Better Business Bureau (BBB) Complaint Letter To Whom It May Concern,My name is ***** Trenell *******, and I am filing this formal complaint against Starlight Homes Florida L.L.C. and Trailblazer Mortgage regarding a failed real estate transaction in which I was misled, pressured, and ultimately denied a refund of my ******* money deposit.I clearly communicated through my licensed real estate agent that I no longer wished to proceed with the home purchase before March 14, 2025. Despite this, ***** from Trailblazer Mortgage, whom I had already objected to working with, sent a conditional approval email to my agent only not to me after I had already withdrawn. This misrepresented my position and created a false narrative that I had failed to respond, which is untrue.Even after my cancellation, I continued receiving calls and paperwork, and was excluded from essential communications. I am submitting this formal response to the dispute filed with the Better Business Bureau. The information provided by the other party is not only inaccurate but intentionally misleading. I am requesting that the BBB take the time to review all relevant communications, including email and text message records, which will confirm every statement I make below.
First, I want to be very clear: the walk-through was scheduled for March 31, 2025, not prior to March 14. However, well before March 14, I informed my real estate agent that I did not want to move forward with the purchase. She confirmed that she would put that in writing, let me review it, and then submit it. It was during this time that your sales agent, *******, became aware of my decision and immediately attempted to override it by sending an emailnot to me, but to my agentstating that I was approved with guidelines. This email did not constitute a formal loan approval under *** standards, and I confirmed this directly with ***. It was a manipulation intended to pressure me into continuing with a deal I had already backed out of.
Adding to that, the original purchase agreement I signed stated a closing date of March 25. I received no direct communication from your office about that date changing. The only way I discovered the change to April 7 was through contact with your title companywhich I was never even properly introduced to. When I questioned the change and asked them for clarity, they told me I had to speak with your team. I still have the email trail showing my confusion and their deferral. This change to the contract without my knowledge or consent is unethical, and possibly unlawful.
Further, my experience with your finance partner was unacceptable. The way he spoke to me as a Black woman was condescending, disrespectful, and dehumanizing. After that phone call, I told my agent and your sales agent that I wanted no further dealings with him, with the property, or with your process. I made that decision very clear.
You all ignored multiple messages, failed to respond in a timely manner, and never submitted my file to underwriting. Instead, you prolonged the process, played games with communication, and pressured me while I was emotionally vulnerable. I explained several times that I was going through a serious legal matter involving my mothers death and suing the state of *********, which was impacting my mental health. Rather than show empathy, your team escalated the pressure and delayed communication even furtheroften responding days later and never with clarity.
I was told directly by your sales agent that I would get my ******* money back if I did not move forward. Thats exactly what I chose to do after seeing the property had water damage and a leakwhich I was never told about prior. Under *** and state contract law, a buyer has the right to cancel when the property condition does not match what was expected at the time the ******* money was placed.
This situation is not only about money. It is about deceptive practices, disrespect, and a complete lack of transparency. I am prepared to forward all related messages, contracts, emails, and text conversations to the **************************, the ***** the Florida **********************, and the Office of the Inspector General.
To summarize:
The original contract stated a March 25 closing. I never consented to the April 7 change.
I made my cancellation decision before March 14 and communicated it.
A false approval with guidelines was used to override my decision.
The property was damaged. I had the legal right to walk away.
I was told my money would be returned.
I disclosed mental health and legal challenges and was ignored.

I am writing to formally respond to the statements submitted by the business regarding my dispute. The information presented by the company is categorically false and appears to be an effort to cover up unethical, and potentially unlawful, conduct.
Let me be clear:
I verbally communicated through my licensed real estate agent that I did not wish to move forward with the purchase well before March 14, 2025.
The scheduled walk-through was for March 31, 2025, and the original closing date in the signed contract was March 25. I was not informed directly by the seller of the change to April 7, nor did I consent to it.
The property had water damage and active leaks, and that alone provided me the legal right under FHA guidelines to cancel.
I was told directly by the sales agent that I would receive my ******* money back.
In addition to the above, I now want to make it clear that this company is not above state or federal ethical housing standards, and their business model demonstrates repeated violations of real estate law and consumer protection:
1. ******* Money Mishandling:
No one informed me of where my ******* money was being held, who had control over it, or what escrow account it was placed into. That is a violation of trust and legal procedure. As someone who has taken real estate law classes and studied the requirements, I now understand that you cannot legally hold or mingle funds without full disclosure and proper documentation. Your contracts, from what I now see, are not compliant with real estate standards, and may in fact be null and void due to these improper financial practices.
