We would like to address a major concern and disappointment with ever getting involved with Holiday Inn Club Vacations in their timeshare scam. As consumers, there should be laws set in place that regulates these types of timeshare practices. Our timeshare resort location is at *********************************************. We were approached by Holiday Inn representatives about attending a meeting so that we can be shown the great benefits of having a timeshare. We had no intention of walking away as timeshare members. We were bamboozled by their swift talking and combative maneuvers. The meeting lasted around 7 hours and they wore us down mentally and physically. The main sales agent, *************************************, told us we could book reservations anytime we wanted, on our own at nice hotels without the frustration., but this has been nothing but frustration. One main issue is with booking as there is never any available anywhere for owners, but non owners are able to book. Many times, we ended up making reservations at hotels on our own and paid out of pocket. We have made multiple attempts trying to work with Holiday ******** to allow us to end services, but they refuse and only ask for us to pay off the mortgage loan which is approx ******. This timeshare business is a money pit scheme and they should be prosecuted.Holiday Inn Club Vacations Incorporated Response

Absolutely avoid at all cost. We just arrived and they booked us in a hotel with a youth convention and a thousand kids yelling and running. When I called Holiday ******** Vacation and told them, the lady was soooo rude and started threatening me with credit card charges if we didnt stay and attend the meeting. She finally connected me to another agent that moved us to a Holiday inn express with a small standard room with 2 beds not a resort room with a King **** I called back and was treated badly again by the woman at Holiday ******** Resorts. The hotel manager kindly moved us to a standard room with a king **** We will attend the sales pitch but Holiday Inn has lost a customer that travels the US 42 weeks of the year and always stays at the Holiday Inn when possible. If they treat their potential buyer like this just think how they will treat you once they get your money. Holiday ******** and vacations timeshareownership is a scam. It is not a real estate investment like they claim it to be. They refuse to buy it back although they told me it values much more than it had cost me to purchase it originally. They promissed me that I will have no problem to get rid of it when I no longer need it. Instead, they don't want to buy it back even for a dollar. They just told you that you can sell it yourself. Big DECEPTION! They lies about creeping up maintenence fees. They don't talk about membership fees, assessment fees that are obligatory. Each time, you complain about increasuing maintenance fees, they deceive you into buying more points. They harrass you with phone calls when you stop paying them. Your organization is dishonest about the presentation requirements. I signed no agreement. Well, this is a very stressful situation for us, because my wife and I have fallen victim to the Holiday Inn Vacations Clubs trap. Intrigued by the offer to stay for free in exchange for attending a one-hour meeting at The Holiday Inn Resort hotel.Expecting a brief meeting about discounts on hotels owned by Holiday Inn, we were unprepared for the ordeal that unfolded. The meeting, which they promised would last no more than two hours, extended to well over four hours. A representative from the Holiday ***************** resort bragged about the virtues of membership, promising access to resorts nationwide. Despite our reservations, the presentation continued, with multiple representatives and a video highlighting potential vacation spots. The final push came from a senior representative, who emphasized the benefits for our family, particularly the prospect of vacationing with our grandchildren. This notion was enticing, as the idea of providing such experiences for our family was appealing.The aggressive and deceptive sales tactics employed by the Holiday Inn sales team added significantly to our distressing experience. From the outset, the nature of the sales approach was overwhelmingly pushy, designed to pressure us into accepting deals without fully understanding the implications. Throughout the process, multiple salespeople ambushed us, each more insistent than the last, employing a variety of strategies aimed at wearing us down. This relentless pressure was not only uncomfortable but also highly deceptive, as critical information regarding the financial commitments and limitations of the vacation package was completely omitted or glossed over. The sales team's approach was not just about making a sale; it was about pushing us into a decision through a barrage of persuasive tactics and misleading promises. This experience left us feeling misled and taken advantage of, quite different from the enjoyable vacation planning we had envisioned, we feel trapped.Review from Sherika A

I'm reaching out to share my frustration with the timeshare I've been stuck with for years. I'm losing money without any of the supposed benefits. The fees keep going up, and I barely get a few days a year to vacation. Not what I signed up for!I've paid a lot for this timeshare, but got nothing in return. The luxurious vacations I was promised never happened. Feeling pretty ripped off.I've had better vacations for less money than what I've spent on this timeshare. Passing this burden to my son isn't an option. It's time to part ways with this timeshare.I believe I'll get more value booking vacations on my own. Vacations should be longer than 2 to 3 days. Should be zero stars, they lied, they committed fraud by charging us for two contracts instead of one. They lied about the amount of the maintenance fee, it was $6,000 higher than they told us. The salesman said he would personally want to rent from us for 1 week in June 2024, 2 weeks in August 2024, and enough for 45 people in February 2025. He also said we could pay our maintenance fee by cashing in our points for **************** cards. They pressured us for 7 hours before we caved in.Holiday Inn Club Vacations Incorporated Response

Would not recommend. Lies & trickery. Misrepresentations. Very aggressive & repetitive sales. Told 2 hours but it was 4 hours, and they knew we had a 12 year old child with us. Poor choices for booking your stay for the sales pitch trip, even 6 months in advance. Incomplete directions to where we had to go to the presentation. A little late getting started even after telling us we needed to arrive early. Read the reviews in detail. Do not give Holiday ******** your business! Holiday ******** is incredibly difficult to deal with and no matter what issue we present to them, they insist it is somehow our fault and they have no responsibility. We have been going back and forth with them for months trying to get a resolution and they are not interested in cooperating or even acknowledging what their employees have said or lied to us about. I have notified them on multiple occasions that the sales representatives told us we were buying an investment we could sell or cancel at any time if we saw fit. As far as us using the timeshare we were supposed to have someone specific to contact for reservations and plans, and we would have easy access to signature collection reservations, all of which has turned out not true. They also said we could sell the points to friends or family, but only owners can check in to the resorts. Holiday ******** will not accommodate pre requested items like cribs, they claim to, but do not. It isnt available to us like we were told it would be, nor are the rooms as nice and clean as what they showed us. So far,Holiday ******** has done nothing to make it right. They have denied everything we have been told and everything we have experienced down to the dirty rooms. Their responses, in a nutshell, have essentially boiled down to too bad, we arent going to do anything. Holiday Inn doesnt care about their reputation, the owners, cleanliness, or customer service. Against my better judgment while booking at a less than desirable IHG location in **********, I must have suffered a weak moment and purchased a $199 dollar, listen to presentation, enjoy accommodations, sales hooks. Anyway flash forward about a year and the expiration is coming up, which they notified me of, (thankfully, maybe rather not known?). Anyway, circumstances being what they are I am in another state caring for a terminal parent leaving me unwilling and unable to book for several reasons including my wife is "minding the farm" back home while I'm away and I guess we both have to be present for it to count. I called and inquired about a refund as I would have bet I was told it was refundable, but OK, so its not. But to offer an extension for additional cost, LOL. Keep my $199. But I travel frequently cross country and I will not be staying anywhere under your banner.
