From the day I moved in I've had nothing but problems. A/C wasn't working (and has broken 2 times since then), Bug issues, Refrigerator Didn't have a lightbulb or filter replaced, the side buckets on the interior of the fridge? still missing which limits my ability to store groceries. Bugs all over the apartment since day 1 - I get emails about bug services being performed but they haven't stopped once since October when we moved in. We've had multiple roof leaks and as of recently, mailbox is broken and I can't even get my mail so I had to "stop" my mail and pick it up at the post office because I aint paying $35 for a new lock when I didn't break the box. Then we constantly are getting harassed by your neighbors because our kids are "walking too hard" in the MIDDLE OF THE DAY. The stress and anxiety this has caused my wife and kids has been detrimental.Business Response

This property management company is breaking the law by not returning security deposits in the allotted time frame. In accordance with Florida Law, the landlord must return a security deposit within 15 days or give notice that the security deposit is being reduced and the remainder be returned within 30 days. However, this property management company is breaking the law. We vacated our apartment on September 28th and have not received notice or our security deposit back.Business Response

For the record, no notice was sent from the property regarding our deposit. Their claim that notice was sent on October 4th is completely false. If notice was sent then why didnt we receive our deposit back within the allotted 15 days after vacating the apartment? Why did it take us reaching out to receive our security deposit back? The security deposit was received on October 29th, 31 days after vacating the apartment. According to Title 6 Chapter ***** Section 3A of the Florida Statutes, upon vacating of the premises for termination of the lease, if the landlord does not intend to impose a claim on the security deposit, the landlord shall have *************************************************************************************** the landlord shall have 30 days to give the tenant written notice by certified mail to the tenant's last known mailing address of his or her intention to impose a claim on the deposit and the reason for imposing the claim. No notice was given, no deductions were made, therefore the security deposit should have been issued 15 days after vacating the apartment. It should not have taken us reaching out to the company to get our security deposit back. This company violated the Florida Statutes and I wonder if this has happened before with other tenants. I live at **** at ******* in ************. This place is owned by Blue ROC Premier Properties. It was great up until mid June of this year when it started: Illegal drug smoking, fumes all over the place. Nothing was done until I called JSO and 3 police cars came in. They stopped it. Also, endless construction and more people are moving out than moving in, lots of empty apartments because they keep leasing apartments to people (no background check) from ghetto who move out from ghetto but want to stay ghetto. Now they want to reconstruct my apartment while I am still living here which will not happen. I will take them to Court. Very rude, obnoxious Property Manager ******* ******* who will actually Threaten you. Let ******* ******* threaten the Judge. I asked for someone from their ************ to call me, still waiting. I emailed ****** ********, Regional VP, she never replied. I should have done a better research on this property, my fault. They are in violation of my lease terms (I never agreed to reconstruct my apartment while I am still living here and put my valuables at risk). *They actually stated in their note that they are not responsible for damages to your belongings. I think this company thinks they are above the law especially their new Property Manager ******* *******. I will be withholding my rent and we WILL GO TO COURT! I will be sending them a Certified Legal Mail on Monday. I will not be renewing my lease. It is time to move to ****************. If you want rude management (******* ******* will threaten you), who do not appreciate good tenants who pay rent on time (actually before time), endless construction, ghetto neighbors, then this is the place for you. Details: Moved in on 7/26/24 paid for the deposit and the rest of the month. By walk through I noticed that the apartment is infested. I moved in on a Friday so nobody was there in the office over the weekend. After the weekend I went right to the front office and and said I cant stay there and I am staying with a friend till the ROACHES AND ANTS are gone. , I was told each treatment takes up to two weeks. And to clean the dead bugs away. I have allergies and cant stay in the apartment. So a month goes by and I have been multiple times in the office. Which the pest control and cleaning dead bugs has nothing to do with me. That should have been handled before move in. And not move a tenant in where the apartment is clearly infested! I also have videos from when I moved in with pictures, just as I took those after I left on 8/30/24. I also advised the front office about those. I have spoke to corporate in ******** plenty of times which I was advised I will be hearing from them once they have a response from the apartment. I also had a credit of $15 which I overpaid. Also sent in images here. I have not yet received any response about my refund. Deposit and August rent. When I didnt