2. Unauthorized Communications & Misrepresentation:
At no time should your secretary, who is not a licensed real estate agent, have been engaging with me in a back-and-forth manner about this transaction. Her tone was rude, unprofessional, and out of bounds. I received no communication from your legal team or corporate office, and was left to deal with people who were either unqualified or evasive. This creates a serious boundary and liability issue, and I will be escalating this further with the Florida **********************, ***, and the Office of the Governor.
3. Exploitation of Vulnerable Buyers:
I clearly stated on multiple occasions that I was undergoing serious emotional and legal stress related to a wrongful death lawsuit involving my mother and the State of *********. Instead of showing empathy, your team used that vulnerability as a weaponlabeling me as someone with buyers remorse. That is not only insulting, but traumatizing, and I will be reporting this behavior to both media outlets and advocacy organizations focused on protecting vulnerable homebuyers from coercion and trauma.
4. Unlawful Use of My Credit Information:
Your financing partner accessed my credit multiple times without my full informed consent, resulting in unauthorized hard inquiries. I was asked invasive and irrelevant questions about addresses from 12 years ago, which is not standard under FHA underwriting, and I have documentation to prove that. On top of that, your team submitted disputed information to credit bureaus, then claimed they were trying to recalculate my situation. That is a direct violation of the Fair Credit Reporting Act (FCRA) and will be dealt with in federal court. You do not have the right to weaponize my credit or manipulate the scoring process to push me into desperation.
Let me remind you: you have no power over my mind, body, or soul. I operate in the private, not the public. I am not under your control, and I know my rights. Your partner companies, credit contacts, and agents do not have immunity, and every false move has been documented and preserved for legal and media exposure.

This was manipulative and coercive, and it contributed significantly to the emotional and psychological distress I experienced.
Purchasing a home should be one of the most empowering and memorable experiences of a persons life. Instead, this became a nightmare filled with gaslighting, intimidation, and confusion. My credit was harmed due to multiple unnecessary hard inquiries, and I was misled at multiple points throughout this transaction.
This issue could have been resolved with integrity if Starlight Homes had simply respected my concerns and returned my ******* money without resistance. Instead, they chose to blame, silence, and pressure me. As a result, I have taken formal steps to pursue remedies through appropriate legal and consumer protection channels. My situation and issues with this company has only been frustrating. . Let me start off by saying that when I first went to see the community and perhaps speak to an expert that could guide me through the process based on my needs, Eileen advised to fill out an application. According to Karen which is the loan processor with Trailblazer Mortgage, who we spoke to while I was at the office she then reviewed my application, finances and credit history she stated we won't have any issues and gave us the ok to proceed. Eileen and Karen advised that the official application needed to be filed asap to start uploading all files which I did. That day, I was VERY clear on my financial situation and needs which they also knew because I could not be more hesitant. Eileen reconfirmed that everything looked good and that we will only needed to pay the 10.5k before closing. Starlight Homes was requesting $5k for deposit and I only had $2.5k at the time. She accepted and in a week she requested another $500. That was already a red flag to me. Then she started insisting that I needed to pay off my credit cards and that we needed a plan rush. I made it clear to her from the beginning that I did not have that type of money to pay anything off in such a short term. After hearing nothing from Eileen thinking everything was flowing, I sent her numerous text and made calls to her because back in October my husband and I lost both of our vehicles due to hurricane Ian. She explained that either way the lender did not want to give us the loan due to financial issues and because it was not something we had in control she was able to request our deposit. I understood and agreed that after all we had to be realistic and accepted the request of our $3k deposit as we also needed the money to recover from the storm. A couple of days later, she called me to please please please speak to another lender "Nestor" because he was the "best" working with similar situation and making impossible possible. Once again going along and trusting the process I accepted. I spoke to him and agreed that ANOTHER application will be submitted. Keeping in mind it would be another hard inquiry in my report. I was in contact with his assistant and I believe the only thing I was missing was the 2020 taxes which I had requested from my accountant. Weeks have gone by, kept trying to follow up with Eileen no response. Until she finally sent me a text that I never submitted my application with the new lender and that either way she was no longer working at Starlight. Whaaaat??? I was shocked. Firstable, because of the unprofessionalism because she tried to make it seen with was my fault( I have proof of my inquiry in my report when In submitted my application) and second because I was following and trusting the process with Starlight Homes. She later quit and after sending numerous texts once again looking for a follow up she responded that she had quit. NO ONE had contacted me to take over Eileen tasks. No contact number was given to me to follow up NOTHING. My only way of trying to communicate with this