Direct Mortgage Investors through their agent ********************************* made me pay for numerous services such a credit report, appraisal, four point inspection, flood insurance, homebuyer education...before even bothering to check property title which had a clear flaw. The only reason for refinancing my home was because I needed a minimum of $1,000,000 to be in my bank by July 31, ********************************** my bank account by Friday, August 4th as lender needs three day to rescind. Friday morning I contacted ******************** asking for the title company contact information as that was something that I should have known from the beginning of the transaction, finally he emailed me that information. However, in contacting the title company I learned that they did not even have my file much less close on Monday. Thereafter, I called and texted ******************** all day Friday but he never returned my calls nor responded to my texts until I researched online late in the afternoon for his office phone number and in doing so I came up with a phone of someone who used to work for Direct Mortgage Investors and was nice enough to give me his bosses phone number such a ******************* and ************************* who stated in a conference with ******************** and myself that he had numerous complaints about ******************** and told him off when ************** learned that ******************** kept me in the dark all day about the closing and other pertinent information. Then ************** contacted the title company after 4:00 on Friday when it was discovered that the property title QCD had a flaw and needed to go to probate first.Time was of the essence to close as I stand to lose $7,000,000 in a crypto account that is presently locked which ******************** was well aware from the beginning for which that was the only reason for refinancing yet he made me go through numerous unnecessary expenses for which I want a full refund in addition to the $7,000,000. *****************, a ******* realtor,BK # ******, was referred to me for a mortgage on her house as she stated needs cashout for some investments not related to mortgages where she needs funds. After going back and forth with her for weeks, she decided to proceed at which time her credit was ran 7/19/2023 and we were able to price her request. It was advised as will all my clients, we should have a smooth process as long as title and appraisal come back favorable. *********** was more than vocal in stating she was in a rush to get this done. When the decision to move fwd was made, I proceeded to ask for documents such as insurance, proof of free and clear property taxes, etc. She immediately stated she did not have insurance for it was too expensive and she was immediately told we can not move forward until we have this information for no mtg lender will lend without insurance coverage. After this was down,the file was submitted to the lender for review, appraisal and title ordered. When title came back, it was discovered thus property would have to go thru probate as this would delay the process. From that point on,************ became aggressive, hostile and belligerent stating I made promises that we were simply not true. Before receiving the title report back, *********** was even requesting to waive the 3 day rescission period as it was stated that is not allowed her primary home. Prior to the title report coming back, I would receive ***** calls per day due to her impatience and then she was told I can not answer all of her calls and that we needed time to let the lender work the file. She went as far as finding the lender's ph# and called them,**** and **** stating I was not communicating with her when all the while I was. Again ************ was advised that as long as the title work and appraisal come back without incident, we should be able to close on this loan rather quickly, but that did not occur due to probate that needs to be resolved before moving forward. Please also be advised there were no funds received H******33383937343533Hly to DMI or the mortgage loan officer. Costs incurred on the note are that of the credit report paid H******33383937343533Hly to the credit reporting agency and the cost of the appraisal paid H******33383937343533Hly to the ************************* Company). Other costs *********** incurred were that of an updated 4pt and wind mitigation inspection and the respective insurance coverages as result of the inspection findings.

I am rejecting this response because: Their response is completely false. I called and contacted mortgage broker ***************************** on Friday before the closing as I still did not have any contact information for the closing agent nor title company, as he did not return my calls nor messages by the end of the day I looked online for a company phone number as I was never provided with such and found a mortgage broker by the name of ******************* who used to work for Direct Mortgage Investors and after providing him with my nightmare experience with ***************************** and his company, ******************* was nice enough to provide me with ********************* phone number who is supposed to be the owner of that company, after contacting ************** about ***************************** not returning my calls, he stated that he had many complaints about ***************************** and suggested I contact his immediate supervisor and manager *******************, who also stated having received numerous complaints about ***************************** and contacted him while on the phone with me in a three way conference call at which time ******************* told ***************************** off for his behavior, this was close 5:00 p.m. Friday the day before closing at which time I found out that no closing was even scheduledFurther, ***************************** was well aware from the beginning it would have to close no later than July 31st as the mortgage amount was supposed to be in my bank by Friday, August 4th as there was a three day to rescind. So he lied when he stated that I did not want to wait for the three day to rescind.
Further, he lies when he states that I did not want to purchase homeowners insurance as it was already issued but was to be paid at closing. You can contact ******************************************* through Farm who already set up everything including *************** that I already paid in the amount of $3,322 that I was told it was needed.
All along I was assured that the closing will take place on July 31st but it was not even schedule to close, again the reason I needed it closed on July 31st was because the money needed to be in my bank account on Friday, August 4th after the three day to rescind. As the closing did not take place at all, I lost $5,000,000.