live there. While they are having treatments done to the apartment! It has been now 17 days and I still dont have any response. I also was not informed about anything being deducted from my refund since I didnt stay there. And was released of lease without Term fee. Ms Joyner was notified of this prior to turning in keys to the unit, in which she stated she would turn the keys in by 08/31/2024 since the security deposit would be the only thing being refunded and would sensure time to remove furniture that was being picked up. To Whom It May Concern,I am writing to formally file a complaint against The Park at ****** apartment complex and to request a full refund for my entire stay at the property, which has spanned nearly two years.Over the past six months, I have experienced a series of escalating issues within my apartment. Despite repeated maintenance requests and numerous visits to the front office, these issues have only worsened. Unfortunately, the property management has been unresponsive and ineffective in resolving any of these concerns.I have been informed that the delay in addressing the problems is due to a shortage of maintenance staff, with only two individuals currently employed to handle the entire complex. Despite this known issue, there have been no apparent efforts to hire additional staff, resulting in unresolved problems that have persisted for months. To make matters worse, new issues have arisen, and yet the office remains closed, leaving me and potentially other tenants in difficult situations.Additionally, there are other significant concerns that I and likely other tenants have been facing. Pest control measures are insufficient, as the problem originates from common areas like the vestibule and is not being effectively addressed. The complex also charges for laundry services, but the machines are frequently broken and unreliable. The overall upkeep of the property falls far below acceptable standards, and management seems to lack the integrity to take meaningful action on these matters.At this point, I am extremely dissatisfied with my living conditions and the complete lack of accountability shown by management. I am seeking a full refund for the duration of my stay and request the ability to terminate my lease without penalties or fees.Thank you for your attention to this matter. I just got noticed from collections that this company blue rock premier had charged me 3401 for breaking our lease. In which I had just bought my mom a house in November and our lease was up in January. We gave a 60 day notice before she moved. We had made deal to break our lease with the previous company that ran that property paid them an additional month rent after giving a 60 day notice of vacate and were clear no money owed and lease taken care. They got the keys and knew of the damages to the apartment that the old company did not fix because they had to renovate. We have photos and emails of all damages when moved in. I called the new company to see if it was a mistake the collection of 3401 since I never got a notice, call or email that we even owed the park at ****** any money. The new leasing manager said it does not matter who you spoke with or what they told you. I just got here so it only matters what Im telling you now. I am hoping by reaching out to you that this issue can get resolved it has dropped my score 40 points I had nothing in collections I pay all my bills. And I dont understand how a company can just put something in collections for failure to pay when they never asked or alerted the consumer that they were owed. I did ask the manager about that to as to why they never reached out to tell us or collect and her response was its not our job you should of known. This apartment complex has been a nightmare I have been lied to over and over put in several maintenance request that go unresolved the cabinet drawers are falling apart its infested with bugs and roaches the ceiling has a leak that caused spots after the hurricane and on top of that my appliances were not fully upgraded I put in my 60 day notice to leave on 6/28 because I rather live on the streets than to stay here where my health is at risk. This place has been through 12 managers that dont know nothing about whats going on. I pay 1600 a month for this bs I had a neighbor harassing me and now its time to move. The corporate slumlords dont care this place is disgusting trash through all of the building I highly recommend dont moving here as it has caused me emotional distress I should get a full refund for my time here. The maintenance supervisor and I started at this community April 2024. We were not made aware of any of these concerns upon starting except that he thought the seal on his freezer was broken as it would not close. That is considered an emergency, so I personally contacted maintenance and maintenance did visit the unit but determined that the seal was not broken/bad, that the freezer just had a lot of meat at the time that needed to be pushed further back in to the freezer. If he is referring to the hurricane from 2 years ago, I do not see any previously reported work orders in the system that he or prior staff would have entered. The great thing about this system is that once a work order has been entered, it cannot be deleted at all. It stays on record, and the only work order put in was from July 9th, 2024. The new maintenance supervisor and I would have loved the opportunity to rectify any of the concerns he has addressed with you, but we were not given the opportunity.