company was sending an inquiry online and that's when Rafael (another sales rep) contacted me. The first thing he said was "I need proof that your husband no longer has the child support debt of 11k and that the closing money is sitting in your bank" I was once again speechless and even asked him if he was confusing us? He said that it looks like Jose has a child support debt which is NOT true as his older daughter is 19 and he always paid the court directly. Our two children both live under our roof so there is no child support. Since Agust this was not an issue and out a sudden it is? He also mentioned that we were changed from lot. We NEVER signed a new contract with a new lot. This property was sold to someone else without us agreeing. He also tried to make it seem that he had spoken to my husband which is also a LIE because they number they have on file is mines. Either way the last thing we signed from Eileen was an addendum like if the lender was going to contribute more. All this time Starlight is trying to sell something that's already been sold? I don't understand the scams this company is trying to run but all I'm asking after all this issues and lies is my 3k deposit as soon as possible. There are many more hiccups and Starlight Homes is not taking accountability for it. I'm demanding my refund and the manager at this property never followed up with me and as soon I was given his email address and I sent him and email stating what was just mentioned he did not hesitate to sent me a cancellation of contract. Hello Mackenzie, I have spoken with your sales team at length at the beginning of the process which was Eileen. Once everything started taking a twist I would say it was more like chasing your team for answers. The Sales manager at this location was no help and refuses to admit they failed in so many ways. I just need my money. As I mentioned before, they knew I was not getting a home but because they know the system this company made it look like it was my fault and Starlight homes did everything possible WHICH WE ALL KNOW ITS NOT TRUE. At this point I'm not interested in doing business with a company that scams un experienced buyers, I want to move on from this horrible experience. I recently purchased a home in Lincoln Oaks. The flooring is subpar to say the least. The house is 15 months old. I can feel random nails throughout the upstairs and the stairs. The carpeting is coming apart at every doorway and tiled area and the nails really hurt when you step on them. I have had to put area rugs down at all door thresholds so I don't bleed from stepping an a carpet tack. The carpet is also coming loose at the walls.Business Response

If you could give 0 stars I would of done that, this company and their partnered company trailblazer mortgage are a bunch of frauds, scammers, liars, and thieves! A deposit was made in march for 10,000, with a projected closing date of may 27 2022. That date has come and gone and now the rates have risen and the sales rep Justin B****** found it appropriate to text message and bully my 67 year old elderly retired teacher mother that if we don't provide and answer to where the down payment is coming from they will terminate the contract and keep the 10k deposite. Yet when asking for an official closing letter one can not be furnished. The refuse to provide a closing date and it's now the end of June 2022. Not to mention if we want to keep the payment the same as it was supposed to be (it went up 375 a month) they want to extort my elderly parents for another 20k at closing, for which we don't even have a date. It's being reported to the state attorney general and the federal level for the finance company we were strong armed into using. If you use them beware and don't expect your home to be completed any time close to when you're told when signing up for this whole ordeal. We have since had to sign another year lease as our apartment needs 60 days notice. We were supposed to be in the home in may or should I cal it maybe! After receiving his permanent U.S. residence papers & arriving from Canada to care for our aging parents we started looking for homes for sale in Florida. My husband & I went to our appointment on Friday Jan.7/22 at 12.00pm to meet the salesman to view homes at Starlight Homes ********************************************. that were building and to see about purchasing a new home. We asked many questions as first time buyers; specifically, regarding the $5000.00 deposit they were requesting. The salesperson said "if you don't qualify for financing, guaranteed 100% refund of your deposit". Homes were delayed in selling because of windows on back order for the particular model we were interested in. Finally on Feb.27th we were told the Firefly model was coming up for sale. The salesman also said we would be going into a bidding war for one of the two homes available. He also encouraged us to not to use our real estate agent as we would have a better chance of getting the home. We were notified that we were successful in having to bid $1000.00 over the highest bid which cost us an extra $,46,000.00 more than the original advertised price of $329,990.00 for that model. We forwarded the $5K deposit as requested and entered into a contract and finalized the signing of such on March 29/22.************ were to be the mortgage lenders for said property at******************************** On April 26/22 We were informed that we didn't qualify for financing. The decline letter from************ was sent to Starlight Homes salesman Devan as requested. On Apr.27/22 at 9:53am I sent a text to Devan as to when and how will Starlight Homes be sending our $5,000.00 deposit back. He did not respond. on May 4/22 at 11:59am I sent another text could he please update as to the status of our refund. At 2:46pm on May 4/22 Devan text: "I just reached out for an update and my team said that they will not be returning the deposit. Horrible experience.
