The formal complaint addresses alleged unlawful actions and unethical practices by broker ******* **** (License ******************* during a July 2021 to June 2022 lease term. Key issues include:Unjustified Lease Renewal Denial: Despite timely rent payments, the lease renewal was denied without cause, violating good faith obligations under Florida law.Refusal to Accept Approved Rent Payments: Ms. **** initially approved three rent assistance checks but later refused them, causing rent to appear unpaid and financial hardship.Unlawful Denial of Access and False Reporting: Access to the office was restricted, and false reports of $10,000 owed were submitted to courts and credit bureaus, breaching Florida Statutes 559.72.Failure to Mitigate Damages: Despite re-renting the unit for higher rent, the broker unjustly reported debt, harming financial standing and reputation. The complainant seeks immediate removal of false reports, investigation into the broker's actions, restitution for damages, and revocation of Ms. ****** professional license. Dear Mr. ******* ****** and ******************* *****,

We acknowledge receipt of your BBB complaints dated December 5, 2024, and December 20, 2024, concerningthe alleged misconduct of Broker, ******* ****. After a thorough review, we find the claims in your letters to be baseless and seemingly intended to damage Ms. ***** professional reputation. Attached is a detailed timeline of events during your tenancy.

The tenants vacated the property without returning the keys, necessitating a lock change and incurring additional charges. The property was left in poor condition, requiring cleaning and repairs. The final move-out statement reflected an outstanding balance of $4,267.88, contrary to the $10,000 claimed in Mr. ***************** Regarding future rental rates, these are determined by market conditions and the property owner, who may adjust them after making improvements. Arborside, represented by ******* ****, acted solely as an administrator to protect the interests of both the owner and the tenant, always within legal boundaries.Additionally, Mr. ****** and Mrs. ****** attempted to misuse government funds for personal purposes. Public records also indicate Mr. ******* history of defrauding landlords, as evidenced in Case Number 1990-020862-CC-05: ************************** vs. ******* ******. We trust this explanation clarifies the matter. We encourage Mr. ****** to settle the outstanding charges by contacting ****** ******** Law Firm at ************.

I rented a Townhouse apartment 09/24/2022. Sight unseen. I had an emergency with my child who was going to school in the area and I needed something fast. The process and move in was quite easy. When we arrived at the apartment it had not been cleaned, and there were many other issues with the apartment. I received and email stating I had 3 days to outline issues with the apartment. I replied to the email in a timely manner. I also sent several other emails that have not been responded too. I have called the number it says press 2 for the business office I get a message in Spanish the the phone hangs up. I even when to the address listed and it is vacant. I plan on leaving the apartment and moving back to **** on the 17th of December. I just wish they would have responded or replied so it would not have come to us leaving. The best solution would be to part ways before I bring my attorney into the matter.
