store to make a rent payment. What management company demands you pay online and then two months later doesn't inform you that paying online is no longer an option? I have had problems with this company since they took over management from the landlord. I thought they were not professional, this company whose technology is back in the 70s needs to understand this is a digital age. No one lives in the ice age.

    ***** was signed in December 2022. Moved in Jan 11 2023 and repairs were not done. ******* noted repairs and a request was submitted on my behalf upon signing lease. These included but were not limited to replacing a moldy and bug infested fridge, fixing a cracked ceiling, unclogging bathroom sink, replacing windows and removing debris from yard. None of these repairs were worked on until end of January 2023. The most important ones of sink unclogging and replacing windows are not done to date of this complaint. OUR WINDOWS DO NOT OPEN!!! Huge safety risk!! The windows are a sheet of plexiglass!!! The windows that *** possibly open have HUGE MOLDY AC units. We encountered a MAJOR TERMITE INFESTATION that originated from the water shed and spread to the bottom of the house. The termites were noticed end of January/beginning of February 2023. It took a month for them replace the water shed and send a pest company to "assess the termite infestation". Upon replacing the water shed they didnt even remove the trash in the shed, They worked around it and kept it there. Then have the nerve to send me a video saying it was done but trash was still everywhere. Even in the new water shed. After the assessment no treatment was done. I had to call in a specialist to handle the termite issue myself. I have not scheduled a callback as these issues need multiple treatments/visits because I keep getting told that by Mngnt Jax that they will be taking care of it. Throughout this entire process the communication has been horrible. I have dozens of correspondence going back and forth and it seems like every time I reach out to follow up on issues, its as if they are hearing these things for the first time. Today I was advised to add all of my issues into the portal and they will address them accordingly. I wouldn't be surprised if an inspector came deemed the dwelling unlivable. This entire experience with this PM has been a nightmare.

    As you requested we were doing many maintenances in the property, that were everything did (attached pic and video). We are under eviction process with you because since you move in, you never catch you balance (also payments reversed) and never opened any work work order until today 31st March.

    Our property management is aware to perform the maintenance that our tenants are let us know, but dont say that we are not doing our job because is not truth.
    We suggest you dont make excuses for dont pay your rent.

    About the termite issue we will make a claim to our vendor and figure out as soon as possible.

    If you dont want to get evicted please catch your balance. We will continue to do any maintenance if you let us know via portal tenant.

    I do not understand the response. The response is not typed out in a clear, concise manner. The attachments provided do not reflect completion of any maintenance issues I have had.

    I can not submit rent payment as the portal does not allow me to do so. If Management Jax were to toggle on payment via portal, rent payments would be rendered.

    I am highly disappointed in this so-called company. I applied for one of their rental properties and was told I did not make enough which was a lie. According to their Website, I only needed to make 2.5 times the rent which I make over and that is not my only source of income. They did not review my application before claiming I did not make enough money on top of that nobody and I do mean NOBODY answers the phone. It's just sad when you have people out here wasting people's money and time. Please do better. I am trying to get a home for my babies and myself but the inhumane society is making it so difficult!!!

    We always analyze what it's submitted in the application and if we require additional information we request it, which we did in this case. 
    From both of your paystubs submitted your net income is $2444 per month, adding to this the additional child support bringing it up to $2844 of net income per month.
    We take the net income from an average of both paystubs submitted, as not every week you have the same earnings.
    The rental for the property you applied it was $1150 per month, which in this property your net income should be higher than $2875. 
    Unfortunately, in this case your income it's under this amount. But we are more than happy to assist you finding another property that fit's in your budget.
    I can see that our realtor hasn't responded to you, I do apologize for this and we have requested her to contact you as soon as possible.

    THEY WONT GIVE ME MY DEPOSIT BACK Basically the house was had rats and I realized it a week later within moving *** the resident and I complained since January 2020but moved in December 2020 everything in documents such as emails calls and the portal . Moved out 2022 . It had gotten so bad that the inspection from the authority housing housing came and seen how the rats died in my stove 5 rats on several traps Rat p*** in my food I PASSED ON MY PART OF INSPECTION BUT JAX MANAGEMENT FAILED ON THEY END . The Constructors Who They Have Working For Them Said They couldnt patch up any holes on the outside management says I was not comfortable in my home .. THEY DID AN EMERGENCY LEAVE FOR ME BECAUSE IT WASNT LIVABLE . ITS ALL IN FILE THAT ITS ONLY RIGHT THAT THE NEED TO GIVE ME MY DEPOSIT BACK . ALL SHE DO IS MAKING EXCUSES THAT HER BOSS BEEN BUSY SHE EVEN ADMITTED THAT I SHOULD GET IT .

    Previously rented ************************************************* from 9/17/2021 through 9/15/2022. During our stay we paid rent on time, never complained of maintenance issues though when maintenance finally came out, things were always half fixed with promises of returning but didnt for months. We left the property clean on 9/15/2022 with time stamped pics to prove the condition. We have been calling Laryssa as well as the company. ******* responds with excuses of her boss having her do many jobs to oh, hes completing a move out letter even stating that hes on vacation. The company never answers calls smh. As Ive seen in these complaints, Im not willing to go silent for months to regain my security deposit. Initially ******* stated that everything looked great upon move out also asking for address to mail security deposit. Now calls go unanswered and texts are responded to whenever she sees fit. I have text messages where ** asking her to have her supervisor reach out and clear up this matter as all questions *** asked have gone unanswered. *** also stated that Im more than willing to come speak to someone in person in which she replied Our offices are closed. We are working from home. This is truly frustrating considering we were great tenants. All I am asking for is the security deposit. She has the forwarding address and all info. I guarantee any money if the rent were to be late they wouldnt hesitate to reach out. Im currently seeking legal consult as I see this has been a repeated pattern with this company. I decided to leave this complaint for reference to those who are considering renting from this company. Caution.

    The house Iam renting Caught on fire in the kitchen due to bad wiring in and old stove. Mid of August, now Ill staying in hotels and the property manager hasnt called or texted or reached out to me about relocation, when it will be fixed or what to do going forward The house is unlivable and the fire department has no lights on in the house. They wont return my calls. This is terrible
