      Upon renting a property from Pacific Oaks Realty now going under Second Ave Realty . I was instructed to pay my security deposit to Rhino instead of paying my deposit to the company. When I asked why, the Pacific Oaks employee stated that all Security Deposits are paid to Rhino and rent is paid to Pacific Oaks. After completing my lease, now Pacific Oaks is stating that they do not refund security deposits paid through Rhino when I was instructed to pay Rhino by their employee and wasn’t given any other options. I paid $919.41 and $500 per the lease is non refundable so I’m owed at least $419 because I left the property immaculate.

      12/14/2024 Charged my credit card $49 for services not rendered Contacted business several times, put on hold, hung up on, told to hold then hung up on again. Finally talked to an agent said my money would be returned in 2-3 business days, still nothing. Filed a dispute with my credit card company. Awaiting an update from the investigator

      Let me out of my lease without repercussion to me and give me my full security deposit back plus that ridiculous $750 move in fee that yall charge. I have been requesting a new refrigerator and new stove since i moved in which was 6 months ago and yall have yet to replace them. Also there is a rat problem and mold problem. This is a health hazard to not only myself but for my unborn child as well. I need my $750 + $1998 ($2,748) back ASAP! YALL WANT RENT BUT CANT GIVE ME THE THINGS I NEED TO LIVE I HAVE BEEN HAVING TO EAT OUT FOR 6 MONTHS PLUS PAYING RENT AND WHEN I REFUSED TO PAY SEPTEMBER RENT BECAUSE THEY WONT GIVE ME WHAT I NEED THAT IS essential TO DAILY LIVNG THEY IGNORE ME AND HAVE SOME foreign MAN CALLING ABOUT RENT.       The company requires 25 for app fee me and my husband my this payment and received no product or decision on our application it is beyond the time frame to inform me of approval or denial at this point we need our hard earned fifty dollars back immediately I have also sent email after email and is still waiting on a phone from a month ago

      I rented from Pacific Oak Residential for the past 3 years at the address **********************************************************************************. When I moved in it was also listed as Daymark Homes but email correspondence was generated by Pacific Oak Residenital. I moved in the home on October 31, 2020 and moved out October 15, 2023. When I moved in I gave a 750 dollar security deposit which was refundable and first months rent.When I moved out I was told this was not a security deposit but an admin fee which is nonrefundable but that is not what I was told when I moved in. I was told it was a security deposit. I waited 30 days to contact anyone because I was told it could take up to 30 days to have a security returned however I never received anything from anyone. Before I gave a notice on August 16, 2023 of my move out date I received an email from Pacific Oak advertising if you give a 60 day notice or more of your move out you can receive an extra 500 dollar deposit. I inquired about this when calling the company about moving out they said yes if you qualify they will send it to you. Time went by after the 30 days I still did not hear from anyone when I called I got the run around. I talked to three different people who claimed they did not handle the security deposits or the 500 deposit. I was told I would get a call back from the lady who did handle 500 refund but I never heard from her either. I called again a few weeks later about both rerunds and no one ever answered or called me back. I would like the **** dollars I am owed from my 750 dollar security deposit and the 500 refund since I gave over 60 days notice given my notice of move out was on August 16 and my lease was not up until October 30, 2023. I also made sure I followed the move out instructions which I had to ask for because I had not received them until I requested them. I have not heard back from anyone regarding the deposits or my last voicemail wanting to speak to someone.

      I moved in May 31st 2023 and had multiple major maintenance issues, AC, Plumbing, Leaking roof and the house was filthy upon moving in,out & inside. I'm at the end of my rope! The roof has been leaking almost a month, I reported it on July 7th 2023 and still not fixed. Instead of sending a certified roofer out they send a maintenance guy out on July 13th. Needless to say he was unsuccessful with repairing it, not mad at him he's not a roofer. I checked the status of a roofer coming out multiple times since the 13th, was told they will follow back up (never did), was told waiting on estimate, and lastly was told it's a process. I was told it's a process from the VP after I send them an estimate and informed them I will pay for it and deduct from my rent that was on Wednesday August 2nd. Same day (August 2nd) I received a text message from the same maintenance guy that was unable to fix the roof that he will be here Friday August 4th and I'm sure that's because I gave them until Friday to fix it before I get it fixed myself. Do not do business with this company!! They are truly horrible and actions show they can careless about the condition of their properties and tenants. They love to remind me they fixed 7 out of 8 maintenance issues, that should tell them the condition of the house when I moved in only 2 months ago. Trust me the issues wasn't fixed immediately, just like the roof. It's been ******* Don't do it!! Please do your research first...

My concern is now mildew of course, so I had an inspector come out today August 9th and I found out that it is a SERIOUS mildew problem, termites, structure damage, and a few other things. I want out of this lease with no penalties and my 750.00 deposit returned. I have emailed Pacific Oak Residential today August 9th and informed them as well.

      I moved in July 1, 2022. My lease ends on June 30, 2023. I have had several maintenance issues with this property. They do not hold up their end of the lease agreement! Nothing was fixed after being there an entire year! They are poor property managers with very little tact when it comes to communicating! This company should be shut down due to the many poor reviews and complaints!

      04/27/2023- filled out application for 3 of us ($150), for 3bd/2 bath rental in ***** ********* **. Paid fee, here May 6, 2023 and I have heard 0 from them. I called the number snd she told me to email them. I did, no reply.

      Application was denied because they said there were negative responses from previous landlords. I have only had one landlord in the past 13 years (owned my home for 11 years, rented the last 2 years), and I have never had any negative interactions with the current landlord. They lost my rental check one time, but rent was paid in full when it was brought to my attention months later. The only other thing was they were raising the rent $30 a month starting in January, I thought it was starting in April (when my lease is renewed), but I had overpaid in previous months, so I was only $26 short for February. (I only add this information in case this business tries to call me out on it.) Other than that, there has been no issues. I attempted to contact the leasing office to ask about it and did not receive any communication back. I paid $49 each for my adult son and I to put in applications. He has no rental history, as he has lived with his father or I, so it can't be his history. After reading all these negative remarks, it seems like they are only interested in cashing those application fees in. I have to wonder if it was the pictures that asked me to send them of anything that was wrong with the house.

      This business has extremely shady scam like practices going on. I was called and encouraged to apply, someone went over documents needed and free application incentive. Submitted everything requested then poof… began getting the run around. The advisor I was with, ******* stopped taking calls and kept asking for rental history despite documents being sent same day as application. Called and advised I would dispute if I couldn’t speak with management. Then received a denial stating income was insufficient. Last two check stubs meet both 3x rental amount and over $2500 monthly. Application was denied as form of retaliation. All phone calls were recorded on my end.
