              I rented a condo at the Sands on Marco Island through this company for February 2023 using Airbnb. Unfortunately, I had to cancel the reservation on January 17th in order to care for my good friend who having a serious operation. ********************* relisted the condo raising the rent after fees and taxes by $1,200 over what I booked the property. He also never explained that the condo had a one month minimum stay. As a result, the condo was taken off the market on February 1st and I have lost any opportunity to recover a portion of the $ ***** rental amount I paid. Had the situation been explained to me properly, the rental fees could have been reduced significantly and to make the rental more attractive in a hot market resulting some of my lost forfeiture funds. Instead, the Company was greedy by raising the rent knowing they had me on the hook for my rental fee.

              We wanted to share some facts for fellow owners that are considering or currently using Marco Island Vacation Properties ("MIVP"). We entered into a relationship with Andrew V. of MIVP in July 2022. We solidified one rental for April 2023 BEFORE we contracted with them, and they secured only one August rental for us. In August 2022, many owners started mentioning to us serious issues they were having with MIVP, which gave us great concern about continuing with them. As a result, we terminated the agreement via email, as per the agreement, in September 2022. Best decision we made! That day Andrew V.'s father Michael V. responded. Through an email exchange with Michael, we uncovered multiple issues regarding MIVP, which according to our attorney, rescinded our agreement such as arbitrarily withholding funds and creating fictitious fees and terms, all of which were not in the original agreement. MIVP (Michael and Andrew V.) was demanding the commission ($910) for our April reservation that we solidified and threatened to sue us in small claims court for a mere $610 ($300 MIVP still withholding). We responded to his attorney and did not hear back from the attorney until a couple of months later. One has to wonder, why MIVP so desperately needs $610. Hmmm. Recently, his attorney, Todd Allen, ESQ, emailed us to pay or be sued for $610. However, the April renter canceled because his wife passed away. Of course, we returned the full deposit. Given this turn of events, we don’t owe MIVP anything. In fact, they owe us $300 because they withheld "working capital", which is not in the agreement, and as of this review, they have not returned our $300. Effectively, MIVPs withheld our money without our consent. We have all the email documentation and are happy to share it if owners want to do due diligence for themselves. Hard to believe but there are more details and many more owners that have been threatened by Michael V. and his family.
