    These people are slum lords don't rent from them roaches and rats like everyone else says plus homes are falling apart there not fixing it there pumping sewage intot he public

    This person has not rented from our company. Also per Florida law tenants in a single family home or duplex are responsible for pest control. So if they had pests that is/was there responsibility.

    They would not take care of the rats and roaches. We moved out a mo early with the house being cleaner than when we moved in and they want to charge me more than 2 times the rent. They had holes in the walls the water you couldnt drink and had bed smell. They did no work.

    Per Florida law and the form signed by all parties. Tenant is responsible for pest control of any kind. All homes treated prior to move in. There were no pests/insects/rats prior to move in. Maintenance was sent out to repair holes when we were informed after house being occupied for 4 months. This home has well water, well water does have an odor, however all ***** are tested every quarter and all tests came back good. When a home has well water we inform tenants they can buy filters. Tenant broke lease. As per lease agreement typed by our attorney, there is a lease break fee, plus last months rent was not paid and we had to file an eviction. So the only charges were for past due rent, our standard cleaning fee, and a lease break fee. Per the legal lease agreement failure to give proper notice shall entitle the Owner to one additional month's rent. All charges are clearly stated in the lease agreement and All parties/tenants initialed.

    Horrible company. I rented a 3 bedroom with a detached garage a few years ago. Lets first start off with the energy consumption.a less than 1000 square foot house was costing upwards of 400$ a month and this was being conservative with lights / AC other things. ***** infested (didnt notice any on our tour) and it took months of pest control to get it handled & we still saw them a lot of the time. The detached garage was a liability, was falling apart completely overrun with bugs and spiders. Laundry hookup was unusable because it was in that building. Stove didnt work upon move in. When I broke my lease, paid all fees, kept my deposit & still 2 months later a collections account hit my credit report for the lease break fee. After disputing & having no luck, I dealt with it for a while because I didnt have the funds to pay it off at the time. Then randomly a few months later, the faulty collections report mysteriously disappeared off my credit report. Shady people everywhere in this company. Stay clear!

    You stated that you had high usage for utilities. We have no control over your usage. As for Pest Control, It is the tenant responsibility to maintain Pest Control per ******* law. If it didn't have bugs when you viewed it the bugs came from you, especially if they showed up during your stay. You left the house filthy, damaged and were charged for those fees and the balance was paid by the other occupant is why the charges mysteriously disappeared. Stove was fixed during your stay.

    I simply asked questions about the lease and then the office worker told me she will be refunding the deposit of $1095 as the unit was "unrentable." She never answered any of my questions, gave me a explanation as to why it was suddenly "unrentable" the day before move-in and when the deposit was placed with a 7-10 day hold, and then blocked both the phone number of my fiance and me. Then, she stated she could not send back the deposit via apple pay and sent it via check without telling me, which I only discovered after contacting her from a different phone number, which she then blocked as well. Not only unprofessional, but unsettling and disturbing manner for handling potential residents.

    When this applicant went a little weird on her questions on wanting documentation for proof of cleaning, wanting equipment for keeping the lawn maintained, proof of appliances being updated. wanted a furnished unit but didn't want the beds. DONT RENT A FURNISHED UNIT. BUY A HOME!! This is why we have the person view the property in person to accept the unit. They viewed it and then they waited till after approval and after receiving move in paperwork to ask questions. Last minute they want documents. So they are the ones who waited last min. Yes the apple pay was not working to refund them. I have all the messages asking them continuously for a different wat to return their deposit as they seemed to deem our unit "unrentable". They refused to give me a different electronic way to refund them. I asked then for a mailing address. they didn't want to give me that. So instead of keeping there money I told them I would mail it to the address on there application. They continued to harass us but not give us a way to refund their money. So yes, I blocked them and mailed them a check. They continued to harass our maintenance staff, blocking there numbers calling all numbers we have on file. They did finally after over an hour send a different wat to refund their money electronically, and we did that. Which is what I asked for in the first place. This is 100 % on them.

