I hired Advanced Roof Tech LLC CCC1329219 Oleymis **** to replace my nine-year-old roof at my residence due to hurricane damage. I worked with ***************************** during the sale of the project. I explained in detail what I was looking for and what type of roof was currently on the residence. I showed ****************** pictures of a buildup I wanted added to the roof using a ******* video and pictures. I explained in detail both verbally and through email, text and phone conversations the requirements of the project and the material and products I required. I fully disclosed that the current pitch roof had Ice and Water shield and that the flat roof areas had insulation build-up to add pitch. Additionally, I allowed ****************** to read the previous roofing contract. ****************** agreed verbally to complete the job and we completed a contract February 24, 2023.When the job was completed, ****************** presented an invoice for additional work. ****************** was charging extra stating that there was a second roof on the structure. There was one roof on the structure that was previously installed on or around 5/23/2014. I protested the additional charges and ****************** agreed to waive the charges. On June 16, 2023, I was provided a paid in full document signed by the owner and *****************************.The job was not completed as agreed. On the pitched roof, the surface was never cleared to the deck. The barrier on the pitched roof was not covered with the product stated on the permit or the contract. The modified pitch was not completed as agreed. When the job was completed At this time, the roof is leaking above our kitchen and pourch soaking the stove, walls and floor since the job was completed. I reached out to ****************** to send someone to the residence to correct the problem. ****************** stated that we did not pay for the waived additional charges and therefore there was no warrantee. I do have a paid in full invoice.

      02/12/2024

I was hired by ********************* to perform a build up roofing system on his house. I would like to make just a couple of simple remarks here..

#1 this complaint comes from 1 single roof leak after installation. The total cost for such a repair is around 500 ***************** has stated his claim is for *****.. this roof was a real challenge for us from the time we started..during the roofing process we discovered lots of details that *********************** forgot to mention.. example he told me there was a 1' insulation board on the flat roof portion of the house. There was actually a 4' insulation on that portion of the house.. we are talking about 40 yards of waste 2 full dumpsters @ an additional cost of about 2500 if you include the labor to remove the material..

I went to speak with ***************** to see if he would at least cover the cost of the additional disposal fees..since he had made a mistake by telling me it was 1' insulation

I've been in ******* since 2004 with only 1 other complaint up intill now.. I tell you I've never met a person like *********************** when I approached him about the additional cost.. its like a new person showed up a raving lunatic his face turned a color of red I have never seen before. And he  just exploded, he scared me he was out of control 0 to 100 in seconds.. he lost complete control started screaming.. I stood in shock like where did this guy come from.. I never spoke to **** again after that explosion,  he simply walked into his house to never answer the door or phone over the course of about 2 weeks. His wife told me he has a mental thing where he cannot control his temper.. ( nobody told me that before i signed him up)she, his wife  told me to continue the work and detail the additional charge or charges. She would make sure I got paid for the work we did.. so I worked with ****************** through the rest of the job expecting to be paid. On The south side of the house we found a large section of roofing where there was 5 diffrent roofing systems that had been installed over time to build the roofing up to prevent ponding water.. the wood siding was not on our contract and  had to be replace I replaced it, all the facial boards on the majority of the house needed to be replaced as well.. in the roofing industry impaticular. Untill the roof is removed you simply don't know fully what your dealing with..this house impaticular was in terrible disrepair. before it was all said and done I spent a week extra on labor and thousands in material under the verbal promise that the final bill would be covered for the additional unseen work( clearly stated in my contract) keep in mind my ******* never spoke to me again because he would throw child like temper tantrums.. the job at the end was beautiful it passed both required inspections and the permit was closed. To be honest I don't know what happened with these folks very strange for our company.. once I submitted my final bill they denied paying the additional weeks labor or the recipient for work that was not on the original contract.. they required me to sign a paid in full invoice or they would not pay my original invoice.. I figured it as a ****** learned they burnt me big time.. fast foward a few months they got a drip over there kitchen stove. Called me like they didn't just steal from me and expected me to honor there warranty. I told them you don't pay your bills you don't get a warrenty..

      Complaint: 21174567

I am rejecting this response because:

I met ***************************** with Advance ************ LLC in mid-February 2023 through Angies List. Advance ************ LLC was one of about eight bids I received to complete the modifications on my roof. I showed ****************** both pictures and videos of exactly how I wanted my roof replaced. At the time, there were no leaks in the roof that was previously replaced in 2014, although there was damage to the outer edge directly by the patio due to a large tree branch striking it. I talked to ****************** for about two hours at my kitchen table reviewing in detail my roof requirement. I showed ****************** a copy of the previous companys invoice that explained what was on the roof. I showed ****************** examples of the roofing material that was installed on the roof in 2014, as I still had them.

I received a roofing quote from **********************, the license holder of Advance ************ LLC, on 2/19/23 for $42,600.00.

***************** called me to go over the bid. I told him that I would be going with another company. ****************** asked me why and I explained to him that the bid was $13,000.00 higher than I could afford. Mr. ******** bid was almost $13,000.00 over the next highest bid, for the exact same work. ****************** asked me to give him a few hours and he would see what he could do to lower the bid.

A couple of hours later ****************** called me and said that he talked to his framers and between him and the framers they could do the job for $32,000.00. I stated to him that $32,000.00 was the maximum I could afford and he guaranteed that it would not be a problem. He pointed out that the existing roof looked good, there were no leaks and the roof was not old.

