      Terrible experience. Subpar response to trash overflowing in bins after arriving. No gas in fas grill. Homes canal dock caution taped off. Game equipment broken.

      We stayed at the Seaside property as part of the Anna Maria Vacations rental homes. I had called three times before the vacation started to make sure that the house was not damaged due to Hurricane ***. I was assured that we were all good to go and the house was back to normal.We arrived September 2023 and the outside of the house was a mess. There was sand everywhere, the lower deck had been destroyed and there were damaged materials all over the place which were extremely dangerous (exposed screws sticking out of wooden posts, buckets, boards, railing, sandbags). Even more surprising was a huge rock wall that had been put in place between the house and the ocean. This house no longer has direct access to the beach. We had not been made aware of this prior to the trip. I would have moved to a different house had I known this. This property gave a de-valued experience. I immediately called their customer service line and spoke to a very rude representative who stated that it was my responsibility to have checked their website and noticed that new photos had been posted showing the new rock wall. This is not my responsibility. Anna Maria Vacations should have contacted me a year ago when I booked the property and told me that for the safety of the home a new sea wall had been erected. I understand the need for the wall. But the fact that we were not informed was ridiculous. And when you do go to the website and look at the Seaside property you do not see the huge new wall.I was also told on the first day of the vacation, which was a Saturday, that someone from maintenance would be there on Monday to clean up the sand and to get rid of all the storm damaged debris. Nobody showed the entire time. I asked to speak to a manager and was told I had to wait a week for someone to call me. And the stove doesnt work either. And in the end their customer service department offered me only a 4% rebate. Deplorable. We will never stay with them again.

      I rented a four bedroom property on Anna Maria Island from this rental company. The property was run down and filthy. The floors were coated in thick sticky dirt, sheets were stained yellow and brown, and the pillows were ripped. Large chunks of paint lay peeling down moldy walls. The shower, laden with broken tile and caked on grime, had hair in the drain. I had my children wear flip flops in the shower. Upon repeated complaints they sent the cleaning people over. The cleaning people told us "people are always complaining about this place. Management refuses to pay for a deep clean or repairs!" Day 3 of our week-long vacation we were forced to evacuate our disgusting rental because of hurricane Idalia. They offered us nothing in compensation for anything. I paid thousands of dollars for a run down, filthy rental which my family stayed in for three days. This rental company only cares about profits. Beware they are crooks. Don't ruin your vacation, rent elsewhere.

      DONT RENT HERE there are much nicer places. We are a large family that vacations with adults, kids and grandkids. We stayed at The Blue Horizon last year. Had a nice time so we went again this year. Many, many issues this year, that made the stay terrible! For the amount of money it costs to rent this high end place it was sub par and we wont be going back ever again. The pool and hot tub was very cold heater didnt work. Anna Maria Vacations was called. they sent a maintenance person out the next day. He could not fix it they would send someone else. That person, didnt know how to fix it either. We called every morning for the next 6 days because we got the run around and different excuses every time we called. It never was fixed by the time we checked out. pool and spa unusable. deck on the ocean house swayed back and forth severly. It felt very unsafe and you could visually see where it was pulled away from the house. not very clean.sheets on the beds looked as if they hadnt been changed and one room had blood on them. One person found socks just under the bed and another found sunglasses. The floors had sand left on them.There are many TV's in the two buildings 1 WORKED. hardly any kitchen utensils in the cupboards and drawers.AC units on the ocean house are connected to the wall of the house which makes an extreme vibration and is so LOUD. The internet is slow. When you pay that kind of money you expect everything to be top notch, and for the most part, last year it was. It seems someone is not doing their job checking things out between bookings, making sure that everything works properly and that it is cleaned properly. Either the owner does not want to keep the place maintained or AMI Vacations management company is not doing their job, customers are not a priority.The place needs maintenance

      I feel this company is a scam. I recommend to not rent under Anna Maria vacations or ********** or **** Maria Island Accommodations as they are all under ***********************. Their terms and conditions violate the real estate code of ethics and give them a loop hole to commit business fraud. I recommend not to sign any of their contracts. You have the right to not sign anything you do not agree with. Their terms basically hold the paying customer hostage to any situation and allows them to get by with anything. It releases them from their obligations. I feel so defrauded by this company on so many levels. The advertisement was false and misleading. They did not do anything to accommodate me in regards to an issue that was affecting my health and safety. Further I had to completely clean the rental as it wasn't clean and they still did not refund the 655 cleaning fee. They offered to refund 350 if I signed a gag order!! I'm sorry but not only should I be refunded the full cleaning fee at a minimum I should be paid for cleaning the property. However a full cleaning refund would have been much more reasonable. In addition a cold front came thru and they have the thermostat set to where you can not run it for longer than 10min!!! I had to get up all night and turn it back in over and over. As I type this issue still has not been fixed. I also lost water to the home for an entire evening/night. Did they offer any compensation for any of these issues that stole the time I paid for from me? Nope! People please report companies like these to the attorney General and Florida real estate comission and business department. You can also submit a complain to the County code compliance. Until the government gets involved they won't change. Please submit complaints and don't let them get by with business fraud.

      I would give a less if I could. We checked into our house the pool was filthy. We called and texted several times. There is not only dirt in the pool but green fungus. Anna Maria Vacations came to access the pool, turned off the pool pump and heater. They did not convey any information to us. Called several times throughout the week, no one returned our calls. Friday we finally heard back from someone, a day before we were to check out. They finally admitted our pool pump and heater was broken. Refund was minimal. **************** was horrible with no response.

      This rental company will literally attempt to defraud you. I received a call two days before my arrival advising me of a mechanical failure that would not be repaired until 3 days into my one weeks stay. They agreed to compensate me a small amount for the inconvenience and would process the refund that day and could take up to two weeks. Being two days before my arrival I had no other choice. After no refund issued and multiple phone calls and emails they sent a phony receipt as if they paid me but no refund. After a month they quit communicating with me and I finally disputed it with my credit card company and got the money. They tried to say it was the hurricane delaying things but it did not occur until 2 weeks after they supposably processed my refund and would not have been a factor. They lied and then tried to not honor the agreement. Not a trustworthy company.

      This is a terrible management company! We rented a house on Anna Maria Island/Seaside. Nothing but maintenance problems the whole 5 days! Door code did not work.key in lockbox did not work it took 40 minutes in the hot sun to get in. The refrigerator was not cooling nobody would come out to fix they said wait until next day it should be cool then. All my groceries went bad. Next day still not cool and no hot water. Had to call everyday nobody in management ever called me. They brought new frig but would only place in the garage downstairs so we had to go up and down to get any drinks or food. Hot water repair man came and they didn't have a hot water heater only insta hot tankless that scalds you. Out of 5 days vacation I spent 3 days taking care of issues. Then another 2 days calling to try and get compensation. Out of $5200 they only offered $380 which I haven't seen as of yet
