      My real estate agent recommended them and they have been nothing but a nightmare. They sent some "appraiser" or something to look at my property and singled in on a fenced in back yard deck. There was a loose board and I received a threatening letter that if I did not provide proof of repairs to the small deck my policy would be canceled. I sent them photos showing the loose side board had been nailed back into place. Shortly after I received another letter acknowledging they had received the repair photos and demanding more photos of other deck repairs. What other repairs? Avoid this company.

      I received notification that I was approved for insurance and pay premium. They sent me policy. One month later they sent me a cancellation notice saying I did not submit paperwork showing prior insurance. I did but they never let me know they wanted the whole policy. Despite my frustration I sent that. It has been 3 days and I have not gotten any communication about my status. They cannot be trusted. If they will do this on paperwork what will they do if I file a claim?

      This company sent us a cancellation notice very shortly after we bought our home and paid to have them as our insurance company. After giving us endless tasks in order to keep the policy, we finally decided to go with another company, which took care of us immediately. We sent a notice of cancellation to them on the 26th of the month and informed them we had different coverage, but they waited until the end of the month to actually cancel the policy, then waited another 9 days after that to process the refund, then waited another 10 days to send out the check. Now it's around the holidays and we won't get our money back until after 1 month of giving them notice of cancellation. COMPLETELY UNACCEPTABLE!

      This company is a sham! They took my full years payment from my escrow account and then a week later sent me notice of cancellation due to a gap in insurance, which they knew about! Progressive pulled out of ******* and does not do homeowners insurance anymore in **. Southern Oak cancelled my insurance (in the middle of hurricane season!) due to a 10 day gap in insurance. It took me over a week to get them to contact Quicken Loans to receive payment through my escrow account. Now they are telling me they will prorate my refund for the days that they covered my home. This company is a joke, and their customer service is subpar. The supervisor wouldn't even get on the phone with me to discuss and hid behind their "customer service" representative. Do not use this company! I can only imagine what I would have had to go through if I made a claim with them. Stay away from Southern Oak Insurance!

      Southern Oak is a horrible insurance company. They triple their premiums within a year, send "professionals" that clearly don't see mold or cracks. They expect their payments on time BUT like usual this insurance company will go above and beyond to NOT pay out on claims

      THEY RAISED OUR RATES BY ALMOST $300.00 WITH NO PRIOR NOTIFICATION, FOUND OUT THROUGH OUR MORTGAGE COMPANY, SHOPPING FOR A NEW PROVIDER

      Per ******* Statues, all insurance companies are required to send renewal offer at least 45 days prior to the renewal effective date. Southern Oak sent the renewal offer to ****************** on 10/4 (52 days prior to renewal effective date) which included the renewal premium on the declaration page as well as a billing statement showing the renewal premium. Also per ******* Statues, all renewal declarations page are to include the Premium Change due to Coverage and Premium Change due to Rate which was listed on the renewal declarations page that was sent to ****************** on 10/4. In regards to the premium increase, some factors contributing to this include the Coverage A limit increased due to the application of a cost of construction. Also, per ******* law we are required to collect 2 FIGA surcharges (Regular and Emergency) which are included in the Renewal premium. We encourage ****************** to contact his agent to review his coverages to determine if adjustments can be made to reduce his premium.

      Thank you for all your reviews. I had to find a new company old company leaving. Broker found southern oaks insurance. I was happy submitted all the required documents. Got policy 2 later brother says southern oaks need the word declaration on old company policy. they have proof i had insurance but they cancelled me in less than a month. What gives. Hopefully I will be guided to a decent company. I wish I would have read these post earlier.

      We appreciate the opportunity to assist and to resolve this issue. The policy was set to cancel effective 12/27 as we were unable to confirm the prior coverage. The prior dec page was provided but was unreadable, so we were working with the agent to obtain the readable information. This was provided by the agent today, and the pending cancellation has been removed. The policy is in-force with no lapse in coverage. Thank you again for the opportunity to resolve quickly and we apologize for any frustration this caused.

      Where do I even began! We switched off of the state run insurance even paying a bit more for and almost instantly regretted our decision. They are VERY intrusive, first they sent out an inspector without notification and he banged on my door in the morning. My dog barked and before he even introduced himself he asks "what kind of dog is that, and how many do you have" Then quizzes me on the age of my 6 year old roof. Although all this information was submitted to the insurance company along with a wind mitigation. He proceeds to snap photos of the house and even inside my gutters (glad I just cleaned them). About a week after this we get an email stating we had two weeks to submit a tun of information about a claim we filed with our previous insurance company that was (paid out and resolved) regarding water damage in our kitchen. We were very accommodating even though I wanted to say it was really none of their dam business! We explained that we where still in the process of fixing the damage my cabinets where custom and took 8 weeks to be manufactured and showed documentation and receipts from the contractor. They also wanted before and after photos. My wife called the insurance company and explained that the work was not yet finished and they told her just submit photos of the work in progress. So we once again where very accommodating and did what they asked. At this point we where just waiting on countertops but documented the work done and showed that the old damaged cabinets where removed with new installed. Well this morning we get a notice of cancellation because our kitchen wasn't finished fast enough for them. What an absolute joke of a company.

      Southern Oak inspector made an appt time of noon on the day arranged, showed up 6 hours earlier hoping to sneek up on us and catch us I guess doing nefarious things. He was rude and obnoxious the entire time. Then 2 weeks later we get a non compliance letter from Southern Oak claiming they were going to issue a non renewal because the inspector didn't see a fire hydrant out front of the house. Even though a letter from the county fire department states our home is within **** feet of a hydrant. Southern Oak claimed various alleged "construction and general debris" on the property that didn't exist as an excuse for non renewal. It seems this company along with others are just trying to prevent home ownership going with the agenda of the climate activists which is "you'll own nothing and be happy".We filed a complaint with the state and even had a local news crew to report the story but the company is steadfast refusing to respond to our calls and emails.

      I would never recommend Southern Oak insurance company. We had a minor problem of a leak that came in from outside the house. Because I paid to have an experience company check for mold, and they found some. Therefore, I called the insurance company. They said there Water mitigation people in and not only did they set up these machines and run them, they cut out a 2 x 2 rug in three different areas. Southern oak, then denied the claim. Their representatives stated that we cut out the carpet. That was a complete lie. they would not pay to replace what they had done. Its one thing to deny a claim. But its another thing to lie to the customer.