    In response to Katherine's reply to my complaint yesterday, I did ask for proof of cleaning as the Lease included a clause about being charged for cleaning at the time of move-out. Knowing upon moving out that I would be charged this amount, I wanted documentation noting that it had been cleaned upon move-out after the previous resident, since the lease indicated they would have been charged for this service. When viewing the property, we found droppings on the counters and some bugs throughout the unit. Dave, who informed us that he was the landlord while giving us the tour, yet Katherine later refers to as the "maintenance worker" in her response to my BBB report, told us that they cover pest control. However, the lease stated that we would be responsible for this service. I simply wanted clarity, to know when pest control had last been completed, if I would need to service the unit before moving in, and documentation so that I would know when it needed to be completed next. Dave informed me that we could remove a mattress and a twin bed when touring the unit. It is crucial to note that the $1095 deposit was provided via apple pay by my fiance on 5/21/23 at 6:26pm, which she acknowledged the receipt of to me, not him, at 6:33pm. We noticed, throughout this entire process, she refrained from responding to him, even though he was also on the lease and when prompted to communicate with him by me. Out of 6 attempts to communicate with her, Katherine only responded to two of his attempts. We tried to sign this lease for over a week, originally requesting it on 5/24/23 at 2:08pm by providing our emails and then again on 5/24 at 7:45pm, and lastly on 5/26 at 11:25am. She finally sent the lease to me on 5/26 at 12:43pm. I was at work when she sent it and was out of town traveling until the evening of 5/29, boarding a plane upon leaving work on 5/26 and arriving at my destination late that night. On 5/30/23, I was able to review the lease and had questions regarding maintenance fees (resident must pay 100$ in maintenance for any issue that arises before the landlord will cover fees), pest control, lawn work (this was never mentioned to me - we were not even shown the lawn, again, all I wanted to know was what would be expected of me and if I would have to be unexpectedly buying materials to maintain their land for them), cleaning procedures, and the mattress/twin bed removal as agreed upon with landlord during tour. Overall, the lease had many clauses that I was not accustomed to reviewing, despite living in several apartments across the country for over ten years. I did not expect the lease to have clauses requiring thorough clarity for pest control, lawn work, maintenance work, and cleaning procedures for move-in/move-out. As a result, we wanted to speak with Katherine to gain clarity before signing a legally binding contract, as should be encouraged and expected by a trustworthy source. My fiance tried calling to ask her questions on 5/30/29 as he was on a road trip, but she refused to answer and texted me telling me to tell him only to text her. I explained that he was driving, but would text when he next pulled over. She then texted him telling him her business hours and to call on 5/31. On 5/31, she texted me saying to text only because she is "busy busy." As she refused to talk on the phone at any point in this process, despite telling us to call the next day during her business hours, I texted our questions at 10:53am and informed her that I am very busy at work and my fiance is still driving. She never answered a single question, answering back at 12:03pm that they will be refunding our deposit as, in her words, the unit was "unrentable." When being told they were sending the deposit back, we asked her to call so that we would not have to provide banking information on the phone at 12:17pm. She refused, responding that they will mail a check (12:18pm.) I immediately responded stating this is not an option as we will not be in town most of summer (12:18pm.) At 1:10pm, I responded with an apple pay request, my venmo information, and my zelle information to try to get our deposit back. In summary, Katherine blocked us both within 67 minutes of informing us that she would be returning our deposit, when I was at work providing therapy sessions to children and my fiancé was driving on a road trip, all of which she was aware of per my text at 10:55am. We, of course, were trying very hard to get into contact with anybody realizing our deposit would be returned and were not sure how we would be able to get it back in a timely fashion. That is not harassment, that is two individuals trying to communicate with a business to collect a large sum of money while unable to text and drive and trying to swiftly get in contact with somebody so not to delay my students' therapy sessions. Further, that is two individuals fearful that a business will not return their money and concerned that the business will not communicate - whether by answering questions regarding a legal document prior to signing, or how to complete the task of exchanging money safely and efficiently. It is completely inexcusable that this business refused to answer the phone at any time in this process and blocked us within 67 minutes of informing us that they would be returning our money, and just blocking people in general. There is a theme of this company refusing to take any accountability for their actions and placing fault on others. It is odd that they feel the need to set blame, use all caps in portions of responses, and opt to the offensive rather than having a civil communication exchange. Further, it is concerning that they seem to go on the defensive when asked for appropriate documentation that an organized business keeps on file as a means to ensure maintenance of their facilities. We have backed up all communication with all affiliates of this rental company for our records, should they become relevant at any time in the future.

    I know for a fact these are honest people I use to clean houses for them and people would destroy them before moving .. They paid lots of money to try to get them looking half decent!!! **** if u ever need help cleaning I would love to come back !

    Thank you for these kind words. Yes we do fix these homes. We can't help what people do to them. We've had several tenants come back. Even ones that were evicted and realize we are good people and we do our best to work with them.

    Company refusing to show any property without you sending privat info over text or email. I asked to show my ID at time of viewing of property but that isn't good enough. They want you to send your private info to a person that you don't know or have even seen. I would trust any company or person that ask for personal info. I even sent just a picture and that was not OK they want the numbers.

    I was wrongful evicted they sent the papers to the address where she use to live in 2015 and they don't want to fix anything the just patch things I have pictures of the whole house the old duc work is still under the house with the new on top of it the floors are falling in and she don't want to fix it they want to patch it the hole in living room they just put a piece of plywood over it and the windows are screwed shut in some rooms the whole wall moves going to the porch there is black mold all in the house the bathroom floor is falling in and they never came out to fix it then I get a call from the maintenance man his self telling me that if my boyfriend didn't leave the guy alone who was patching the floors he wouldn't send him back out to finish the job. Again beware of *******************************************************************

    When you don't pay rent you are evicted. Plain and simple. Check Core for anyone's public records. These people were evicted for non payment of rent. I have the texts as well showing where they were asking for time to pay rent. They damaged the property and blamed us. Someone always has to have someone to blame.

    These people are ridiculous once you move more than twice within their company. I'm now having to contact a lawyer to get money back from these people because I can't get a response from ********* and it's been well over the legal 30 days she has had.

    Tenant transferred homes. Moved into the new home with our company on 9/21/2022. Per ******* law, Landlord has 30 days to refund or send a statement of the intention to impose a claim on security deposit. By law all notices and or refunds must be mailed certified. The statement for this tenant was mailed certified on 10/13/2022. Proof of the certified letter was given to the tenant. We have no control over the postal service. No control over whether the tenant picks up the certified letter or if they refuse it. It was our understanding that they didn't pick it up or refused it. We re sent the letter 10/25/22. We have to follow the law, and we did.

    I contacted the realtor before asking about a house, couldnt get a response. I sent a follow up text 5 days later. No response. I message them today, stating that I had contacted them before and never got a reputation, to which ********* responded and said that I contacted them about a house that was already rented when their website didnt say that when I inquired also I hadnt known that due to never receiving a response. She then sent me her website link. I said everytime I went to the website they told me to text her number about leasing and information. Then she told me Well how about we stop texting again now and you have a nice night which is very unprofessional especially if youre trying to find renters. I was never rude to her. Just stating that a response wouldve been appreciated instead of some grown woman acting like a child.
