    I paid $1600 on June 2nd for a finished apartment. When moved in on June 3rd we were met with an unfinished apartment with broken interiors doors on the exterior, mold, mildew, dirty water. Floors falling through, loose toilet bowls on the ground in the bathroom. Windows broken, no screens, flies everywhere. No electricity in half the kitchen and a whole in the roof that drowns the floor in water every time it rains. Constant smell of sewer water when showering and using sink water. No smoke detectors/ carbon monoxide readers. No venting at all. The response when asking when the apartment will be finished was to make rent payment of $1451.57 to assure the fixes immediately in which I did on June 8th. After three weeks of waiting we were told to readjust our expectations and that the water will never be as clean as it should. We were then told to leave if we didnt like it without any refund or even caring we have a contract. We are now threatened often to pay or be sued but they refuse to fix the issues. After saying it was okay to have a dog and even meeting playing with the dog they now send threats to remove dog or they will sue. Although they allow other tenants to have dogs and Lizards in their apartments. Not to mention we were never awarded a copy of the lease at all. They have been doing this to tenants for the last 4 years in the same property. They charge an extra fee monthly that is supposed to cover lawn care and pest control but it has never been done. Grass is knee high in the entire neighborhood. Everyones apartments are infested with roaches ants lizards, frogs and termites. We cannot get mail because our addresses arent registered. the housing facilities shut down The property a year ago for refusal to fix tenants apartments but they are now illegally renting again. Other tenants are reporting there rent stolen by property owner & no fixes are being made to their apartments as well. They are multiple ****************** of stealing.

    The tenant its upset because we started eviction process due to failure to pay rent.He is 2 months behind on rent.

    I am rejecting this response because my counsel team have found fraudulent activities within the business for years. I am just one of many victims. Currently pursuing civil and criminal charges including charges for plagiarism and revising lease twice from original signed version and copying and pasting signatures

    None of the tenant statements are true. We tried to mediate several times including option to release from his lease if he leaves the property .

    This is current open repairs they have been issued violations of by Orange County code enforcement. None of this has been attempted to be fixed. This supports my claim of shady business practices. Not to mention we are under an invalid address made up by the landlord. ******************* is our real address but ******************************* as an address.
