    This is a complaint about Coastal Joe Vacation Rentals in Cape San Blas Florida. On 05-31-23 I put a deposit for 1 week vacation rental of Turtle Watch beach front home on *** Treasure Dr. Indian Pass FL. Arrived on 10-25-23. Once inside there are 4 landings leading up into the house which is two story- with 6-7 steps on each landing. Approximately 24-28 steps total. There are no stair rails on any of them or on either side. This was not noted in their property description. This made it very difficult to go up these stairs, and almost impossible when carrying groceries. I fell on 10-28-23 on the second landing and injured my right knee. Upon returning to Knoxville TN I went to a clinic and had X-rays. Outcome: No fractures but swelling of the ligaments. Rx for steroids given. This fall resulted in pain and need of a cane for walking. On 11-13-23 I contacted the Gulf County Building Inspector Trevor ****. Mr. **** reports that this home has failed their last two county inspections due to no stair railings. He states they have sent a certified notice to Coastal Joes on 11-5-23. He further reports this rental is not up to code and they are not licensed to rent this property. The owner has also been sent a notice. I do not know who the owner is. This is unbelievable that a two -story rental has no railings. A person with a walker would not be able to go upstairs in this house. The only rails present lead from the ground level (parking) to the lowest floor of the home. There is only a small entry there, no living space. Coastal Joe was notified of my fall by me upon check out on 11-01-23. The guest book inside the home mentions concerns and complaints regarding no stair rails and even states one gentleman fell and fractured his leg. I just checked the rental calendar yesterday and this house continues to be rented up until spring 2024. Thank you, ****** ******

    This home is up to code and does have the necessary documents showing that the railings on the home have been installed and it is licensed for STR's. The short-term rental license process is a newer program happening in our county. It has taken a while to get all 3 of the parties (homeowners, management companies & county officials) all working off of the same information with the implementation of new communication tools, and online programs. We appreciate the concern you had for our upcoming guests and are happy to share that all is well at this home.
