    I recently closed on my Focus Home model 1876. What was delivered was nothing like what was shown in the model, such as entry like cove that separates the master bedroom and the smallest room at the back of the house. There are cracks in my ceiling and the grout between the tiles is crumbling, leaving gaping, unsightly holes. I contacted ****** ****** and asked that these issues be addressed and she told me, "Your warranty provides for a one time drywall and grout courtesy service. We recommend that homeowners wait until near the end of the first year to request this service to get the most from it. If we schedule this service now, any future requests for drywall or grout repairs will be considered homeowner maintenance and not covered by warranty." So in short, they're asking me to live with these problems until my warranty is nearly over before they'll address them. There was also a problem with the window in the master bedroom. A contractor was sent out to view the issue, and he cut out the drywall around the window, leaving yet another glaring hole and NO ONE has been back to fix the problem. I mentioned this to ****** and was asked to "provide a photo". Why am I being asked to provide a photo for an issue caused by your contractor (******* ********)? Seems everything is a fight and they won't address the problems with the walls where I can see lumps, bumps, drywall tape and nail heads in the walls. I'm told these are "cosmetic" issues, but I call it shoddy work. I paid a premium price for this house and received substandard work in return! I would like these issues addressed without the current run-around that I've been getting, and I would like them to finish what they started in my bedroom, and to also address the fact that my home looks NOTHING like the model. They should not advertise a product and then later give a specious excuse for why they can't fix a problem or why my house doesn't look like the model. I'm an Air Force veteran and I expect better!

    There is an unaddressed safety issue within my home regarding the placement of the light switch in the kitchen. In every other room in my home, save for the kitchen, there is a light switch, either to the left or the right of the entryway door. There is NO such light switch when entering the kitchen from the garage. Instead, there are 2 light switches available, one of which is nearly 14ft away and on the other side of the refrigerator, or 8ft away on the other side of the pantry. In either case, I'd need to traverse those distances IN THE DARK, or leave the laundry room light on, flip either of the aforementioned and inconveniently placed light switches, then walk back and turn off the light switch in the laundry room. I'm told that the house was "built to specs" and that the specs don't call for a light switch on the wall when entering from the garage. As a single woman, and an Air Force veteran, I find this to be an APPALLING oversight and HORRIFIC safety issue and one that Focus Homes is reticent to correct. My home was NOT built to spec and liberties were taken in the design/construction of my home that are NOT reflected in the readily available design plans shown on their website for the 1876 model, nor apparent in the videos of the home, as shown on Youtube. 

    My home design DOES NOT look like that which is shown in either the model or the floor plan. My home lacks the cove like entry way between the master bedroom and the 4th bedroom at the back of the house. Focus Homes is telling me that my home was built to spec, and yet it clearly was not. Focus Homes is playing fast and loose, negating the need for a light switch in the kitchen, claiming that the switches were placed according to specs, while in the same breath ignoring the fact that my home was NOT built to the specs that are clearly evident in the plans of the 1876. 

    I want the safety issue (due to the lack of a light switch on the wall when entering the kitchen) addressed and I want my home to look like the model. I purchased my home based on THE MODEL and what was delivered is not what was advertised. Please see the attached picture showing the plans and note the circled area where the master bedroom and 4th bedroom are located and compare that to the actual picture of those same 2 rooms as they were delivered to me. There is a clear and present discrepancy and it appears "liberties" were taken, without my consent, in the build of my home, as compared to that which they advertise on their website and within the actual build plans!

I have provided a follow-up explanation regarding this issue. Once the work has been completed I will then be able to accept the resolution. If I accept the resolution, based on "their word" I have no guarantee that the work will actually be done.

