I purchased a property from this company in 2021. I paid it off and now that I want to sell it I find out I have a defective title and that the minor of the owner is on the deed. None of that was disclosed to me until now that I tried to close on the property as the seller and I cant. I lost the sale of it also. This is illegal for the owner of the company to purchase properties on his kids name.Business response

You have never purchased a property from my company, in 2021, or in any other year. I believe you are referencing a property your husband purchased from **. I have attached a copy of that Deed, which is public record, and is recorded in the Official Records of Okeechobee County under File#**********. If you read your husband's deed, you will see that contrary to your complaint, there is no minor listed as an owner. The property was sold by my company, to your husband.
When you reached out to my company requesting help selling your husband's property, as your supposed Buyer backed out of the deal, we immediately offered to help. We requested to see a copy of the sales contract. You were unable to provide a contract. We then asked you for the contact information of the supposed Buyer....which you were also unable to provide. Without a contract to sell the property, or a Buyer for that matter, there was no way we were able to assist you in saving your supposed sale.
In order to appease your concerns of a defective title, we provided your husband with a title insurance policy, at our cost, showing that there is no defect in title, and certainly no minor on the deed with your husband.
We realize that real estate transactions can be difficult to understand, and frustrating when your Buyer (if there was one) backs out of a deal, but without a signed contract, your supposed Buyer seemed to have been well within their right to do so. Should you (your husband) be interested in selling the property in the future, we recommend that you work with a real estate attorny or licensed Realtor in order to protect yourselves from a future purchaser backing out of your deal.
