I am reporting this company to the BBB because they are by far the worst property management I have EVER come across. For starters, I was pregnant and had to battle for months with an infestation of roaches living in my fridge and stove. They refuse to bring me brand new appliances (not used from other units) after asking for months to resolve the issue. My water bill was over $300 from the time I moved in through the end of my lease term. I asked them to come and resolve the issue and they refuse to work with my work from home schedule so that I could be there when the maintenance man came. My boyfriend came to visit with his emotional support dog and I received a notice to get rid of the dog a day later. When my neighbor brought a dog home a few weeks later and took the dog for a walk I received a notice of eviction 2 hours later. When I went with the neighbor to resolve the issue the following day the property management was asking me questions about tennis ***** he saw in my sliding glass door window. I was having a hard time paying my rent due to me being out on maternity leave (which I communicated with them the entire time) and had to get rental assistance. They charged me $50 to fill out one piece of paper and when my case manager asked why and if it was legally in the lease they told her no and that it's going above and beyond their duties as property management. When I moved out they kept my security deposit and claimed that I owe them $300.50. They charged me $714.00 for two weeks worth of rent for the month of November plus a $40 late fee when I had already moved out and returned keys by the the first weekend in November. They charged me $500 to replace the carpet, $30 for a smoke detector they claim was missing that was sitting on the kitchen counter the entire time, $20 for 3 broken blinds, $15 for stove top burners along with other small repairs. I will be disputing these charges and taking them to court.Business Response

NO GOOD DEED GOES UNPUNISHED
At the end of August this tenant's lease expired, We asked her to move out. We did so due to many issues not the least of which was her boyfriend who was living there without being approved on an application. We made several attempts to have them provide us with an app. To no avail. He was there for the entire lease. She also had a dog. It's seems convenient after the fact to call this animal an **** Non of this was ever disclosed to us and no paper work was given to us to prove the animal was an **** After she received her notice she asked for a 30 day extension. Saying she had no where to go. I agreed. After that 30 days was up, she asked for an extension again. Again, I agreed. Before that 30 days was up she asked if we could extend for another 2 weeks, making her move out date the middle of November. We do not as a rule charge anything less then one month rent. We are not a motel or an Airbnb.... But again we agreed and agreed that she would only have to pay half a month rent. Very reasonable. She left the first week of November without paying her agreed up on half a month rent. No Good Deed... The apartment smelled terribly of dog. We had to replace all the carpet. We had to remove what was left behind in the unit. We had to clean the unit. Repair the unit which is both materials and labor. Most forget I have to pay someone to actually preform the repair work. I suggest to this former tenant, that in the future they obey the lease rules. Clean up after them selves. Take personal responsibility and pride in there home and remember that actions have consequences.

1. We moved out of the apartment 40 on the 31st of August, ******. Hendricks is withholding a $500.00 security deposit and seeking to charge an extra $664.12.3. Several trouble tickets where submitted to make repairs and never completed.4. I am disputing their claim of damages and an water bill.5. I would like my security deposit paid to me in full.********** also spliced a power outlet into our line, allowing plumbers and ground maintenance to use the outlet, but we where paying the power bill. * Note: No walk though with myself and Hendricks as conducted before or after moving. A leak was reported in June and never repaired, hence the excessive water bill and damage to the carpet. After residing in the residents for seven years, all other damages are for normal wear and tear and uncompleted maintenance request.Business Response

We asked this resident to vacate the unit and property. This resident was ****** combative, aggressive and unstable. This resident would constantly argue with our maintenance staff and our manager. A few months ago, the aggressive nature got so bad that my property manager had to remove her from our onsite office. This resident continued to yell at my manager through the mail slot. In addition to this, the unit was not in great shape. There were multiple pet urine stains in the carpets, the unit was not properly cleaned... It is all documented in the Security Deposit settlement form sent to the resident...

Note 1: A trouble ticket was submitted on June 13th for a water leak and was never resolved. Excessive water bill for ***** July and August, in addition to pet damage to carpet, was caused by water leak. (See notes entered by ********************* on attachment).
Replace stove bowls $35.00
Broken door spring stop $25.00
Missing kitchen k*** $50.00
Rusted shower curtain holder replace $75.00
Note 2: Kitchen k*** was located in kitchen cabinet next to the refrigerator, unable to attach, k*** and s**** did not fit. Door spring was broken when apartment was rented seven years ago. Stove bowls and rusted shower curtain holder are due to normal wear and tear after occupying apartment for seven years.
Towel bar pulled of wall, wall and hardware damage $95.00
Note 3: Towel bar was never replaced/repaired by previous owner.
Cleaning apartment $75.00
Note 4: Seems excessive.

All line items include parts / supplies and labor. If you have any documentation to back up your claim that any of the damages in the apartment where pre-existing to your residency, I would gladly take a look at them.

I am rejecting this response because:The only item listed as pre existing is the door spring. All other items are due to normal wear and tear from occupying the apartment for seven years, or unresolved maintenance tickets (water leak). Also, I even mentioned that the towel rack was never resolved by the previous owners. All of these issues could have been resolved if there was a walk through conducted before and after Aug. 31st.