This is a rebuttal to *********************** complaint:
Initially ************ reached out to me on a Friday evening after business hours about her loan concerns. I instructed her that I am the ** for the company and we have over a 100 Loan Officers and I would put her in contact with the manager of the Loan Officers that was handling her loan.Within a 15 minutes, I received 5 calls from her that the branch manager didnt call her I simply told her to give **************** a chance to get back to her because it only has been 15 minutes, but yet she continue to call me recommencing nuisance, so I had to stop answering her calls. I spoke to *************** after he had spoken to ************ with the ********************************* to try and attempt to appease all parties
So, here is what ************ surcease to deliver in her complaint:
The loan was approved & cleared, pending the title company entanglements
Title of the property wasnt in the name of *******************, instead tile in her deceased mother designation.
Property insurance wasnt issued to ******************* due to the property ownership
Client was instructed that she will need to go through a probate hearing for rights of ownership.
************ stated there were numerous complaints about ******************** this statement is fictitious. I never made such a statement, and ******************** has zero complaints.
************ very bold statements and negligent to boarding on attempting fraud in attempt to deceive members of her family and 3rd parties is a action as a company we will not take part in.
We are steadfast in our commitment on administering the best customer care, but wouldnt be push into any deceit,hoax, misrepresentation, and extortion. We are rigorously governed by Federal and State regulators and will not place our clients and our company into any peril.
Our legal council is acquainted with ************ actions, remarks and prepare to accede with legal litigations.Since ************ is a licensed ******* **** Estate agent considerations are proper on submitting a complaint into the ******* **** Estate Commission (FREC).
If ************ could remedy the property title issues with a legal probate court order and be the sole designator owner of the property we will welcome the opportunity to secure her the loan once again.

I am rejecting this response because: They are simply coverings their backs. Any professional mortgage broker would make sure that the applicant requesting a refinance is in fact the owner of the property. I own the property together with my deceased mother and it wasn't until Friday, July 28th that a title issue was discovered, yet all along I was led to believe that we are definitely closing on Monday July 31st, in the meantime Direct Mortgage Investors made me lose unnecessarily a great deal of money in appraisal, four point inspection, borrowers course, not to mention my time and loss of income. In addition, had the title issue been known from the beginning I would have done something about it. In addition, the closing was time of the essence as if it did not take place on July 31st I stood to lose $5,000,000, which I ended up losing $5,000,000. Therefore, I want Director Mortgage Investors to reimburse me for the unnecessary expenses incurred in the amount of $1,200.00 according to my calculations.

I zelled a representative from here ********************************* $500 to begin a heloc, he took my money never completed the loan, and won't return my money. No one will return my money. *************************** who is the president of the company refuses to assist.Business Response

Hello,
We requested proof of payment from Ms. ********* several times and she failed to provide anything to support her claim.
The Loan ******** ********************** stated that he did not collect any funds from her but referred her to a private lender that is not associated with Direct Mortgage Investors who collected a $500 application fee.
This issue is between Hodkivitz and the private lender, not Direct Mortgage Investors, Inc.

I sent all screen shot and correspondence from her company and the respondent to her company saying *************************** take these complaints very seriously. I have messaged them over and over again.

This person has not only failed to comply with the request for verification but continues to slander our companies name without any basis.
All of the correspondence is attached.
The loan officer did not receive a payment from her. She made a payment to a private lender that is not associated with Direct Mortgage Investors for an application fee.
She provided a screen shot from her personal device of a Zelle payment that could've been sent to any contact that she named "***************************" on her personal device.
This is not prof of payment.
She has failed to provide any documentation to back up her claim and continues to send harassing emails and post on social media. This has become a legal issue.
If the BBB files anything negative about Direct Mortgage Investors, Inc. regarding this baseless claim we will have no choice but to include you in the lawsuit.
