    if you are a homeowner looking for a property management company that will take care of your property and provide an exceptional customer experience with both the owner and the tenant you are better off looking somewhere else. My experience with them was very terrible and I would not recommend their service. I am not going to list out all the complaints in here because it's not going to fix anything but I will email the owners with all that happened. There are a lot of leasing management companies out there that run a better service and have better reviews. They run a very incompetent business and will not look out for the best interest of the tenants and owners. I was with them for over 3 years and every year I dealt with a different property manager and was promised that each would be better but if anything each just got worse and worse to the point that I am now with a new leasing company. They all have terrible communication skills and will not listen or understand to your requests. You will get hit with unexpected surprises that could have been avoided a long time ago if there had been honest communication and proper inspections before tenants moved into the property. however, they will not lose out on anything because they will still get their portion of their pay and will not be held accountable for any of their actions.

    Don't be fooled by these people, They're service was so horrible. The review rating is terrible. Worst management company in the world. They changed their name from Hampton and Hampton Management Leasing . Now the new name is Excalibur...and Lydia Pasino is still the property manager. Same problems with a cover up name....

    Had to break my lease gave 30 days notice now they want to charge me 6000 for the rest of my lease .

    PLEASE SEE CONDITIONS BELOW PER THE LEASE AGREEMENT FOR EARLY TERMINATION:

     

    4.12 DEFAULT BY TENANT.
    Should Tenant fail to fulfill any terms or obligations of this Lease, then Tenant shall be in default of this Lease and Landlord may proceed
    under, and reserves unto itself all remedies provided by Chapter 83, Florida Statutes, Florida law, and under this Lease. Upon a Tenant
    default, Tenant shall be liable for all rents and other amounts owed under this Lease and as provided for by Florida law as they become
    due. Tenant is responsible for any and all amounts incurred by Landlord due to Tenant’s default, including lost rent, advertising costs,
    property damage and refurbishment, leasing fees and costs, administrative fees and costs, collection agency fees and costs, and attorneys’
    fees and court costs. If Landlord has obtained a writ of possession for the Premises, or Tenant has surrendered possession of or abandoned
    the Premises, Landlord may retake possession of the Premises for the account of Tenant, holding Tenant liable for the difference between the
    rent to be paid under this Lease and what Landlord is able to recover from re-leasing the Premises. Retaking possession of the Premises by
    Landlord is not a rescission of this Lease by Landlord and is not a surrender of the leasehold interest by Tenant. Landlord shall be entitled to
    exercise all rights and remedies it has against Tenant, whether at law or in equity.

    They took my application fee and holding deposit. Employees are all unbothered about what they are doing. Lydia comes off decent but lies with a straight face

    Don't waste your time, because they will waste yours. They insisted an agent showing with Francis **** on a specific date and time. I agreed, and when I showed up, nobody was there. They gave me no way to contact the agent and nobody contacted me saying they'd be late. They told me to contact their office, I was put on hold for 20 minutes and sent to voicemail twice. Hours later Francis contacted me asking if I wanted to schedule a viewing for the home, and I mentioned that I already did and two hours of my time was wasted. She then replied with an attitude. Francis **** and Hampton & Hampton are two rude *** peas in an unprofessional pod.

    This company is a scam to say the least. You pay money for an application fee but without any follow up regarding the application fee. Once you call them and receive an answer, you are then forwarded to a voicemail. No matter how many times you leave a detailed message followed by a call back number, your messages will remain unanswered. It is unfair and especially for active duty military members in the Florida who do not have time for the run around. Some of us even come from an overseas location whereas having the ability to establish residency prior to our arrival is not possible. I wish I would have known then what I know now regarding this business. Lydia, you are a fraud! In all of the moves that I have had over the past 14+ years, I have never had this many issues with not just finding a home but setting up a viewing to tour the home. You guys should be ashamed of yourselves. Taking peoples application fees which are not cheap and then telling them that an application does not get processed until after a home has been shown when there was no fine print to illustrate that. How are we supposed to know? There is no follow up email and the text messages received are from robots. Not even real people. To serve more than half of the property listings in the Orlando area, this business should have no business. Period.

