    On or about mid Feb. I went into a contract with Greenless to sell my home. She requested a 90 day closing period which I agreed to. Her plan was to rent the home as she stated several times. The closing was set for May 10th. I kept my home off the market during this time in good faith. All of the closing documents were signed by me and everything was in order with the title company. I liquidated ALL of my belongings in the home a week before the closing as my plan was to move to another state with my 3 and 5 year old grandson, whom I have custody of. TWO days before the closing, May 8th, Greenlee texted me that she was informed by another property manager that rents have declined and she would lose money if she went through with the sale, and that she was no longer interested in purchasing the property....after 88 days, mind you. THEN decided she would not return the full escrow amount of $2000 which is required by FL law. This woman is a sham and should have her license revoked.

    *****- We have contracts in place for a reason. To protect both parties. The loan that I was using for the purchase of your home requires that the debt of the home is covered by the incoming rent. Its called a debt to service loan. I could not obtain a clear to close with those two numbers no longer in line with that criteria not met. This is an unfortunate situation where as you mentioned that you yourself took a $20,000 loss and then asked me "please just take a loss " . As a business I am not going invest in something I can not cover my expenses for. This is not a good choice for my family and I have to put them first. Next comes the contract we both signed. It states that if I can not obtain the financing I applied for based on the terms of the mortgage company, I am entitled to my escrow deposit back in full. Your real estate agent should have informed you of this in clear terms.  As a gesture of good faith I offered to split the deposit with you with the understating we have both spent time and money on the home. I have roughly $1000 in inspections, appraisal, application fees and time invested that are of no use to me. 

    You stated " I don't want your measly money". Then a string of name calling, ugly wishes and I'm not too sure what came after that as I blocked you from texting me to insult my character.  I was told by your agent that I would be hearing from your attorney, which to date I have not. I am only assuming the attorney told you the same thing which is why the BBB is involved. I am still willing at this point to split the deposit with you. However If I have to further debate this situation in multiple forums taking up my personal and professional time the split of the deposit will no longer be an option and I will be requesting a full refund using the avenues that I have at my disposal. I know you don't see it this way, but I am trying to be nice by my patience is running thin. I truly wish you the best.

    I am rejecting this response because:  Florida law states that you DO have to return full escrow amount.  
    My realtor has consulted with several brokers to confirm such, and you are in the WRONG. I have also consulted an attorney, who you will be hearing from soon.  I promise you that. The fact that you did not do your homework, especially as a "broker", with regard to rental properties, claiming only to find out two days before the closing that you will lose money on the property is sloppy and irresponsible.  Perhaps you should take a remedial class in real estate and brush up on the law.

    Please view section 8 labeled Financing section (IV) noting the return of the deposit should the mortgage company decline to fund. As I said many times, the market shifted and the rent would not cover my note. Additionally please review the denial of credit from the mortgage company. I don't appreciate your claim against my education, although if you were told what you stated I can see how you would believe the people surrounding you. I am not in any way undermining their beliefs or education. I simply think they are missing a few key pieces of the events. I have said before I understand you're upset but constantly putting me down is not helping the outcome and only feeding that part of your soul that makes you feel better to attempt to belittle people. You mentioned Karma kicking in on your behalf the last time we spoke on the phone. Perhaps after your monetary loss on this property, and the events leading to my denial of the loan to keep me from a large monetary loss through no fault of my own, is perhaps karma. Simply one point of view. 

     

    I have things which need my attention, so at this point I would ask the BBB to review the paper work attached and release any future communication should they agree with my point of view.

