      just got back from Long beach resort 1001-2. Upon our arrival on Saturday September 14th we found the bunk master bedroom door to balcony would not open. The main sliding door to balcony was off track, and in 3rd master tv would only go on one channel. Since ECDI was still opened i callled, reported problems and was told maintaince would be out Sunday, no one showed. On sunday we noticed a horriblre smell coming from laundry room. Upon opening washer we were hit with a mixture of rotten fish and sewage smell. Went to Walmart, bought a box of borax to run through washer. On Monday i called again and reported the washer along with no one showing up Sunday, again i was told maintenace would come, never showed. So at one point only way to access balcony was through one bedroom. My husband managed to get main door to balcony on track. We would not wash our clothes, bathing suits in washer afaid they would be ruined. We ran the borax through with detergent again and we had to wash their towels. The borax made the smell not as bad. So i called everyday to be told someone would be out, never came. I am very picky and do not like to wear dirty bathing suit or not be able to wash clothes. We went all week with rinsing in the sink, just washing their towels in washer with borax. Called everyday , no one ever came. By Friday i gave up. I contacted them again when i got home Saturday asking for partial refund as we did not get what we paid for. I always rent with a washer, but i had a pile to wash when i got home. Door never would open in bunk room, looked rusted shut. Tv in 3rd bedroom never went off one channel. I feel sorry for whoever came in behide us because they were not going to be able to wash clothes or use all balcony doorsl. I paid a lot of money for the rental and feel that i deserve partial refund for the money i spent to even wash towels , my husbands labor to get main door to half way work, and the terrible inconveniece of the washer. plus no service

      We would like to provide some clarification. When we received your initial call, you informed us about having trouble opening the sliding door from the master bedroom, but you didn’t mention that it was off its track. Regarding the smell from the washer, you noted that you chose to address it yourself by running a cleaning cycle, which seemed to help. However, the rust on the bunk room door was not brought to our attention during your stay. 

      All the issues you reported were promptly forwarded to maintenance for assistance. Our maintenance team services units throughout the day, which may have led to them being in your unit while you were out, creating the impression that no one came by. We take all guest concerns seriously and work diligently to ensure that every issue is addressed in a timely manner.

      You were told of all issues,stating someone would be out. You state someone could have come in while we were gone, NOT TRUE. We had one in our group with physical problems who never left room. And IF anyone came they never fixed anything. About the washer. What was I suppossed to do? Use dirty towels? Buy new towels everyday? Keep waiting on your maintentence? When I told the girl on phone what i had to do, she stated" you should not have to do that on vacation" and she would tell maintentence.. I gave up. Your maintence and customer reps obviously dont talk. Or no one cares. You got pre-paid and thats all you cared about..       RUN AWAY from this property! Look for another place to spend your vacation and your money. The management of this property does not care for the renters! Rebecca Caldwell and Jon Caldwell need to be replaced they run the business like a cheap fly by night joke. If I was the owners of this property, I'd be looking for new managers to rent and manage my property. The guest service representatives need better training to assist the renters. Communication emails have old false information that somehow becomes the renter's responsibility to correct and update. If you need help, have an emergency or have a basic small issue with your unit - you're on your own! Nobody that answers the phone can help, they offer an email address that you send emails to, and nobody signs the return emails, so you have no idea who you're talking to. Also don't expect a phone call from anyone to help you. However, if you like empty apologies with no action you will get several of them and that's all you will get. If being Incompetent, Disrespectful and Ignorant to renters was being judged you'd be a five-star location. I have been recently in negations with the ECDI Property Management, they begin playing games with you offering you pennies as compensation than once you do negotiate down to the point, you're sick, they stop talking to you. I hope VRBO and Expedia stops representing them. Consumers need to stay away.

