    2 stars

    10/06/2021

The only reason I give them 2 stars is because years ago they did a termite inspection that was performed well. This time around this is the worst termite inspection I have ever witnessed. The first termite inspector from this company came out to the home I have listed. That inspector was very thorough and checked the entire home and after the inspection was finished i was informed the home was clean as a whistle. The seller has two pest control service contracts since he bought the home 11 years ago. One is a total extended termite service contract. We never got a report but 4 days later I got a request for a re-inspection by the same company. This time the owner came out and to my surprise the owner only checked the attic upstairs and in the garage en checked the sticker in the breaker box. That sticker showed the property had been treated for subterranean termties iin the past. I showed the copy of the Total extended termite service contract and the owner Robert(o) P**** told me you can only have a termite contract for one termite species (false statement) and when Robert left the report was stating woo destroying insects, live WDO etc. Not specified which attic (3 access points), no sticker placed on the breaker box for the inspection that Robert P**** performed and neither for the first inspection. After the seller and I asked for the first inspection report we were told the report was never made. So the clean report was MIA but a report with all things wrong was issued. We had Truly Nolen come out and the inspector performed an extensive inspection and showed us 3 Gnats and the other stickers from Truly Nolen and how the missing stickers for the 2 inspections were never placed. We got a written report from Truly Nolen for a clean termite inspection. Of course, the buyer at first wanted all kind of treatments for termites but the seller refused and the Total termite service contract is transferable to the buyer at time of closing. Truly Nolen covers all kinds of termites, over 50 kinds and for all the above that happened you can guess how we feel about Family Pest Control as it came across like the buyers agent and this company had something else in mind than a honest report. We also were told that the WDO report is null and void as no sticker was placed on the breaker box as the report claimed. We were not looking for a clean report but a honest report. This seller has full coverage so if anything was found then he has the service contract for warranty service treatment so it wouldn't cost the seller anything. The seller wants to sell the home with full disclosure and the seller has service contracts for all major items and pest/termite service. Don't throw your money away for a bad report if someone is looking for a deduction based on a null and void, bad report that doesn't make sense and how can there not be a first report when the inspector made a full inspection.

    Family Pest Services, Inc. Response

Family Pest Services was contracted by potential buyers to perform a WDO Inspection, I never told anyone that a structure can only have one termite warranty, there are many types of termites in Florida, Mainly Subterranean and Drywood termites, most homeowners have a treatment and continue the warranty for which ever termite they had the home treated for, I never performed a second full inspection, I went back to inspect an attic that the first inspector could not get into, I checked the attic and left, I never revealed any findings to the selling agent as I will not reveal any of the findings here, when you do a WDO you only report the findings to the person that is paying for the inspection which is usually the buyers and their agent, we have no responsibility to the sellers or their agent in any way shape or form, we are there to inspect and report back to the seller, we were never contracted or paid anything by City Breeze realty or Tamara and we never performed a WDO for them at this location, for this reason I expect the BBB to remove this review!. We work very hard to try and make customers happy, we certainly hope you are well, God Bless!!

    Customer Response

    10/06/2021

The first inspector that came out and is it maybe by now was an employee of Family Pest Services took his ladder up the stairs to go into the attic(s), as well as in the garage attic. Both Family Pest Services as well as the buyers agent stated there was no report from the first inspection that Family Pest Services company performed on 9/23/2021. Strangely the owner as per his prior comment came out on 9/27/2021 to re-inspect and than the inaccurate report with no posted stickers was issued. After request for the first report we were informed there was no first report prepared and that is why the owner came out. If there was no report from the first inspection the. Why did the owner not perform a full inspection of the home. That didn't add up at all. Never did we have no first report and 4 days later only an attic re-inspected but a full report issued without inspecting the home at that time. Everything in the report is rebutted by Truly Nolen including the missing inspection sticker that the Department of Agriculture requires for every WDO inspection. Robert ***** is correct he was there ONLY on the 27th while an employee of his company came out on the 23rd and when he was ready said "clean as a whistle" which is in line with Truly Nolen's report. Why the owner this pest control company wrote such a poor report we don't know. But we have a written report from Truly Nolen and it is also strange that on day 2 of the inspection the home inspection was performed and Robert ***** came on day 5th to re-inspect as we were told but only checked the attic and came with a full report without spending more than 10 min at the home. When I left he was on his computer in his truck getting the report out which Robert told me had to be at the agents before 4 pm and it was close to 4 pm when I passed *** car. I left probably 5-10 min after he left. The owner of the home didn't mind if anything wrong would be found as he has a service contract that covers everything. The owner WANTS a thorough inspection and a honest one. Disclosure is very important to the owner and my company. But a wrong report for whatever reason, no inspection report after an hour inspection 4 days earlier is a red flag. No stickers posted on either times is an issue. Regardless of passing ** not.
