      On 07/04/2023, I paid $3,500 to Strategis Realty to facilitate the sale of my Villas at the Boardwalk timeshare. During the sales call I was told sales are completed within 120 days. It is now been ******************************************************************************************************************************* back to Strategic Realty. Each time I called Strategic I was told I could only speak to my advisor for updates. I have made an excessive and unreasonable amount of calls and sent multiple emails over the last year asking for a status update. None of them were returned. This has caused me to not be able to use my 2024 timeshare week. I am submitting this complaint to request to have my contract agreement cancelled due to false sales adversing and lack of communication from the sales company. I have not been offered any resolution from the company.

      We are sorry to hear of Ms. ********* disappointment with the length of time her transaction is taking. As with any property transfer, the amount of time to complete may fluctuate based on factors beyond our control and because of this, we cannot guarantee a specific timeframe for the transaction to be completed.  The work on this transaction is still being performed and the file is still being processed. Our records indicate ******************* both signed the Sale and Purchase Agreement and issued payment for fees on October 24, 2023, and since then, the title company has provided regular updates regarding the status of Ms. ********* transfer, with the most recent update being given on July 10, 2024. We encourage ******************** to contact her advisor here at Strategis should she have additional questions, as her advisor will be most familiar with her file.

      ******************** signed a Seller Usage Relinquishment Form on November 28, 2023 agreeing to relinquish future usage not listed on the Form.  In exchange, the maintenance fees for a years relinquished usage would be paid by the company.  The 2024 maintenance fees were paid for the 2024 usage and ******************** was informed of this on January 30, 2024. Therefore,the retention of the 2024 usage by the company was authorized by ******************** and done so in accordance with her signed agreement.

      I am rejecting this response because this does not address the unlawful and blatant lies made to me in the sales pitch. I was told sales and transfers take 120 days. That short window is the only reason I went through this process.

      I also request to have a new Strategic advisor assigned. My current advisor has failed to respond to months of emails, phone calls, and voicemails.

      Depending on the resort, it could take longer than 120 days from closing for everything to be finalized with a transfer.  This is why we cannot guarantee a transfer will be completed within 120 days.  This is also why an owners maintenance fee responsibility is capped at 150 days.  2024 maintenance fees were paid on Ms. ********* behalf.

      I verbally agreed a fee of $4,297.00 to get rid of our timeshare with Strategis Realty (SR) which was to include them paying the 2024 maintenance fee and removing us from the title. Feeling under pressure from SR I used my AMEX card Nov 30 2023 over the phone to pay the amount - which was to go into escrow until everything was completed. The fee included them paying the soon to be due 2024 Maintenance Fees and the legal fees associated with removal of our names from the timeshare title. SR brought in ***************** Services (TCS) to handle the transaction and our payment was made to them. I received the legal documents from TCS Trust on December 01. The request was for us to review the documents, print and sign, witnessed by a notary and return the executed documents. As my wife was out of the country until late December I told them we could not execute the documents until she returned. In fact I booked at Notary at ********** for when she returned.I contacted an independent timeshare expert for a free consultation. I gave him the details of the would be transaction with TCS and he did a little research online and advised me strongly not to proceed, based on his knowledge of the industry, SR/TSC next steps and timing of transfer of title, and a review of TCS online (BBB etc.). I advised SR and TCS around December 21 2023 that we were not proceeding with the title change process, that we would be paying the maintenance fees ourselves and would not be executing the agreement documents sent. We paid the maintenance fees for 2024 ourselves on Dec 21, 2024, and received no services from TCS or SR.I received several aggressive calls from SR afterwards. I told them that the maintenance fees were now paid and that I had opened a dispute with AMEX to get the in-escrow payment eliminated. We received Again, we did NOT execute the contract, we DID pay the Maintenance Fees ourselves and TCS did NOT provide any title transfer legal services. All documented. Scam

      These documents include an overall summary along with the purported contract I signed with TCS through Strategic Realy. I have neither a record or recollection of signing this and initiated a Fraud review through AMEX. Further I/we did not sign, notarize or return the contract sent by TCS which was required to carry out the title transfer services and f r them to pay my $1,500 plus in 2024 Maintenance fees.

      Strategis Realty have since sent me a document to esign based upon an unacceptable compromise in our view (attached). I have informed them of thst and offered a $200.00 inconvience fee in response. I have agreed to receive a call from them Monday 12pm EDT. Thank you for your help. ******

      This is the email string today with Strategis Realty.I would like to know my options for feedback on ***************** Services and Strategis Reality (my 2 complaints), when this is settled. They are scammers/robbers. ******

      This is the resolution offer U received from Strategis Realty relating to the ***************** Services (my other complaint). I have informed them that I reject it, that the agent (Strategis) should get no fees, and that *** work was minimal. I offered $200.00 as a nominal charge for their 'inconvenience' and agreed to take their call on Monday 12 pm EDT. I sent BBB a similar message and attachment relating to the *** complaint and asked for advice. Please advise. Thanks so much, ***********;

      Please see my closure message for the ***************** Services. Strategis is an agent. I agreed to a 77% plus refund from them ($3.297.00) in order to minimize my loss. I must close the BBB complaints and my dispute through AMEX as part of the agreement, and no further complaints on this issue. So, the complaints are closed and I thank BBB for your support. I am sure your have internal procedures to help prevent and mitigate risks for future clients of services, ******