      I have begged them to help solve multiple issues with our condo for the first 4 days of our stay. Today we even had a water pipe bust and water flooding the condo and they never did anything about it. They kept telling me they informed a maintenance team member and would send someone out. I have all the messages and screenshots as well. Our condo has taped and covered smoke detectors, which illegally goes against Florida’s fire and safety code, so for our own safety I hope we don’t encounter a dangerous situation! After reading other reviews it seems this is a very normal thing with this company and rental service. Even members of the condo state that they are after your money and lie to you. Sickening way to run a business and waiting on a lawsuit to happen for sure. I have found the gentleman who owns the place we’re staying in though and will be reaching out to him to let him know everything that’s gone on. Disgusting company! Highly disappointed. Oh! And at the thunderstorm a few days ago, we woke up in the middle of the night to water pouring in the front door that doesn’t shut or seal and had to mop water to the dining room and bar the door shut with a chair to keep it shut. Talk about an experience. DIRTY floors (your feet turn black walking in your own condo), doors falling off hinges, dirty filters on dehumidifiers you have to empty 3x a day, etc. There was BACK MOLD in the whole bottom of the fridge!!! So much for that $325 cleaning fee. This company will also go against VRBO policy and charges you an extra 4% for using a credit card to pay the remaining of your balance after they charge your card for fee’s and deposits. I asked for compensation for our first 2 nights (out of the 7) stay in no working AC in the master bedroom where temps were reading over 82° and you sweat all night. This place needs inspected and held to a higher standard!

      Regarding the temperature issue, we noted that the hottest reading reported was 72°F, with the initial report indicating 70°F. As the master bedrooms are oceanfront, they can indeed get warmer due to direct sunlight. To help mitigate this, we recommend drawing the curtains during peak direct sun hours to reduce the amount of heat entering the room.

      We also want to clarify that our convenience fee, which covers the cost of processing payments, is disclosed in your rental agreement, final payment instructions, and during final payment authorization. We strive for transparency and ensure that these fees are clearly communicated prior to booking. We provide a secondary payment option that does not include a fee, which guests can choose if they prefer. 

      We will check with our maintenance team and housekeeping to ensure that all issues mentioned are reviewed and handled accordingly. Your feedback is invaluable, and we are committed to addressing these concerns to prevent future occurrences.

      Beware: Pictures do not match what you get. Pics are a nice and clean condo and upon arrival we found an outdated unit. Problems first started when we originally booked a condo and paid our deposit on Jan. 12 and then on 2/6 was told the condo was no longer available for those dates and we had to pick another one. We found another one, we didn't love it like we did the original but we knew we had to book something. Once we arrived at the condo we were immediately not happy with pictures vs reality. The pictures were bright and made everything look nice. But actually what we got was a condo with hard beds, peeling wood shown cabinets, water in the floor, ripped couch and pillows, outlet sticking out of the floor ( we had to address since we had a little child with us), missing chair, couldn't use tub in master bath, one of the sinks leaked in the guest bathroom and we were unable to use it had to turn the water off, the dryer left black marks on several clothing items. We had called and emailed about the tub and flooring when we arrived and found the issue but never got a call back. I did get an email saying "we forwarded this to maintenance" but that was it. We paid $40 for parking and had to park 3 parking lots away because they resort allowed visitors that took the parking. I did leave a review on the booking site and was offered compensation if I remove it. I counter offered for a more reasonable amount and they declined. I have sent multiple emails trying to get this resolved but at this time nothing has been resolved.

      I would advise everyone to NOT rent from this so called company. We arrived to our destination on Saturday June 1. We were staying at Dunes of Panama in PCB. Upon our arrival we found the unit to be completely disgusting! Not only was it beyond filthy the unit was falling apart. It was NOT a safe place to stay. The door did not even lock properly. The ceiling duct work was falling in, the toilet didn’t work along with a list of other problems. I have pictures of what the room looked like when we rented it and what it looked like when we got there! We immediately contacted the company and told them this was unacceptable for the price we paid. We told them we wanted to be moved to another unit or a refund. The customer service was beyond horrid! They blocked my phone number and I was left with my 2 daughters with no where to go. This so called company should not exist! I am still waiting on my refund and it’s a week later. We drove 13 hours to get there and had to turn around and drive back home the following morning. They did not reach out to put us in another room instead they told us there weren’t any rooms available. I told her that was a bold face lie because we had been on their website. The girl answering the phone kept putting us off until I demanded something be done then she hung up on me for saying I was threatening her. So I was left to find a hotel for myself and my daughters at 9:00 pm that night. It was the worst experience I have EVER had! Please Do NOT stay with this so called company. It will be your worst nightmare!! They should be shut down immediately!

