      This company charged me $250 for an expedited application without disclosing the required documents beforehand. Once I realized their service was unnecessary, they refused to provide a full or even partial refund despite not delivering the promised service. This is extremely unprofessional and unacceptable. They are yet another example of the "scam artists" prevalent in the real estate industry. Shame on you, Tenant Evaluation owners!

      We would like to first address the following statement you made: ************* charged me $250 for an expedited application without disclosing the required documents beforehand." We ask that you refrain from making inaccurate claims. We apologize for any misunderstanding regarding our services and would like to provide a detailed explanation of the fees you were charged and the process involved:


      Before you proceeded with your application, you were prompted with a screen detailing all property requirements, including the necessary documentation. This is in line with our policy to ensure full transparency.

      Your expedited application (#******) included a $100 expedite service fee and a $150 general application fee, totaling $250. These fees were clearly stated during the submission process, and you agreed to them upon payment.


      As per our policy, which you acknowledged during the application process, the application fee & optional platinum fee is non-refundable. This policy exists because we provide immediate services such as credit reports, criminal searches, and eviction searches upon submission of electronic signatures.


      On the final payment screen, you agreed to the following statement:


      "I, Confirm that I authorize the payment of the above amount according to the card issuer agreement. I also understand that the application fee is required and non-refundable regardless of the outcome of the application. 
      Tenant Evaluation understands the importance of keeping your information secure from unauthorized access. All of your sensitive data is encrypted before being transmitted to/from our servers. Tenant Evaluation is a Level 1 *********************** For details on Level 1 security standards please Click Here.
      * Any additional occupants 18 years old or older will have to make a separate application*


      Platinum Service is Non-Refundable and it is an optional feature."


      Additionally, you signed the Property Agreement and Authorization Form, acknowledging our non-refundable policy.


      Regarding your statement, "Once I realized their service was unnecessary, they refused to provide a full or even partial refund despite not delivering the promised service," we would like to provide clarity on the events that occurred:


      Our support team has assisted you throughout the process:


      May 16th: You created ticket #******, explaining that you had issues with the provision of vehicle registration. Our automatic virtual assistant provided alternatives the same day, and you responded indicating you would provide the non-expired registration directly to the association.


      May 22nd: You sent an email on ticket #****** stating that the landlord suddenly decided to pull out of the arrangement and requested a refund. Our team promptly responded the same day, explaining that a refund was not possible and outlining all the reasons as stated.


       We are sorry that you encountered a situation where your arrangement was pulled out, but we are not responsible for personal circumstances. As stated before, we begin rendering services upon submission of the payment and electronic signatures. These services include background checks, credit reports, document collection, and reference checks. Therefore, the application fee is non-refundable regardless of the outcome of the application.

      Tenant Evaluation has been providing reputable screening services and software solutions to various associations for over 15 years. We are committed to maintaining our standards and ensuring our clients' satisfaction. We understand your frustration, but please note that it is upon the applicant to complete the application and provide all necessary information and documentation.       Click on the three lines in the top left corner of the screen.
      Choose the "Cancel" option.

      I applied with an *** that uses this company to conduct a background check. On the application I put myself, my spouse and 4 minor children. Their software allowed me to place all 4 children. When the report came back to the **** it showed the oldest three and left out my 1 year old. The *** said for me to add the baby, which I did. Their report allows a maximum of 3 minors, which is totally absurd. Then when the *** constantly asked for them to reopen the application to allow me to add something with the babys name and age, they have not responded and its been over a week. Their customer support keeps saying it will open in 48 hours or less but its been over 160 hours. Although they completed the backgrounds and report quick, trying to get their assistance past that is a waste of time. They need to redevelop their software to allow as many minors as possible or allow for additional documents to be uploaded with instructions. Theyve delayed my processing by 2 weeks at this point!

      A real scam. This software is the worst i never had to deal with.Dont pay that Xtra 100$. They wont process your case in 24 hours as advised. After 7 days it still say One of your document was rejectedWhy ? 1) Because on my registration my signature was overlapping the case where you sign in.So i guess i have to get another registration. :) :)No, you have to be on line with them and then they will tell you try it 5 times and then a message will come and say try it 5 time. You will be rejected 5 time and then a message will show We will take care of your document manuallyAnd so on so on.A robot might call you back to say would you like to speak to an agent?Press 1. Thank you. A agent will call you back.Then the robot will call you again as n Agent.A real Nightmare. Much Much Much MORE other issues to long to describe.BTW. The premium service commences once all required documents and information are submitted by the applicant or applicants. We must ensure that all requirements are met and documents are accurately uploaded, given our role as a screening company. We understand the frustration that *** arise from the back-and-forth regarding rejection reasons.


      In your case, we would like to highlight that you provided the last required document on the 1st of November, and we promptly released it to the association on the 2nd of November, fully complying with the expedited service. We understand the importance of meeting our commitments and deadlines.


