    Customers Statement of the Problem:
    Response: You had the home inspected by your home inspector (*****************************) on 8/12/22 and none of these items were on it. Your one year builder warranty expired on August 18th, 2023.

    Driveway not poured correct 1 1/4 to 1.5 of pitch in 45 ft no drainage hold water 
    Response: We need to clarify this. You were met on the job before pouring of the driveway. It was discussed increasing the pitch. You did not want to for several reasons. Your grade guys did the grade and you did not want him to ever come back and you had already begun the work on the apron of the driveway with rock, as well as the road would have been much higher than the concrete driveway.

    Stone cracked 2 time around window was fix -1 month after moving in , was not fix correctly no crack suppressant done , no water proofing broke aging same spot. Now the window is bending like a circle 
    Response: This area was repaired although it was not a warranty item.

    Response: Not true. It was inspected and passed the county inspections as well.

    Response: You redesigned the home and signed off on the plans. You didnt not like it until you moved in and wanted to just try to find things to complain about. The two windows you are referring to are different widths. It would be very uncommon to change the size of the grids just to maintain the amount of panels. It is industry standard to keep them the same which would result in the wider window having an additional pane. That is probably why you signed off on it.

    Drywall cracks aging in celling , drywall wall guy just fix it now then painter came but the painter says the texture is not same so now we have a race track around the whole celling in my room , either need the whole celling texture or repainted to match Roof is leaking , 
    Response: You approved of this repair when it was completed. This work was done after your warranty as a measure of good faith as that area had cracked prior.

    Response: There are no hinges on the roof. This is unclear. It is not common practice to use roof cement on ridge caps. The picture you supplied showed 12 nails. It is also not recommended to install shingles under (on top of bottom flap)  of a boot as you will be adding unneeded holes in the boot.

    Response: The "cardboard"  (aka Baffles) are supposed to be there. This has been explained.
    Baffles, also known as insulation stops or rafter vents, are installed at soffit vents to allow airflow to move past insulation and up to ridge vents or mushroom cap vents. They also prevent insulation from covering the vents and stop wind from pushing insulation back from the *****

    Response: These areas are not to be foamed. Most would recommend against it. It is not standard practice to seal them. The attic is not air-conditioned space

    The drywall has been a issue since April of 2022 be4 we moved in after moving in they been here multiple times to fix now on last repair in end of May of 2024 my celling looks like a race take from repairs , the stone was broken sept of *********************************************************************************** why they did not fix the crack in the home block all pic and emails to Groza now the stone has crack aging because the house block is cracked that was not fix corrected the stone has cracked aging same spot same issue , window is not 3 panel it is 4 panel they wont respond to email about it , drain feild issue since 2021 April when they aloud there subs contractors to drive over only to confirm issue they never inspect it after to speaking to owner of spec it company was lied to by Groza that its fine they wanted to make it a warranty issue so they would not have to pay spect company cost me $500 to drain it after 17 months of use not working correctly then they had to dig up all the pipes that were ran over and relevel out to drain completely and never fix my sod , back window is not per plan as u can see in pic its set way to low causing my table to look like a high top  the driveway was a issue be4 we moved in and not poured correctly concrete dose not move either do windows I have Groza plenty of time to come out and look and fix there work which they refused and never offered to fix anything correctly like a dentis visit to get them to come out , all of these issue could be avoided if they followed the house red line plan which they did not there the builder who made mistakes after mistake the driveway with 1.5of slope in 45ft is not code after going to the Okeechobee county office the driveway was never pulled a permit or inspection at all by county so if the builder has any docs showing a driveway inspection please forward to u at bbb because the county has no record this driveway and walk way is over 1000 sqft of concrete with no inspection on work that is wrong

    The road and maintenance department handles driveway permits, If the property is on county maintained roads. The subject property is not on a county maintained road. The documentation from them stating this is dated 9/16/21. That department regulates from owners property to county owned property which is not applicable in this situation.  

    Per Okeechobee Building Department, Flat concrete is not inspected. 

    The home did have a final inspection from the county of which it passed as well as owner had an independent building inspector inspect (8/12/2022) the home and none of these items were on that list either. The driveway specifically is mentioned with no deficiencies.

    We believe everything else was addressed in previous response.

    Drywall has been a issue since day 1 and still a issue thats why we r here aging there been a drywall issue related to this in a previous bbb they keep trying to patch it where now the whole ceiling needs to be redone all the match and painted , the stone cracked on sept 2022 -1 month after moving in was not on any final inspection due to it cracking 1 month after living in home they came out 2 months later put a bandage on it not fixing it properly block was cracked and completely ignored now the stone has cracked in same spot aging and no one will fix it , driveway has been a issue they know about since day 1 , the window was installed with 4 panel not 3 like the contract says and red line plan agreement on both parties no changes should been made with out approval by customer, same goes for window set at wrong elevation , the drywall has cracked again and aging so at time of move in no cracked after of living in home cracks keep coming and patches through the whole home where whole walls should have been texture to match not patches and race tracks across my celling now after the 3rd repair on same drywall

    I am not sure why these conversations have to re addressed over and over.  