      We checked into our room on Saturday June 1st ac worked that afternoon. We noticed the following morning that it wasn’t holding to the set temperature. Now 3 days into our trip we have no ac and our room is 80 degrees. I have 2 small children. This is unacceptable! Since then they have had to replace the entire ac unit so we have really lost 3 days of our vacation due to this known issue. We are thinking about cutting our trip short because of this plus other issues with the room. Emerald Isle condos. There are no black out curtains for either the main bedroom or living room outdoor furniture is rusted floor is cracked and busted the main bedroom door to outside takes 2 people to close. Overall cleanliness of the room is subpar.

During summer, it is more common for ACs to malfunction due to rising temperatures. We apologize for the delay; we attempt to get a technician to the units as quickly as possible.       We love Treasure Island and the Lower Grand Lagoon. But we're sorry we rented through this company. Wish we would have rented directly from Treasure Island. They should get rid of this company on property. It's not a legit company. They have no office. Property managers are non-existent. The women who do answer the phone make it very clear they could care less. Have no idea what is going on. They are very ignorant and rude. They do not a bide by contracts. We originally rented 3 bed/2 bath but were told 2 hours before check in that the condo was unavailable. Only condo available was a 2 bed/2 bath. Contract says we should be refunded the difference since we had to take a smaller condo than what we rented. Still no refund. Property managers do not have phone numbers and do not answer emails. Women that answer the phone just put you off and keep saying they are working on it. Condo was dirty, loud, uncomfortable furniture, and limited cookware. Did not tell us about maintenance going on in building during our stay. Very disappointing and dissatisfied!

While we not have a physical office on the resort's property, our team is accessible via phone, email, or in-person meetings. We also have an offices located in the Panama City Beach area. Please note that building maintenance is beyond our control. We always attempt to inform guests' of any resort maintenance, however, we are not always able to provide the information prior to check-in. Additionally, all guests receive Final Confirmation documents via email, providing direct contact details for their property manager and our guest relations team.       Main door had no security locks and wasn't sealed well. One bedroom door was crooked and stuck. Took 2 1/2 days and five contacts to get plugged toilet fixed. But worst of all on our floor on the public balcony (street side) there were three unlabeled, unlocked storage bins with beach supplies. The bins were exactly like the one at the pool which was for the public. Nothing in the extensive rules or postings indicated these were private. (In other condo complexes we've rented, if a beach supply box was private it was on the private balcony). So from one of the bins we borrowed a few sand pails and a chair and returned them later the same day. 2 days later we received a phone call from the ECDI that we were being evicted immediately by the condo HOA because the security cameras caught us on tape 'stealing from the bins' - which they said were not public. They would provide no contact with whom we could talk. They said they couldn't help. We contacted the host - Johnathon Caldwell (head of ECDI) - who didn't respond. We contacted VRBO who tried to set up a 3way call with the host but could not reach him, but said his management company promised he would contact us. All we got was a message asking if we'd contacted his company, which we had already told him we had. We gave him our cell phone # and asked him to call us - he never did. So we moved out and lost our 2nd week of the reservation with, of course, no refund. A traumatic experience for our family - especially our grandchildren. A very unprofessional, unethical lack of response from the management team and perhaps an illegal action and process by the HOA. We would love to get our money back from the 8 nights we missed but since ECDI refused to talk with us I am sure nothing short of legal action would make that happen and that's not an avenue on which I want to spend more time and energy. We love PC Beach but this certainly sours us on future visits.