    This property manager they have managing their properties is unprofessional. I have to hound her to fix things in the house. There are several things i have reported since last year still not attended to. Then my daughter made a mistake because there was a holiday and the rent money was still in the account so she tried to pay it again. Which left me to do a stop oreder not knowing they stop both payments they still charge me $185 late Fee. It happen again the next month it was the bamkerror this time. Still another $185 now i have another $185 late fee, The money is still sitting in the account and all is clear on my bank end. To say that I REACH OUT T THE PROPERTY MANAGER ON A MORE PRESSING MATTER. MY SEPTIK TANK HAS BEEN BROKEN ALMSOT THREE MONTHS. FILTHY DIRTY FECES WATER POURING IN THE FRONT YARD DOWN THE SIDE WALK ALMOSR TO MY NEIGHBOR HOUSE AND MY WATER BILL IS STEADY INCREASING. WHEN I CONTACT THE PROPERTY MANAGER ON WHOM IS GOING TO REIMBURSE ME FOR THE HIGH WATER BILL I HAVE BEEN PAYING. SHE IGNORES MY MESSAGES. I HAVE THE BLACK AND WHITE TO PROVE. SO NOW THAT THE MONEY SITS IN MY ACCOUNT AGAIN FOR SOME UNKNOWN REASON.. THEY WANT TO PUT A THREE DAY NOTICE TO PAY RENT OR VACATE THE PREMISES ON MY FRONT DOOR. WHY KNOW ONE CONTACTED ME. BECAUSE THEY KNOW THAT THY ARE WRONG SO NOW TRY TO KICK ME OUT. SO LET ME GET IT RIGHT I AM BEING THREATEN TO VACATE THE PREMISES FOR BEING 6 TO 8 DAYS LATE AND THREE RIDICULOUS LATE FEES. PLEASE MAKE ANY OF IT MAKE SINCE. I HAVE NEVER EVER BEEN LATE WITH MY RENT AT ANY PLACE I AHVE RESIDED. I ALWAYS PAID DIRECT NOT THROUGH SOME PORTAL WHERE ERRORS CAN OCCUR. THIS IS JUST APPALLING THAT PEOPLE TREAT PEOPLE THAT WAY. I WON'T MENTION THE PROPERTY MANAGERS NAME. I THINK YOU ALL HAVE A PREETY IDEA WHO IT IS.

    This company has no idea how to manage property tours, reservations, calls, emails, text messages or any other form of communication. They will not answer the phone, ask you to leave a voicemail over text, and then never call you back. I did manage to get a hold of someone in the Jacksonville office, who immediately put me on hold and forwarded my call directly to a voicemail box. I was calling to schedule a tour, after my original THREE tours were cancelled with less than 24 hours notice. I am deeply worried that anyone who attempts to rent from this company will face huge challeneges in maintenance and communication. They are not focused on the people who will be living in the houses, just making as much money as they can.

    Hello: We have had an excessive amount of calls and emails for months and average about 60K leads per week and unfortunately we are unable to pick up on each and every call. We also have our AI assisting with scheduling and sometimes the properties are leased quickly and appts are no longer accepted. I apologize for the inconvience but that is the way the market is as it moment. We deal with many applicants, maintenance etc on daily basis along with leasing home. We are NOT in business to steal from anyone and for any applications not processed, the fee is refunded. Our goal is to lease the home as quickly as we can for our clients, and with the massive request for showings unfortunately someone will miss out.

    Respectfully, I was in contact with your company for over three weeks, and I never spoke to a single person other than the time I was quickly transferred to a voicemail box. When I stated that your company is incapable of managing property tours, calls, emails, and texts, you outlined exactly why. You are overwhelmed with applicants and have no ability to manage them. Hire adequate staff and manage your properties correctly and maybe you might have less upset consumers. I am not alone in not being able to get ahold of you. This type of issue has been going on with your company for over 14 years according to your online track record.

    Lydia was extremely rude, unprofessional and very disrespectful. We couldn't even walk in to the door. I asked her simple questions on what I can do to set up an appointment and she literally rushed me away and didn't even want to answer any of my questions like if I was there to just bother. I don't recommend anyone going to their establishment unless you want to be disrespected and treated like scum. She really made an already stressful situation way more horrific.