I liked ****************** and he seemed trusting enough, especially since he pointed out several times that, he has had his own church and he is a man of the cloth.I accepted Mr. ******** bid for $32,000.00. I told ****************** that I had to go out of town for business and would like him to wait to start the job until I got back. ****************** stated if they did not start it while I was gone that it would be a month or two before he could start the work. I agreed to have the work start while I was gone.

When the material arrived, I had my repairperson check to ensure that the correct material was delivered. One of the items I was very specific about was they would use 5/8 plywood and not OSB. OSB was delivered instead of plywood. I reached out to ****************** concerning the material. During the conversation,****************** threw a childlike temper tantrum stating that the plywood was more expensive.

When I was in ********, I would receive calls from ****************** telling me he was finding bad wood throughout the roof. ****************** told me I did not do a very good job of telling him what was on the roof and that the roof had multiple layers of roofing material on it. ****************** also stated that they were not going to remove the old self-adhered roofing underlayment on ************** and replace it with new because it would take too much labor removing the old layer and installing the new. I was in ******** and was having difficulty answering his calls. That night I talked to my wife and asked her to take over the project because I felt that mine and Mr. ******** personalities clashed, and that I was out of town.

When I arrived back to my residence from ******** I Immediately went up on the roof.I walked the roof with Mr. ******** project manager ******, having him show me any issues. I asked ****** where the bad wood was located on the roof.****** stated that there was one small area that was about one square foot.****** said that the rest of the roof, with the exception of where the tree damage was, was in excellent condition. I spent about an hour talking about the roof sitting in my patio with ******.

***************** came to my house and asked to walk the project. I requested that ***************** walk the job with my wife. ****************** exploded and told me he does not deal with wives. I walked away from him and asked my wife to talk to him.

I made an initial payment of $14,000.00 on 2/26/2023 check #****, a second payment of $9,000.00 check #**** on 3/25/23, a third payment of $8,000.00 check #*** on 4/3/2023 and final payment of $1,000.00 check #*** on 6/22/23.

***************** stated that there were multiple roofs on the house. I clearly explained that the roof over the garage and the patio had about six inches of insulation buildup to add pitch, prior to the start of the job. I showed ****************** the last roof invoice (1) and several pictures of the last roof installation (2)****************** told me he had over 30 years of roofing experience and was well aware of the product. The new roof was contracted and permitted to have self-adhered roofing underlayment installed on **************. ****************** refused to do this because of the labor cost. The back flat roof was 100%completed before the dry in inspection from the county. The roof was left open to the elements on three sides when ****************** had the final inspection of the roof. This was never corrected.  There was plywood left on sawhorses and never cleaned up. ****************** did not adjust the price of the roof for not removing and installing the new self-adhered roofing underlayment.****************** requested additional compensation even though there was only one roof installed on my home. The previous roof did not have a roof over. ****************** told my wife that there would not be any additional charges associated with replacement of the roof. The roof has leaked during heavy rainstorms since the roof was replaced.  There is multiple areas of ponding water on the roof after it rains. **************** stated that the roof needed a $500.00 repair. Why would a roof less than one-year-old need a $500.00 repair?

      Sincerely,

      ***********************

I have attached pictures of the contract where the price is based on one roof layer and warranty is voided unless roof is paid in full. I also have videos and more pictures of the massive additional work that was done and the 3 roof layers. However, I can't load them due to the limited amount of pictures I could upload. Plus all the additional wood work, most of the wood on the house was rotted. **** and his wife are the worst customers I have ever had. Had I known how he would behave I would have NEVER taken this job. He was rude, he screamed, he acted like a child with a tantrum. I wish he would have gone with a different contractor! Since we are an honorable company that do excellent work, we will send someone over to repair the current leak even though he is not under warranty.

      Complaint: 21174567

I am rejecting this response because:

      BBB

I would like to thank you for all of your hard work to attempt to correct this problem. It appears that Advance ************, ******************************************, and *****************************, have no intension of correcting the problem. As requested, they did reach out to my wife by text. They state that we need to remove the BBB complaint before any repairs will be completed. I believe that this is not possible for me to do.

I have since had two separate professional inspectors on my roof. The findings are that the area where the two roofs meet, the flat/modified pitch roof and the actual pitch roof, were not completed correctly.

I have also reached out to an expert in construction and building litigation to take over my complaint.I am in the process of writing a complaint to the ***************************************************. I have reached out to the building inspector requesting that he review in detail both the area where the two roofs meet, the flat/modified pitch roof, and the actual pitch roof. I am reaching out to the permitting department to see if the modified pitch addition meets code.

I believe that when ***************** lowered the bid he knew that he would be price grouping", adding expenses to the job, and was being deceitful when pricing the new lowered contract (photos #1 & #2). ***************** did not remove the existing ice and water shield, nor did he install the new ice and water shield on ************** as stated on the contract and the permit (photos #3 & #4).The roof does not have a 1/12 pitch as required on the contract (photo #5). There is pooling water on the roof after it rains. ****************** left the roof ends open and exposed to the elements, birds, rats, squirrels, and rain. The ends should have been enclosed with plywood. ****************** was deceptive and did not fulfill his contract.

I was hoping to resolve this with ****************************************** and *****************************, but they have proven once again to be dishonest.

      Sincerely,

      ***********************