    There are multiple open warranty claims in the warranty system that Maronda has not resolved and the local warranty office in ********* Fl will not answer or return calls and emails. An additional issue with grout haze on all floor tile that was thought to be resolved has now came back but the home is past the initial one-year warranty and ******* will not address.Requesting Maronda finish the open issues that are in their system to include the floor tiles. some of the claims are below:Stucco Damage Front Shutter install Trim repair / painting Guest bathtub not installed correctly Chips in Master sink resurfacing of ceilings and paint of repaired holes in main room Remove grout stain from floor tiles or replace all floor tiles

    On April 14th 2023 my wife and I visited the model home in ******** on ************ and spoke to ****** We entered into an initial contract on 4/13/23 at which time we made a $2,500.00 deposit. However, we decided on another floor plan and entered into another contract on 4/19/23. On April 28th we received the first mortgage declination letter. On 5/10/23 we paid $560.00 for a home appraisal at the request of RMC, Focus Homes preferred lender, as they worked to get a loan approved for us. on 5/22/23 we made another $2,500.00 deposit thinking they had us approved. Again we were declined. Another appraisal was requested in June, we refused to pay for it. Focus Homes paid $150.00 for the second appraisal which was done on 6/27/23. Over $400 less than we were asked to ******** one month prior. After the appraisal came back valuing the home less than the original agreed upon value, they informed us they would need more money down but still didn't have us approved for a mortgage. However RMC's portal, to this day, says we're conditionally approved as of June 14th 2023. After months of back and forth with multiple lenders, pushed back closing dates I started asking for my deposit back in July. Conveniently, on 08/04/23 I received a letter informed me my closing date was set for September. It is currently March 2024 and at this point I want my $5,000.00 plus the $410.00 difference of appraisal fee I paid and obviously got taken advantage of. They refuse to give me my deposit back and are no longer returning my calls. Both contracts show a status of Void. The house sold in October 2023 and is currently on the market again.

    ********************** was in default of contract as the home was completed in August and he was unable to close due to not obtaining an approved loan.  As per the FOCUS homes contract, his deposit was retained as liquidated damage.

    My home is nearing completion with focus homes .We did first walkthrough 2 weeks ago 4 weeks before closing on Dec 28 2023 . During walkthrough they informed us they changed brands of stove microwave and dishwasher.Also they changed from black color we picked to stainless.without telling us or without a change order from black wich matches cabinets to stainless which we hate.They also changed size of AC which was promised.And front door color was told they will leave read paint so I could paint door really.I feel like this is a bait and switch company we are closing in two weeks I have expressed my concerns and not even a phone call back .Me and my wife have saved for are whole life to get what we want and they changed everything.I want this worked out and what was promised.     I built a home with focus homes and closed on my house in April of 2022. At my first walkthrough I notated my siding as being warped and awful looking and it was written in my walkthrough that it would be completed when weather permits. Let’s fast forward to my 6 month inspection when Tyler a manager of some sort contacted me to come do the inspection. Upon this inspection I did point out yet again the siding needed to be reassessed and he put in a work order. My husband was home when the guys came to check the siding and they told their boss it was more then siding replacement, underneath was uneven and if it’s not corrected the siding replacement would not matter until that issue is resolved. I began texting with Tyler multiple times since October 2022 and he always claims that he’s looking into having another company get involved in the situation. Last text exchange was march 1st 2023 and he never texted me since. This is the worst company regarding communication I have ever dealt with since the beginning of the home building process until now. Last time I checked a contract was supposed to be followed through with regarding repairs to the home as promised. Also a light cover has been promised multiple times and the people never show up to do the job or call to come do it, it’s ridiculous. At this point I would rather have focus homes write me a check for the repairs and I’ll find someone to do the job myself. Not following through with contracted promises to customers is bad business focus homes! There is no reason why when we are greater then a year later after the contract and the job is still not done.

    I am rejecting this response because:

    On Monday 5/22/23 blonzia ****** called me and scheduled the siding person to come out by approximately 5pm that day. The siding vendor never showed up, and never called us. The next day 5/23/23 he called me to state he will show up , didn’t come the day before because of rain (a courtesy call would have been nice in my opinion) and stated he would check the siding. He showed up and he stated the siding is in need of repair because it is not supposed to look the way it does. He states he will return on 5/24/23 at 8-9 am to complete my repair work. My husband waited for this man to show up and again, he never showed up nor did he call to say why. Mrs ****** called me again on 5/24/23 at approximately 9:30 am to see what was going on and if the man showed up. I told her he never called, never showed up and she stated she would call him and find out. I never heard back from mrs ****** or anybody regarding the resolution and we are on 5/26/23.  What gives here Focus Homes? This is exactly what I was talking about in my initial complaint. Lack of communication and the vendors who no call no show repeatedly on a job that was promised before closing on my home. This is a poor experience all around.

