    I paid my deposit for my apartment but I changed my mind about moving in and they refuse to refund me my deposit of $600, for one I never got to look at the apartment and they refuse to show me cuz they said it was still fixing it so I told them getting back my deposit and then once it's fixed I can get the deposit back, they refused.

    The resident was approved and the unit was ready. The resident cancelled her application after being approved. It clearly states on the application that refunds will be returned to denial applications. Please come to the office or contact me at **************************

    Received an email saying that my lease was renewing and that the month of December is to be $522.26. I received a letter on 12/4/23 stating I still owe them $439.57. I contacted them about this and all I got told was that prorated rent is for new move ins not renewals. If that was the case the person who sent the email should have reviewed the email before sending. The person was Gabby. Ora is the manager there and refused to let me speak to anyone but her. I am not and will not be paying the other half of rent when I didn’t mess up my renewal, Boathouse did

    Hello,

    We apologize if there was a misunderstanding. The special that we are promoting says if you move in before 1/31, we would give 50% off of your 1st month of rent. There is no renewal special that states we are giving a half a month off. If you can provide me with any document that has that exact wording, I will gladly honor it.

    I am rejecting this response because: the leasing office refuses to look into issue. When I was at the leasing office if the person named Ora would have read my lease she would have seen that rent is prorated on my lease that I signed in November to renew. They’re only in for the money could care less about their tenants

    I was lied to about repairs being done, when I asked for evidence they couldn’t produce any. They had painted over mold that is continuously making me ill, I have asthma so this is very much a health concern for me. Recently we hadn’t beeb receiving any mail, and today when I had checked there was a note from another resident stating the mail has been being sent to another location. Nobody in management had made a statement about this, none of the other residents have been informed. There is also trash everywhere around the property that is not being picked up, including glass shards.

    Hello,

    We apologize for the inconvenience with the mail system. Unfortunately, someone vandalized the door. Only the post office has access to the door. We have repaired the door on our end but we are waiting on the Post office to approve the repair. Once this has been completed, the mail will be delivered.

    The only person that asked me for proof of a roof repair was a resident from the D section and I walked his unit. Please see the attached photos that show he does not have a roof leak.

    I am rejecting this response because:

    As you can see in the attached video, filmed 4/10/23  there is water audibly hitting the ceiling because of the leak. The complex has no proof of repairs and when requested they refused to show evidence. On 6/20/23 I had spoken to the post office and they had said they were waiting on the complex to complete repairs. It has been almost a month. And still in this time the complex has not made an official notice to notify their residents.

    I moved to boathouse apartments in november 5th of 2022 thinking i scored on a nice cheap apartment, I WAS DEAD WRONG! The management and maintenance workers NEVER respond to complaints of general repairs and maintenance/upleep of the apartment complex. There are numerous SAFETY VIOLATIONS THE MANAGEMENT IS REFUSING TO ADDRESS SUCH AS THE FOLLOWING:black mold in my bathroom ceiling, water damage on the floors, no carbon-monoxide or smoke detector in the unit, the stair case is rotted out and wobbly due to the wood being old and the stair case missing bolts, the concrete balcony is sagging due to the wooden beams that support it being completly rotted, the concrete balcony is falling apart in chunks as seen in pictures, the quality of life here is AWFUL due to terrible management not fixing a single one of these SAFETY VIOLATIONS, the neighbors are constantly playing wxtremely loud rap music in the very late hours od the night, there is monthly gun shots, cars are constantly getting broken into and people are getting their stuff stolen, i even got asked by the tenant in unit *** if i wanted to buy ILLEGAL DRUGS from him. Ive address all of the above with management and they wont do a single thing about it to fix the problems. I have photo proof of every single one of these safety violations.

    On July 1st we began renting in a new lease from Boathouse apartments. Upon move in (no inspection done although asked for one repeatedly) we found broken toilet in a single bathroom apartment, leaking ceiling, and missing shelves. it took TWELVE days to fix the toilet. The ceiling was never fixed despite over 10 calls to the office, emergency maintenance, and in person visits. On July 17 the ceiling completely caved in to the dining room with insulation falling completely into the apartment with a small puppy nearby which could have killed her. Emergency maintenance was called again that night , the following morning along with an email sent with zero response. for 9 days there was zero response from management. The apartment was a health hazard, unsafe, and completely uninhabitable. Mold began growing on the floor due to the rainy weather. The leak spread across the entire living room and not once did management come see the apartment. We moved out on 7/31 and were promised to be let out of the lease early as well as full refund of deposit, all application fees, and first month rent. as of 8/4 there has been no response from management to resolve this issue. They also have tenants without water for 7-14 days in their entire complex. Many maintenance issues continually unaddressed. Most undoubtedly the leak caused in this apartment will seep down to the bottom apartment unit. Pictures are attached.

    Maintenance issue I have tried to get maintenance to fix my AC going on a week now and it still hasn't been fixed. It's been a week and its too hot to stay in my apartment with my dog.

    Moves into apartment April 15. Refrigerator broken when I moved in. Told maintenance man a month ago, he came and saw the refrigerator, reported it and still till this day June 22, 2022. Still broken, 2 month without no refrigerator. And I’m still supposed to pay 1074 EVERY MONTH BUT NO REFRIGERATOR not fair. Please help

    I am filing a complaint on this property because of monetary incompliance. I have been a tenant for 2 years and have always recieved proper notice of rent increases anywhere I have stayed in Duval County at least 30 days before the rent increase would take place. Last year in 2021 I recieved a 90 day notice stating how much the rent would increase to allow me the opportunity to decide if I would turn in my 60 day notice or renew the lease. This year no one sent a notification and after trying to contact the office for a month with no one answering the phones to answer my question I emailed management to ask if the rent would stay the same, which I assumed because I was not sent anything. My lease ends June 30, 2022. The office emailed me back offering me to renew my lease at $200 more than what I am paying less than 30 days notice. This doesn't even give me time to turn in a 60 day notice to vacate or find another place because every other apartment has a wait list for 1 bedrooms and studios. When speaking to Dominqie and Josie in the office they said it was nothing they can do because they have been short staff and they would have to keep the rent the same for everyone who didnt recieve a proper notice. I don't think this is ethical or fair. If the lease states the office has to provide a 30 day notice prior to rent increases I don't see why management is telling me they do not have to abide by this because they are short staffed. Tenants and landlords have to abide by lease contracts. Also they are charging new fees that are not itemized and listed as miscellaneous charges. No one can explain what these new charges are. How is this legally allowed?