Plan of action to remedy any concerns addressed in his complaint: maintenance will visit the unit today, 7/25/24, and document any concerns that I may need to subcontract or repair anything that can be done in-house.Customer Answer

Upon moving into my apartment, I did the walk through and turned in the form with all the stuff that needed to be fixed in the unit! No smoke detector floors had glue stains etc I spent 5 long months in my unit with no smoke detector finally I thought the new management would be helpful because she called after seeing my email (I document everything through email) WRONG she is terrible lacks communication and is extremely rude ! She made it seem sweet by offering to transfer me units upon transfering I wasnt given a date on when to be out of the old unit I didnt plan on taking all month but was told to TAKE MY TIME seeing as I just had surgery well I went to the old unit locks were changed and ALL my personal belongings thrown out ! A maintenance man was outside and let me and my friend in all that was left was my shot glasses and dish soap ! When I called the office she acting as if she didnt know what happened so I went down there on my day off the manager proceeded to say she didnt need to give me notice on my personal items being removed and I only had 7 days to move my stuff I asked where that was stated? She also omitted to breaking Florida statute ****** I was not evicted so she shouldve held my belongings for ***** days depending on the type of notice I was given which was none like she admitted. I still have both sets of keys and the mail box key to that unit! Never was called like they tried to lie and tell the corporate area manager I have my phone records pulled from ******** for legal proceedings because I had items in there I will never get back my mother passed away in February things belonging to her were there. Medical documents and tax forms with all my personal info on them so I have to file a police report I case my identity is stolen ! If they think Im gonna allow them to get away with doing this to me they have another thing coming ! I have placed 3 requests for my ** not working properly in my unit since moving in here at the end of Jan 2024, the first request was placed on 2/6/24, 5/7/24 & 5/18/24.on 2/6/24, my thermostat was set on 74 degrees at that time but the apartment was at 77 degrees and the ** was just constantly running.Maintenance came to check it out & informed methere is nothing wrong with the **, it just takes time for it to cool the apartment & are on the 3rd floor w/attics above you so its going to be hotter than usual in your unit. On 5/7/24, my **was set on 76 degrees (normal temp for FL), it was over 94 degrees outside,my unit got up to 80 degrees inside. The ** was blowing out cold & would not shut off like it couldnt keep up. I put an Emergency request in on 5/7/24 to have my ** looked at again as this is not normal for an apartment to be reaching these hot temps inside. I called the office right after I placed the request, the lady I spoke with in the office told me maintenance was coming to look at it.They never showed up and by that time, the office was closed.On 5/8/24, another hot FL day, my apartment was up to 81 by midday.I walked down to the office to inform them that maintenance never showed up.*** told me they would be there within 30 min, about an hour went by & no one showed, I called & the office said they were on their way. 2 hours later, the maintenance guy showed up. He informed me he inspected the condenser unit outside & everything was good. He stated, you live on the 3rd floor with the attic above you so there is not much that can be done, the attic is over 125 degrees right now, so it makes your unit hotterOn 5/18/24, my thermostat was set on 76 ************ unit reached 83. I placed an EMERGENCY request for the ** to be looked at.I called the office right after I placed the request, *** answered & said I just saw it, I will send someone now. I am rejecting this response because: Yes, the coils were replaced. However, it only fixed the ** temporary. On 6/4. I placed yet another request for my **. It is 83 in the apartment and the Air is blowing out at 78 degrees. Maintenance came on 6/5, removed the air filter and said it was fixed. However, it is STILL blowing out at 78 degrees and is now 84 in the apartment. My ** is STILL broken. **** at ************ keeps giving excuse after excuse. This has been going on since FEBRUARY!!! Unacceptable!!!

Ive been living at the community for almost a year now. My apartment has been infested with roaches since day one. My apartment was not also properly inspected my apartment or they would have noticed that my apartment wasnt cleaned, cabinet k**** were coming off, glue and other materials were stuck to the floor from the quick refurb they did. My door k*** is an interior k*** and is a safety concern because sometimes I am unable to get into or out of my apartment due to the k*** sticking. My windows are also a safety concern since not all of them open. It took management 6 months to fix my broken window which maintenance broke prior to my move in. I did file various work orders to get it fixed with no resolution until I filed a complaint. My kitchen constantly has plumbing issues and has backed up into my laundry room twice. My dishwasher constantly has standing water. I enjoy the location and I am currently unable to afford to move. I just want my issues resolved. It is very frustrating to complain and not have anything done. Im paying my rent on time and should have my apartment taken care of properly by management.