      You have failed to address the real issue. We read all the policies and rules. We are aware of the no refund due to eviction. However, there was nothing in the rules about the unmarked, unlocked storage bins which were the focus of our eviction, and we were falsely accused which is what led to the eviction. The issue is you failed to address your lack of response to our requests for conversation, failed to live up to your promise to VRBO that the manager would contact us, were unwilling to give us any contact information for the HOA which made the false accusation (or to offer to contact them on our behalf) - basically you were intent on allowing the unjust eviction to take place with no active care or concern for your renters. It appeared you were anxious to wash your hands of everything and move on to the next renter quickly rather than care for or stand with us. It is hard, therefore, to believe you have much regret. In fact, calling the whole affair an 'inconvenience' is an insult to us and shows a total lack of care and respect for us - it was much more than inconvenient for us and our family.

      In October 2024 I rented room 1201 in tower 2 of Long Beach towers. Spent about $2,000.00 and It was disgustingly filthy upon arrival. All the bedding was dirty the mattress pad had multiple stains that washed out when i washed it, clearly they are not washing the linen. The bed we had was broken and very uncomfortable.Toilet had feces on them kitchen cabinets covered in food, some cabinet doors were broken in kitchen and bath,dirty dishes inside cabinets, a chunk of hair in the kitchen sink. Thick layer of dust built up on everything. No bulbs in most the lamps. Toilet paper rolls broken and falling off the wall.Filthy mop in laundry room riddled with bacteria mold in washer and all bathrooms. Blood splatters on furniture and floors, fingernail clippings on the table and so much more. They only left us 1 roll of toilet paper for a condo that sleeps 10. Also only had 1 working elevator which they shut down one of the days of our stay we were on the 12th floor. Omg where can I post my photos of proof??? I called the service number only for the lady to immediately say "we don't do refunds." She told me I had to e-mail the property management. I did and sent photos and requested a phone call back immediately. I never received a call until 8 days later after returning home. The lady said she would see what she could do about getting me a reimbursement and asked if I would take down my bad review. I said no and she never returned my call. Why should I pay for a cleaning fee when it was clearly never cleaned? They need to pay me a cleaning fee and reimburse me for the supplies I had to buy and my time spent on vacation doing their job. She also thought she was clever and posted a bad review on me saying "it was the review I deserved" the review was fabricated with nothing but lies bc I wouldn't take my bad review down. I have photos and flight info to prove her lies. Their customer service is dispicable. This place should be shut down! They don't deserve the 1 star

      ECDI and condo deserves negative stars !! This trip turned out to be a nightmare ! From the moment of check in the condo looked as if there was a break in , place was FILTHY! . Guest bedroom bed was broken, box spring mattress falling apart ,actual mattress was stiff as a board , stains on the sheets , vomit on mattress , broken hanging picture on the wall . Red splatter all over the walls that appeared to look like blood throughout the whole condo. Master and guest has no proper linens , sliding screen door was hanging off , stains and dust all over curtains and also broken. Kitchen had dirty appliances , which couldn’t be used it was so gross, and kitchen table chairs were broken . The condo states newly remodeled , not sure how old that listing is but was not the case for us . The details of listing needs to be updated . We called the moment we checked in and we were told by the rental property ECDI to send email and it took 4 days of us calling and emailing to get a reply . There was no other bookings available and we spent the first night cleaning 61/2 hours and supplying items we were in need of . We’re still dealing with the rental agency as we speak , company offered to pay us 500.00 back towards our credit card , via email to "rectify" the situation and now they will not respond back to us , I would keep scrolling and find other rooms available at this condo because the building is wonderful , just a crappy rental agency for this particular condo . If I was the owner , I’d spend the money and provide good quality mattresses , bedding linens , pots, pans and replace when needed . I’d also look for a more responsible rental agency who can maintain property .