      Regarding the vehicle registration, our records indicate that it was rejected due to insufficient visibility, and the second upload contained an expired registration. Our support agents did offer alternatives, but ultimately, you chose to upload the non-expired registration to the application. Our system is designed to detect and auto-complete documents by redacting sensitive information. In cases where the system cannot read the information, multiple attempts *** be needed to allow an agent to manually review and mask sensitive data.


      In relation to the lease agreement, we truly empathize with your frustration. It's essential for us to have a move-in date in the document for acceptance. While we acknowledge that you had a conversation with the assigned investigator, and she advised you to confirm the address via email, it was only when the final document you uploaded included the address that we were able to accept it.

      You mentioned our outbound call service, triggered when our system detects missing items. The automated agent asks if you would like assistance, and if requested, a live agent contacts you to provide personalized assistance when available. We apologize if this method didn't meet your preferences, and we'll strive to improve our communication.

      I have concerns regarding the information that was provided regarding my Credit Score. The credit Score your providing is not accurate. I have contacted the Credit Bureau's Directly such as Experian, Transunion, and Equifax. I was told they don't understand why your database is showing different, and this should be investigated. The information you provided is affecting me. I would like for you to pull the most updated credit score. My lender also stated the Credit Score that provided by you in not accurate. I have reached out to this company numerous of times and requested someone from Management or leadership to reach out. Absolutely no one has followed up. At this point I'm forced to contact Legal Assistance. My attorney ensured me he able to represent me.

      I hope this message finds you well. I would like to provide you with further clarification regarding your application (******) and the two credit checks that were conducted on October 15th and October 27h. 


      I understand that you initiated a dispute on October 25th, and that our team replied back on October 26th, informing you about the disputing credit procedure, the fact that Tenant Evaluation uses the Equifax FICO score 8 algorithm to run those credits, which is the industry standard for residential purposes and informing you that we can not guarantee the score and re-running the credit may lower the score.


      Upon your request, we re-opened your application and re-ran your credit on October 27th. On October 29th, you contacted our teams expressing your concern about the credit score provided in your new report and you initiated another dispute. On Monday the 30th of October, our teams replied to you explaining again how Tenant Evaluation proceed credit check.

      I do understand your astonishment and disappointment upon reading the results of these two scores, taking into account the comparisons that you obtained via other means (Xactus, VantageScore, ******).


      It's important to note that when realtors or applicants check their own credit, they often use a different credit bureau and scoring algorithm, which can result in different credit scores. Indeed, credit scores obtained from online websites like freecreditreports.com, CreditKarma, and CreditWise use different algorithms than the industry standard FICO score.  These websites provide "consumer-based" reports, while lenders, such as those in the mortgage and auto industries, rely on the standard FICO score for their assessments. Lenders generally do not accept reports obtained through websites due to these algorithm differences.
      It is also important to highlight that the dates at which you obtained credit score from other sources (September 12th, October 8th) are different from the dates at which Tenant Evaluation run your credit using Equifax FICO score 8 algorithm (October 15th and 27th).

      Tenant Evaluation is an accredited company running credits with Equifax, we comply with strict rules and have no doubt about the accuracy of the score provided.

      They incorrectly pulled my information after I paid $100 and took hours to use their system to submit my info for a rental application. I disputed the score they pulled. First email I replied to did not go through, it was undeliverable m. I tried calling but you cannot reach a human being and the automated system is a brick wall. I have access to my credit scores and reports through the 3 main credit bureaus and FICO. I paid another $25 for this company to pull my credit score again which they did not do. They simply recycled the old report and resubmitted it to rental. When I emailed asking where the new report was they did not respond to my inquiry. They were quick to take my money though. They also cant tell you if it is a hard or soft inquiry, any legitimate business can in fact tell you whether the credit pull they are doing is hard or soft. They also claim they are pulling a score lenders pull for housing. I currently work for a lending company. What they are claiming is FALSE.

      It's important to note that when realtors or applicants check their own credit, they often use a different credit bureau and scoring algorithm, which can result in different credit scores. This discrepancy is entirely normal.


      I understand that you initiated a dispute on September 15th, and our team replied back on September 18th informing you about the disputing credit procedure and informing you that we can not guarantee the score and re-running the credit may lower the score.


      We apologize for any difficulty you experienced in reaching an agent via phone. Please be aware that due to our security policy, disputes can only be discussed in writing. Regrettably, we cannot be held responsible for any issues related to the deliverability of your email response, as it may be attributable to your email provider or other external factors.


      We did successfully receive your response on September 22nd and replied on September 26th, confirming the receipt of your signed authorization form. Subsequently, we reopened your application to rerun the credit check, which took place on September 27th. Therefore, as our records indicate, any claims of using a recycled report are inaccurate, as the service was rerun and the score was obtained directly from the credit bureau.


      I couldn't find any email inquiries about the new report in our support records. However, if you wish to obtain a copy of your final report, please go to www.tenantev.com, click on ''Sign in to your existing Account'', once logged in, click on the select button under "View or Resume my application(s)", click on the six-digit application number and on the top left corner, click on the three lines and Select ''View Report''.