    I am rejecting this response because:  The document that you sent does not reference the address of **************************** which is the property you contracted with me on and that every text msg regarding this sale indicates that you pulled the rug out from under me because you didn't want to lose money on rentals.  NOTHING about a denial.  Further a title company does not move forward and send a mobile notary for me to sign ALL closing documents if they do not have proof of a loan being approved. Attached you will find my closing settlement statement.  Additionally, my agent has a voice mail message from YOUR lender stating that you were indeed approved.   I'm quite certain she would be more than happy to provide that to me.  ( I wonder if it is legal to send a bogus document in an attempt to defenda  wrong-doing.  I'll have to look into that.)  I guess the karma statement really stuck in your craw, huh?   I have nothing further to say to you because, although this may totally surprise you, my time and money is also extremely valuable.    You will hear from my attorney.  I truly wish you the best. lol

    One day Towards the end of March, or the beginning of April, I came home to a flyer in my mailbox from Greenlee realtor stating that they are the new owners of the property Im at. So I reached out to the number that was left. I left my information for the right person to contact me. I was contacted via text message with a link. I clicked the link and it was to a online portal. The account stated that I owed $1,600. $800 for a move in fee for ****** I paid that to ****** They said he was he property maintenance guy. He said he was going to give me a receipt but never came back. The other $800 is for *** rent which isnt here yet or when I first seen the $1,600 balance online. I also have been reaching out to request maintenance emergency. My pipe bust and was flooding my basement and they came out the next day only to take notes. I have been trying to get a hold of them via telephone but I get no answer or they hang up on me. Im getting different versions every time I do get to take to someone. ***** also told the office people when he came I refuse to let him in. I have a video from when he came there. I also told them my furnace doesnt work anymore and they didnt do anything about it. The floor has weak spots. Can yall please help me with this issue.

    There is no dispute. The owner of the property recently purchased it from the previous owner through the city. We had a standard rent set amount of $800 and had a unknown occupant listed. The owner purchased in April hence the amount due. We tried to get ahold of the people living in the home and we finally did and set up a poral. I can not refund any money to ******************** as he hasn't paid anything. We sent our maintenance guy over to introduce himself and he no longer feels safe going back after multiple visits. We have started the eviction of squatters - I mean why would you move into a home in that condition? The neighbors that live close said they moved in about 3 months ago in the middle of the night, and put up cameras. We have no documentation that the home was ever rented to any occupant, that he has ever paid any rent to anyone, and we have also notified the local police department. We have never collected any money from him and he is free to move out of the home at any time. Otherwise the eviction of squatters will be finalized by the city.

    Never said we own it. He was provided with paper work that ******* is the name of the company that owns it. Funny how he ignored the fact the didnt pay anything. Hes just trying to make waves during his eviction

    The owner of this company *************************** is a slum landlord and I have also contacted the health ***** She treats tenants and employees very badly. I was an employee and she did not pay me for the last week I worked or for gas mileage as in my contract. I did inspections for this company and drove far distances. She is a very dishonest person and steals from people. She is a fraud. Some of the homes she managed are so bad with rats and infestations yet she doesnt care. She is greedy. I want my last week pay and mileage. She should not be in business.

    ****** received her last paycheck and it has cleared the bank. I don't have any idea what she is talking about. I have text messages where she asked me to put the check under the mat of the office, I did and the check cleared.

    In my time dealing with this company I've had nothing but problems. Their staff is rude and disrespectful. They do not try to help with your concerns but deny help or resolution. They are renting a single family home as a duplex and code enforcement has been out multiple times and they are refusing to let us out our lease with proper notice, and reason . In this house there is multiple electrical issues and structural concerns but these issues are not able to be fix due to the lack of permits and a stop work order placed on the home due to them not having permits to do the work initially. We pay rent on time and in full monthly for a fully functional home to be treated like we are the inconvenience. This is not this first complaint with the county , they have a history of failure to comply with code and to fix and resolve issues.

    Consumer Response /* (3000, 11, 2022/07/27) */ Since submitting this complaint I had to again reach out to the staff to find out if the issues would be addressed or fixed . They again were rude in their response but some of the electrical issues have been fixed for the time being. While speaking with the electrician he stated that this company was bad business and that the electricity was not safe in the house and it was best that I do leave. There has been no other contact to resolve the other structural or safety concerns from this company. But they have stood firm in not terminating my lease without Repercussions or return of any security or inconvenience fees. They say the landlord which is listed as fllifecare1 Llc has been notified but in past complaints it was stated that they have failed to contact landlords with issues. I have asked for this LLC 's contract information and was denied.