    The drawings were found to have errors.  That we know.  We met on June 21st, 2022 to work thru the situation (including the grids in the window).  Again, The window grids are designed to be the same sizes. The one with more rows is a wider window. It resulted in everyone being happy at the cost of us removing nearly the entire front of the home.  Now it is an issue again.  


    The window in the rear was discussed while standing in the kitchen.  The header for the slider and the window were installed the same height as that is standard practice.  Everything was good.  Now it is an issue again. 


    Drywall.  Client called the drywaller after the repair to say how great it looked. Now, it is an issue again.  


    The stone being grouted.  You selected a stacked stone.  From a picture.  That picture did not have grout. When it was installed you didnt like it ungrounted.  We advised against grouting it but you convinced the ***** *** to go ahead and do it.  Everyone, including the customer, knew then that the grout would have a high probability of cracking.  That is what you wanted anyways.  You got it.  Now, here we are again.  


    The items have been addressed inside of the 1 year warranty, which expired on August 18, 2023.   Yes. It is over 1 year AFTER the builder warranty.

    the window is the same with as the others in front and the 2 other windows in front are larger windows with 3 panel no one told me they would install a 4 panel window aging do u have a signature with a change order , also this window was set at wrong hight causing the stucco band not have to be chip off home probably caused the crack in block at window

    Groza builders started home build late 2020. After 2.5 years in home floor tile grout started popping out throughtout all rooms in random spots. Contacted owner **** and was told that his tile installer said it was from my dogs. However my dogs are kenneled and never happen in previous homes with tile and my dogs. Plus these spots are also in laundry room, pantry and closets where dogs have never gone. There is a list of other issues we have had such as wall and backsplash tile, cracked tile, bad stucco, interior paint where lint pieces from roller left in paint and a chunk of bathroom quartz counter filled in with silicone. Mismatched grout color in bathroom shower tiles. And more. And the ******* during this build even told me to my face he was sorry that this build was neglected supervision because of where it was located. My dogs are constantly watched and cages when they cant be. I lived in a tile home before this with same dogs and the home was older and no issues. No company will even professionally clean our tile because of this. He is only saying this because the tile installer that came out to investigate was kind of agreeing with us until he heard a dog bark. I will be contacting the news and possibly an attorney. Future homeowners of this builder please beaware.

    Nov 2021 - customer accepted home. Dec 2021 - Customer requested additional painting on exterior and a GFI was tripping. Both were resolved. 


    March 2022 - Customer complained about cabinets needing adjustment - Work completed.  


    June 2022 - It's my understanding that ****** (cabinet repair) has had 3 appts with them and each time he goes there is no one home. 


     July 2022 - concerns about cabinets - contractor sent and rectified. 


     July 2022 - issues with backsplash. Offer to get payment for it was accepted and received as it was determined it would probably not meet her expectations. 


     Nov 2022 - Tile repair (no mention of grout issues. Item completed. Same tile guy that later goes for a grout complaint. (One year builder warranty is up)


     Jan 2023 - Customer complains about when splashing (even water) that there are stains. Also grout popping up. Customer informed the home is outside the one year builder warranty. Customer was informed it is flat paint, provided by the supplier as well as color code. No further action was taken as the owner stated she was getting an attorney. 


     Jul 2023. Customers complained about grout. Customer informed us the home is outside of the builder warranty but we decided to visit the site to make sure there was not a product deficiency. Tile installer visited the site and determined there was no product deficiency. Asked if it could be caused by animals. 


     I am not sure one of the construction managers would say that they slacked overseeing a job of theirs. The tile installer immediately grouts the tile so there would be minimal oversight required as they are the same vendor and it is part of their job. We have used the same tile crews for many years and have not had an issue of this nature. 


     With that said, everyone makes mistakes and that is the reason they agreed to look into it 2 1/2 years later. Customer continues to be aggressive via emails as well as again saying she is or has (depending on which email) submitted info to the attorney. 


     We clearly have not avoided doing any work the client has called in during their warranty period that was in fact a deficiency. Unfortunately, we cannot do maintenance work forever at no cost. Being a homeowner requires maintenance. 


     This is the response to both the review on ******* ****, as well as the BBB complaint.

