I paid a 400$ holding fee that i wasnt told would be non refundable until it was an inconvenience to them l I was under the impression that once I submitted the $400 money order to the property that I would secure the unit. When I initially brought the money order and paperwork to the property per the leasing agents request. I left the property to go to work and they called me an hour later saying that I had to sign paperwork stating that they received the money order to hold the apartment. I told them that with my work hours I would not be able to come in until the following week. I was told that that was fine but they wouldnt be able to hold the apartment without my signature. Therefore I requested that I can just come pick up the Money order and I was told it was forfeited because I had already gave it to them. Im just filing this complaint for the company to be investigated for taking the funds without the proper documentation for proof of my signature if I never signed the paperwork to hold the apartmentInitial Complaint

I have been experiencing issues with my ceiling for the last month and it has still not been resolved. I contacted the leasing office on August 16th. I happened to see maintenance outside on August 22nd and they came and cut a hole in the ceiling and left it, claiming another worker had all the tools. I had to catch maintenance outside again to request the hole be closed. I was advised ceiling had be redone and it would be, yet ***** came out. By Monday, September 9th, the ceiling in both bathrooms and hallway were leaking. On the 3rd, the hole was reopened in the main bathroom while the hallway and master bathroom ceiling is splitting open. Water was in the smoke detector, causing it to go off!! I was advised that someone would be out Wednesday, Sept 11th and they have yet to arrive. I have asthma and Im afraid mold is now involved. All Im getting in response is a letter notifying me of an unexpected $100 rent increase. I dont believe this is a safe environment at all and they dont seem to care at all.Initial Complaint

No hot water 5 days Water cut off every day due to extreme plumbing issues Electrical issues and exposed wires in unit AC doesnt work properly I have put in work orders I have notified front office off issues Maintenance doesnt come fix anything but will close work orders as if they did as soon as you put it in. Hazardous materials lying around complex and apartment. All issues been ongoing for almost a year of being in this lease. Will be a year in November and still dealing with it.Business Response

On 08/27/24 Miss ***** called the emergency line for an issue with her water heater, due to the number of plumbing emergencies on the property, the plumber attempted to make the repairs as requested. The office phoned the resident because when the maintenance man went to her unit, there was no answer. The office was told by Miss ***** that she no longer needed maintenance, she had the issue repaired by an outside source. We sent the a/c vendor for the property to her unit and repairs were made. Miss ***** is also under a current eviction status. , however, we do address work orders as timely as possible. Please let me know if there is anything further that we may need to address for Miss *****.

I moved in this apartment in November and have had many issues since. My stove or oven doesn’t work. The plumbing is backed up it smells. There electricity is faulty. Dishwasher doesn’t work. The list goes on. I have put in several work orders and no one has come to fix or assist. They will see the work order then close it out as complete but no one has come or assisted and I’m here I work from home. I have contacted in person and by phone management and was told oh I’m sorry we will have someone assist but still no assistance and it’s April. My electricity sparks at random times and I have kids also and hate for something to happen to them. I barely can cook for decide the stove doesn’t work. I have also had times where I feel someone has been in my apartment when I’m not here. The attic door was latched but the latch removed.Initial Complaint

I moved into Red Bay Apartments on 8/25/2023. I told them things that needed to be fixed and they told me to write a list and they will get the things fixed. Here is going on almost 4 months and I still have not used my shower due to the way they rigged up the showrer and I don’t have a vent to cover hole that was in my ceiling my bathroom looks just like they gave it to me. I hate I have to do a BBB concern. I have reached out to the property they tell me a maintenance manager will come fix it and no one has been out. I have been paying not been able to use what i’m paying for please help me. If you all can’t fix the shower take something off my rent simple as that you all knew the shower looked that way and the nerve to spray paint over it is sad because the property is making money.Customer Answer

I wanted to add the fact that I have been waiting 3 months for this to get resolved. I feel like the company is not going to resolve the issue. Im waiting now for more work to be done when the manager told me her self she was going to send a plumber out and I’m still waiting going on a week now. This company is a joke honestly so I’m really looking forward to see what they are going to do when I I been bugging them before to fix the issue before getting the BBB involved.Business Response

I called the office and they put in another work order for me like I never had one in since I moved in August 25 now it’s about to be a new year it has been 4 months literally since I been waiting to see what they are going to do to resolve the issue so it’s not resolved. I am still fighting this trying to get my money back. I toured Red Bay Apartments early to mid September, paid OFF my rent in October to move in NOVEMBER 1st. I established my JEA connection and Xfinity. After already signing my lease agreement and the paying $1200 in total I receive a call from Xfinity who is telling me there is a new tenant in the Unit I just signed for. Due to this, I requested to see the new unit BEFORE the 1st which I was denied. They switched my unit 3+ times and even tried to give me a model unit which even that apartment was not ready. First off, THE MODEL HOMES DO NOT LOOK LIKE THE UNITS IN THIS COMPLEX! Secondly, the staff is completely disorganized and everyone is confused. Janeane is said to be the corporate manager however this complex is completely undone. Tenants and applicants have consistent problems-they literally just put a man w a pacemaker on the third floor. I was suppose to move in November 1st, they tried to move me and 7 other tenants in on the exact same day-on the 3rd. Out of all approximately $1500 spent they are so far only looking to give $1097 back and I have no way to contact the building owner unless it’s through Janeane. I would give 0 stars if I could, this could very well be a money grab im not sure but please BEWARE! As you can see from my pictures and their model these look NOTHING alike! I advised them JEA was charging me for the unit I never even signed for or lived in - $258 I am still being billed after disconnecting the service. I literally asked “whose responsibility is it to make to the sure the units are ready before we move in” and the staff’s response was that they do not know. I wish I made this stuff up. If you sign without looking at a unit and you read this review at that point it would literally be your fault. This is not worth the $899 special because these units do not even equate to $899 worth of quality (which is saying a lot in these times).Business Response

as we stated to the applicant she will only be refunded her rent. We are not responsible for JEA and outside utilities. We tried to offer her another unit she refused, the unit she was suppose to go into was still being completed by maintenance in which the agent should have waited to take her inside to view the unit until it was completed.