    I went to focus Nov ‘22 told them I needed a home to be done by sort, the SA showed me a lot, signed contracted and later decided I didn’t like the flag lot. Dec ‘22 the gave me another house which would be done by Jan, I knew this was way before my timeframe but I got approved, even before the process I told them my husband would be in the US by March 23 & I’d need to be in my house by then. Jan ‘23 came and we never closed, although I was pre approved, I never heard anything back, appraisal fee/ time went in vein. Feb I asked them to give me my $500 deposit back since we never closed, they instead decided to give me a new property & i needed a house and i agreed I needed to wait 60 to reapply for a new loan since that old one expired. Finally, start yet another process, I have been in this process since NOVEMBER. It’s now March, my closing date is supposed to be March 31st which would have been perfect timing because my husband comes back home, and we would have a place to stay since I needed to be out of my place by March. Only now I couldn’t even get a pre approval And two other lenders couldn’t approved me. March 31st came and passed, it’s now April 13th and I have not had any phone calls, no follow up. In fact, I don’t even know if I’ll get my $5000 back. I have been living in an Airbnb & house hopping with my husband &daughter until I can find a place to rent. April 8 was supposed to close on March 31st. After days of not hearing anything, from lenders and what not, my sales representative in poinciana called and told me that, they would give me a new lender, I had already signed for a rental because I couldn’t wait for them. In fact, I even gave an extra week in April just to see if I would hear from anyone. They never closed my file; I did not know which lender I was working with. Even after sending me a denial and me not having a place to stay. I was told I would get a call with the supervisor or Manager; I am still WAITING. So now I want my $5000

    This customer wrote three separate contracts with us to purchase a home.. The first contract was a to-be-built home ready in  October of 2023.  They then decided that they wanted a home that would be ready sooner, so we wrote a contract for that new home, however the purchase price was too high after their lender received all of their updated documents.  We then found them a home that would be ready when they wanted it completed, and at the right price range, and they contracted on that home. At that point, when their lender updated their credit report, as the older report had expired, they found out she had taken out a substantial student loan with a large monthly payment that disqualified her for the mortgage with the lesser priced home. Their obligation, under the contract, is to cooperate fully with their lender and secure adequate financing to purchase the home. They did not fulfill this contractual obligation, and therefore forfeited their deposit.-RW

    On 7/14/2021 i signed a contract with sales rep at the time Jeffrey G******** for a home in Poinciana Florida no address was given at the time due to them not having a permit for this property. at that time i was only given a conditional approval by loan officer Oscar R***** and was told that my loan would be reviewed by underwriting but will require i provide more proof of income increase. I was told to provide me W-2 and pay stubs for year ending 2021 which i did i was informed that my income was not enough to get me approved so they would wait to run my credit again which they did i was told every month that they will start building next month and when i called i was given a parcel number as a permit number, I contacted Osceola county and was told there was no permit applied for. In August of 2022 i was told by Oscar that i no longer qualify for this Home because the interest rate went up he asked again for my W2 and paystub ran my credit and after he ran my credit he state he will send a denial letter in the mail i never got that. i called my new sales rep Kaila A***** and she informed me Oscar was no longer with the company. She state my new rep was now Pamela J****** i spoke with her she ran my credit again and state i don't qualify but to wait and watch the market. Months later in December 2022 still no denial letter i got an email invitation to a construction meeting which i advise them i will not be attending because i did not qualify for the home. i never got an email or call after that until February 2023 and was told by Pamela that home is now been built i have never been given an address for this house, never gotten an email about construction or weekly updates from Kaila or anyone i have to keep calling texting and emailing both Pamela and Kaila. Focus Home refuse to grant my request for my deposit back its been almost 2 years and i would love to be able to move on from this. I was never approved for this Home.