    Refusing to complete warranty work because we wont initial a piece of paper that isnt a part of our original contract. Their job was to build our home and repairs should have been completed within 30 days with a one year warranty. Its been a year fighting with this company to force them to do what we paid for and honor their workmanship and warranty. We do not wish to initial some paperwork not in our original contract in the event we have to go to court. Its not in our best interest. Some of the items they did attempt to repair are not secure. They are refusing to guarantee some parts of the warranty by giving an answer to us to try and get out of having those items fixed. Ie our AC and water leaks etc There are multiple issues brought up by us and our inspector

    To Whom it May ******************************** complaint is a bit misleading and yet vague. We have been attempting to complete her perpetual "punch list" for nearly a year. Something new every step of the way. Her latest move was to hire an inspector to come in at the 11th month ***** *************** clearly, based on her social media posts, enjoys having conflict and especially with Groza Builders. 

    This complaint is based on our request to simply put an initial or check **** next to the items, on her newest list, that are completed. This does not seem like an unreal ask for us to keep track of what is left to be completed and her satisfaction. The reason for this is due to the fact that items have been completed only to hear later that she feels they were not. 

    As to the *** issue" - The 11 month inspection report noted to seal the penetration at the ceiling, which was done. This should have been the owner's maintenance as it was shrinkage of caulking. There is no work required by the **** contractor to be done. That contractor merely mentioned that she should be having yearly maintenance done, not trying to get out of doing a repair. 

    Simple solution, let us know what has been done so we can continue to schedule the appropriate companies or keep up the unproductive circle of emails to no avail.

    She needs to help us help her. We are aware of the remaining 8 items, out of the 2 page "new list", of which we are trying to schedule. Although we feel these are above and beyond the concept of the 1 year builder warranty (i.e. paint touch *** several times), we are willing to complete them for her.

    I feel that some of what ******************************* has said if not all is incorrect, not true, sladderish, and inappropriate.   


    Answer to PARAGRAPH 1:  Yes, they have been trying to complete the items that we brought to their attention;however, our contract noted the items at the walk-through would be completed in 30 days (as long as there were no holdups basically I can attach our agreement and ****s of emails back and forth if BBB should need them showing what I feel is Groza Builders attempt to frustrate the homeowner out of having to make repairs. 
    Groza Builders will not bully me out of what I paid for and to have what I paid for done correctly.     
    Its been one year, and some items on our initial walk-through list are still not correctly completed or completed. Further, our home was warrantied for a year by Groza builders the false accusations thatSomething new every step of the way is incorrect when something went wrong during the warranty period, we contacted Groza as instructed. Also, the false accusation that Her latest move was to hire an inspector to come in at the 11th-month **** is absurd. The reason we choose to hire an inspector is: 
    1) it is standard practice that new homeowners get an 11-month inspection. That is why there is an 11-month inspection that home inspectors do routinely. An outside construction attorney advised us that it would be helpful to get the 11-month inspection done. Inspections are routinely done because homeowners cannot see what inspectors see sometimes. 2) Given that there were so many issues during our build, items that still needed to be repaired, and the fear that my house was going to fall down, we chose to spend $350 to have an expert home inspector come in and check everything out and document their findings. 
    Addressing ******************************** outlandish assumption/accusation about my character is unnecessary *************** clearly, based on her social media posts, enjoys having conflict and especially with Groza Builders .My answer to this statement is if Groza Builders could worry more about my home they built and the necessary repairs than my social media accounts, maybe my house would be complete. Further, I personally feel attacked by ****, who has made assumptions about me that are not true. I dont enjoy conflict; I do enjoy that I am done right by anyone I PAY to do a job. I dont pay businesses to do an insufficient job. 

    Answer to Paragraph 2:  After a year, this was the first time that Groza had requested us to sign any documentation not in our original contract.My husband put a check **** on the paper next to items completely completed with Groza stuff the last time staff was sent to our home to do some work. This is Groza Builders' attempt to delay again fixing our home (past emails over the year with multiple texts of videos and pictures that they requested) should be enough. I, as the homeowner, have gone above and beyond to send them pictures/videos. The REFUSAL to continue to complete the work under our warranty because we wont sign some paper is ABSURD. ******************************* also states that The reason for this is due to the fact that items have been completed only to hear later that she feels they were not. A prime example of why I refuse to sign anything not in our original agreement is because I have sent out individuals to attempt the repairs only to have them incorrect and worse than before. A great example is they sent someone to replace our front doors, but the workers left before telling us, and our front door was not and is still not secure. I feel unsafe with our front doors not properly completed when my daughter or I are home alone.  