      Please note that our disclaimer indicates that if the community requires a Credit Report, it will be processed using either a Soft or Hard inquiry with the Equifax FICO Score 8 Algorithm or the TransUnion FICO 4 Algorithm.  We would like to clarify that, in your case, the credit check was a soft pull.


      It's important to understand that credit scores obtained from online websites like freecreditreports.com, CreditKarma, and CreditWise use different algorithms than the industry standard FICO score. These websites provide "consumer-based" reports, while lenders, such as those in the mortgage and auto industries, rely on the standard FICO score for their assessments.       Have had issues with them, as I filled out all the information asked and then their property agreement created for me was incorrectly generated. Names were incorrectly placed through the document and other items were not selectable (I.e. the bubbles for the questions if I had been arrested, etc). Have dealt with their support the past 3 days with no progress. Oh and their service costs $300 which is absolutely insane for something that doesnt even work.

      Terrible service, terrible website, terrible phone automated system.After taking wildly longer to submit the information than suggested, I needed to make one edit. After trying to make the edit on my own, and failing, I finally called. I was disconnected. I called again and was told by the automated system to go on-line to make edits. I went back to the website to try to edit the information. Unfortunately, the website does not allow edits....but it does not say that anywhere!!! I learned this on a follow-up phone call (that took a long time to speak with someone) that also took a great deal of time to edit one letter in an email address. What a complete waste of time. I followed their directions to learn that directions are completely wrong. Adding insult to injury, I paid extra to expedite the turnaround time to less than 24 hours. It took four days to learn from them that I missed one letter in an email address. The extra payment was a scam and when I asked to speak with management I was given the run around. I finally spoke with supervisor, **************, who made the situation worse by providing misinformation and having no empathy whatsoever. I provided one star because zero is not an option.

We'd like to clarify that our agents' phone system does not possess the functionality to directly transfer calls to supervisors due to a system limitation.       Horrible service.Paid $250 in application fees for an apartment, the deal then fell through because the landlord was making us uncomfortable.Tenant Evaluation refused to refund the fee due to "services already rendered" even though the application was never completed because they did not let us know what documents were required prior to payment. What services were rendered and to whom is a total mystery. If they are unable to issue a refund, I asked them to put me in touch with the *** who is operating the account and they refused. So f*** me, I guess. Avoid at all costs.

      Good day,
      Please note that Tenant Evaluation (TE) is a third-party
      company, therefore we are not involved in approvals, denials or any outcome of
      the rental/purchase application. All applicants must sign an authorization form
      before any service is performed informing that this process is non-refundable, as
      this will allow services to be rendered and to collect documentation once
      signed. On 10/06/2022, ************************* and ************************* signed the authorization
      form acknowledging that the process is non-refundable. Once the forms are signed,
      services such as background, credit, and eviction automatically start running.
      On 10/06/2022, Tenant Evaluation received the applicants documentation (such
      as the photo ID and 2 pet photos) which were then reviewed and processed. On 10/14/2022,
      the applicants cancelled their application. Before cancelling, the applicants are
      given a warning message asking them to confirm cancellation, as well as informing
      them that a refund cannot be processed since service(s) were rendered. ***** reached
      out to our Support team on 10/14/22 through email, at which our team informed *****
      that Tenant Evaluation has a non-refundable policy on all application fees that
      offer services (such as a creditor criminal report). Tenant Evaluation never refused
      the applicant information regarding the **** On 10/17/22, our Support team

      1- The application did not allow me to state the correct end of lease. The month way greyed out. I had to call and was told to send an email to the support team with the correct date 2-My wife uses a hyphenated last name. There is no option for this and I had to look for a marriage document. We had the same issue last year with and were told that they would look into getting this changed. Clearly not done

      Signed a lease with a in Miami and gave instructions to pay Tenant Services $50 for the background check to go to the HOA. It was mandatory. Just after paying, landlord cancelled the lease by his choice, and said I would be refunded by tenant evaluation. I asked tenant evaluation for a refund as well. They refused, saying get it from the HOA, we “can’t” refund. I argued you were paid, only you can refund. They refused. I had no contact info for the HOA, as tenant services only sent a template letter with no contact info. I asked for a way to reach the HOA, they gavE only a non working number for the HOA and claim they have no other contact info, but yet insist a service was provided to the unreadable HOA (even though it was cancelled) . Sounds like a *** *** to me. It’s disputed through my card. Don’t use their service!

      Please note, Tenant Evaluation is a Third-Party screening company, therefore we are not involved in approvals, denials or any outcome of the rental/purchase application.All applicants must sign an authorization form before any service is performed informing that this process is non-refundable, as this will allow services to be rendered and to collect documentation once signed. On 01/18/2022 ********************************* signed the authorization form acknowledging that the process is non-refundable. Once the forms are signed, services such as background start running.********************************* did not cancel this application, this application was sent to the appropriate HOA for their review. ********************************* then applied once again on 05/19/2022 .