    Focus homes has no clue.1 Telling me the house would be "drywalled" in September 2022 during the introductory meeting with the site superintendent on August 2022. I say really many times during that statement as I had already seen the lot.2. Failing to provide me with the construction project timeline that i asked for numerous times 3. Missing the October completion date without providing any details.4 Missing the November completion date without providing any details.5. Missing the December completion date without providing any details.6. Then have some manager called me, after I threw a fit, telling me the reason the house was late was due to a two week delay in drywall. Drywall did not cause the house to be late. you can't put drywall in a house that did not have a roof on it, which did not happened until NOV ****, This manager told me on a phone call that he would "do all he could to pull the completion back to the end of December''. and "let me know what caused the delay with the house". Well guess what?, he still hasn't told me and the next thing we get is an email stating a NOW projected competition date of February 23 again with no explanation.Anyone looking at this email would agree that it is nothing but incompetence on focus homes part.I should have known something was wrong based on the fact I dealt with 3 different people at the model home in a matter of 4 week back when we started looking at Focus Homes.Do you know how many time movers were scheduled based on the information that focus homes provided me? Do you know how many times movers were cancelled based on your company's incompetence?I truly belive Focus Homes is ran by a group of BS artist. Take responsibility for your incompetence and refund my $5000 ******* money.

    **************, both you and *************** signed the "Full and Final Release of Agreement" which dictated that you would not receive a refund of your deposit dated December 19,2022. In that letter it clearly states " Focus Homes will mail you a refund check in the amount of $ 0."

    I understand your frustrations with the delay in the construction process , but after speaking with the team they inform me they had been providing you with weekly updates, via email, and detailed the reasoning for the delays in construction.

    I signed my contract on June 20th and the VP Leslie Anderson didn't execute the contract until 6/27 because he was on vacation. They sold it to us telling us that we were going to get a double lot located at *************************** Florida. But come to find out they had split the lot 17 Into two lots which are now lot 17 and 18. After we found out we brought it up and informed them they did not tell us that we wouldn't get the conjointed lot. They told us via email that there was no plans to build on lot 18. But then after speaking with their sales VP, they said thats not true and it's already be put in for permitting. They gave us the option to do a mutual release. We chose to remove ourselves and get a paid in full refund of $304,980. The cancelation was signed by me on 8/30 and they have been sitting on my money stalling and saying it could take 6-8 weeks when it took them 24 hours to take the money out of my account. I need that money to buy a home and now they are lassaizfaire-ly sitting on my money. I inquired about a check number, wire option, or to overnight it so that I can use those funds for an emergency situation that I am in and I have heard nothing back. I've never numerous voice-mail for the division office and heard nothing.

    On 8/8/21, I signed a contract with Focus Homes in hopes of having my home built. The time I was quoted was 10 months to 1 year. Now they are telling me 1 year to 1 year and 2 months and my point of contact Jeffrey G******** left the company and the new contract was Tomas A*****. I was fine with that until my wife went through some medical challenges requiring me to back out. I reached out to Tomas A***** on 8/5/22 who stated he would reach out to his superiors about the release form and to touch bases if they are not received by Monday 8/8/22. Monday came around and no release forms so I contacted Tomas once again who stated he would send another email. 8/12/22 came around with no release forms so I send another email emphasizing the increasing burden being caused by not being on top of getting the documents to me. I reach out to Oscar R***** on who is the lender on 8/15/22 regarding the issue and he calls back asking what the reason was for backing out. He was informed of the medical bills not allowing me and my wife to move forward and he informed me he would get the release forms. 8/19/22 I get an email with change order forms attached so I email Oscar stating I received the wrong forms. I never get a response back and I call Tomas A***** who is not responding to my calls or texts. I find another number for the company and a representative informed me that Tomas A***** is no longer the point of contact, but instead is someone else by the name of Kayla Archer. I just need my $5000 refunded to me so I can take care of my wife.