    Answer to Paragraph 3:  Regarding our **, we were told we had a year's warranty;we were not told that they would not warranty the ** after our inspector found two issues before our warranty was even up. Groza and ** company should have communicated better about when the warranty on the ** ended. We understand we have yearly maintenance (and have already contracted with a great company to do so), but when we did our inspection, it was before our warranty was up to make sure everything was working correctly; it should be Groza Builders'responsibility to fix the issues that the inspector pointed out that OUR NOT a yearly maintenance item.    

    Answer to Paragraph 4:  The simple solution is to honor your warranty and complete our home, the items the inspector noted, and some of the things we have been attempting to get fixed for months on end. 

    Answer to Paragraph 5:  Tonys statement, She needs to help us help her, - I paid them to do a job and honor a warranty on the home we trusted Groza to build us. Why must I spend hours forcing this business to complete a job and honor its warranty? We have been through four different ***************, and each time a new person came onto our house, I had to redo things all over again. In the past, they asked me to triplicate work I had already done regarding requested repairs under warranty. ****, in this paragraph,states, they are now trying to schedule items that are above and beyond and that they are willing to complete them. Honestly, that sounds good in theory,but I feel that isnt an accurate statement, especially when we have been asking and or the inspector pointed may have pointed some of the same issues out (the whole reason for the 11-month inspection). And quite honestly, we are more concerned about issues like our recalled electrical panel, leaking doors and bathroom walls, etc...

    It is not a standard practice to have an inspector come in to make a punch list '' inclusive of blemishes in finishes in the 11th month. Finishes that have been affected by others including owners or natural occurrence are not warrantable items. For example, her home was completely repainted to your satisfaction since moving in and now, in the 11th month, there is paint that your inspector has pointed out that you are asking to be touched up. Same with caulking. Many other items of finish that your inspection revealed are non warrantable items as well.  We have attempted to have this conversation with her that did not go anywhere.

    A/C - This is another example of not wanting to address the question of What is the issue?  Talking around the situation and not addressing it. This is verbatim from the report There is staining around the air handler and needs to be further inspected and serviced as warranted. The ** contractor responded that this is normal (the unit is in the garage) due to the fact there is a blend of hot and cold air which creates condensation. As this is a normal occurrence, there would be no further service required. The other item was a missing cap on the emergency drainline. I am not sure how this was not noticed for 12 months especially if someone had done maintenance on it.

    I am rejecting this response because: Groza Builders states that they are eight remaining items scheduled, and they have yet to all be scheduled. 


    Further - we did not agree to let the other items go that Groza did not come out and look at and come up with a solution for (water leaks, the front door, the handles, and our electrical recalled panel). 


    I am concerned that we still have water leaks after one year, and NO ONE from Groza has sent anyone with experience out to look at the issues and come up with real solutions. The water leak on our side garage door has started to rot out some of the door due to said water. Groza attempted to say what they thought was going on with the water leaks but NEVER sent anyone out after they sent a plumber out to research the issue that was not a plumbing issue. Groza has attempted to say the water leak in the bathroom is from grading, but they have yet to say how or had anything put in writing from an experienced person. My husband tried to explain about water from the roof leaking on the wall. Instead, Groza swept items under the rug and pretended it was not their fault without giving any proof/paperwork from an experienced person. 

    11-month inspections ARE routine (they are specifically for new home builds). I called seven different home inspectors, and all can tell BBB that they are, in fact, routine and do they routinely with new home builds. The paint issues the inspector found were not just little scratches or ****** from the home owner most were unfinished items that we as the home owner did not find because we didn't know to look for those things in the closets etc... bondo coming through the wall that was never fixed.  etc... 
    Regarding the house being repainted - Groza left out that their horrific subcontractor only put on one coat of builder-grade paint from *******************************. A ******************************* rep came to our house and said they needed to do a second coat (which the painting subcontractor never did in the first place). 

    Groza needs to use the 100 lists that I provided them over the course of a year and the inspectors lists and just fix the remaining big ticket items, or come up with a solution and put it in writing because in the future if we find out that they were wrong about water leaks etc then they will be responsible to fix.  

    As far as the ** goes Groza and the Nis Air (the ** company) need not worry about their disaster - we have already paid a great and very knowledgeable company to come out and both issues were taken care of.  *************** will get good reviews from my book.   

    My husband has said that big ticket items need to be fixed so this company can get out of our lives.

    Drywall is crack throughout the whole home , And tile that was not the correct texture typed that is slipper its not the correct outside tile gave them a chance to repair it which they have not , I sent a demand letter to the certified in the mail

    As of today, 1/17/23 the appropriate subcontractors have been to ****************** home to discuss the repairs they will be doing. The small cracks were a result of caulking that had shrunk.There was some delay in their response time as it went through the holidays.

    As to the tile concerns, that has been discussed and resolved.
