I hope this letter finds you well. My name is ***************************, and I am the owner of timeshare contract 91233074391-014 with Westgate Vacation Villas, LLC. After careful consideration and much reflection on her experiences with your company, I request the immediate cancellation of my timeshare contract.I purchased this timeshare with the genuine intention that my children, grandchildren, and I would benefit from it. Unfortunately, we have not made use of the timeshare, nor have we taken advantage of the free getaways that were offered at the time of the purchase. Along with the lack of usage, I have accumulated delinquent maintenance fees, rendering the timeshare inaccessible to me, anyway.Furthermore, I attempted to cancel my timeshare previously, but instead of receiving assistance from your company, I encountered a distressing situation where I was scammed, and money was taken from my bank account without any resolution. This incident has left me feeling betrayed and misled by Westgate Vacation Villas and its sales representatives.During the initial purchase, I was coerced into making the decision under misleading circumstances. I was subjected to an excessively lengthy presentation and was required to surrender my driver's license until I agreed to buy the timeshare. Additionally, I was promised freebies and perks that never materialized, leaving me feeling deceived and manipulated.I express deep regret for listening to your representatives and signing the papers without being able to consult my family or think clearly about the implications of the contract. I believe I was duped into purchasing the timeshare under false pretenses and now wish to sever all ties with Westgate Vacation Villas. It is disheartening that I have been unable to utilize the timeshare for over two years, despite consistently making monthly payments. The promises made by your sales representatives regarding the ability to sell it back have not been fulfilled, further adding to the frustration and disappointment.Considering the circumstances described above, it is only fair and just to release me from this timeshare contract with immediate effect. I no longer wish to be associated with Westgate Vacation Villas and do not want to continue paying excessive monthly payments for an unused timeshare. We kindly request your prompt attention to this matter and urge you to process the cancellation of timeshare contract 91233074391-014 without any further delays. Please provide written confirmation of the cancellation and ensure that no additional charges or obligations are imposed on my bank account.I trust that ********************** Vacation Villas, LLC, will uphold its responsibility to its valued customers and address this matter in a satisfactory manner. Failure to act upon this request may result in further escalation of the issue, and legal action might be pursued if necessary.Thank you for your anticipated understanding and cooperation in this matter. I look forward to receiving a response from you as soon as possible.

We are writing this letter to inform you that we have had many very unpleasant experiences with Westgate Timeshares from day 1 of signing our contract. The sales presentation we attended subjected us to several hours of intense pressure, making us feel trapped and unable to simply get up and leave without reaching some sort of agreement. The sales team displayed a ***** and pushy demeanor that made us incredibly uncomfortable. All we wanted was to return to what was left of our vacation in the ***************, but we felt coerced into making a decision under duress. The few times we managed to use our condo, it was far from an enjoyable or pleasant experience when dealing with the staff of Westgate. We were consistently dissatisfied with the rooms we were assigned, as they appeared outdated and in dire need of remodeling. The appearance and condition of the accommodations gave the impression that no significant updates had been made since the 1980s, leaving us disappointed and disheartened. The financial burden imposed by the exorbitant costs and fees associated with the timeshare has become unbearable for us. Since 2015, our financial stability has greatly changed. My husband, who is disabled, has been on a fixed income since 2017, while I,myself, have retired and become disabled, resulting in a significantly reduced income compared to my working salary as of 2021. We can no longer afford to meet the monthly payments and maintenance fees, as we are barely scraping by to cover our standard cost of living expenses. Given our current financial circumstances, we request the immediate cancellation of our timeshare contract. Continuing with these payments and maintenance fees is no longer feasible for us, and it places an undue burden on our already strained financial situation. We expect a prompt response acknowledging our request and providing confirmation of the contract cancellation.

On November 2021 My husband and I took a trip to ********* and stayed at West Gate resort. We had been given a complementary stay after our last visit going extremely wrong in April 2020. We got a room that was disgusting, the bed sheets where dirty the toilet had hair on it and was unclean, the room had not been dusted, vacuumed or swept. We were then moved to a room behind the elevator where we barely got any sleep. We were only in town for one night and it was pretty miserable. So, fast-forward to November 2021 we drove 6 hours after working all day and arrived late Friday evening around 7pm to check into a room that was freezing. The maintenance did not show up to check it until after midnight around 1 or 2 am. The next morning, we got up to find food and warmer clothes so we left the hotel as we walked out, we were approached over and over to attend a Timeshare seminar, we kindly declined. After driving around a few hours with no luck finding a place too eat we decided to go back to the hotel and order breakfast or have breakfast at one of the restaurants at this point its around 11 am. We are again approached this time we are offered breakfast and a complementary show if we complete the tour. So, we agree. We put away our things and come back down to meet the person we are assigned. We go inside to find the Breakfast that was offered is a few pieces of fruit and hot wings. I dont eat meat. So, at this point Im not happy but the guy promises to make it quick and have us out in 45 minutes or so and we would still get tickets to a comedy show later that evening. We ended up being in this place until well over 5 hours later. We told them over and over we didnt want it and could not afford it, they just kept bring down the price and making it seem more and more affordable and, in that moment, we agreed to buy the timeshare but we didnt really understand what we purchased or how it worked. That we would be paying over $7000 every 2 yrs to use a room for 3 days every odd year. The room only costs $500 per night as a regular guest. It is then only available during whatever dates they deem appropriate. We were told not to open the yellow envelope until we got the deed. The yellow envelope is where the instructions where on how, when, and where to cancel. Just a few weeks after this trip my husband the main person on the contract lost his job and we had not yet paid the down payment. We should have been informed how to properly Rescind the contract and that time I would most definitely would have done so. Instead, they pushed back the down payment date in spite of him verbally telling them multiple times we could not afford to continue with purchasing the timeshare. We were told we had to pay and could not get out of it. We went ahead and made that payment although it truly caused more issues, I ended up losing my car behind that $1300 down payment and we are still struggling to repair ourselves. We had other life happening. I tried to resolve this over the summer because it has started to drag down his credit and have been refused even a conversation other than to pay, no matter what this is doing too our lives. We explained to them that we could not afford this from the beginning and felt extreme pressure and lies to get a sale in spite of knowing we truly could not afford this. We want this timeshare canceled. We feel the whole thing was a fraudulent misrepresentation of what we actually received. They said we could get out of it, we could switch years, we could trade days, or add days all untrue. When I attempted to get out of it in July, I was told we couldnt even sell it until it was paid off. We did sign and we did agree to this however I do not believe we understood what we purchased. This was after hours of being taken from room to room being left for hours and starving all day. It is very hard to make a sound decision in an environment like that.

Back in 2016 we had a travel club that would allow us to receive discounts on travel, and one week a year for $500 3bedroom condo rental in ******** When we used the one week rental we were advised we had to go and confirm our travel account. In the small little room they tried to sell us a timeshare. We told them "NO" multiple times we couldn't afford it and wanted to stay with the travel club. We told them we had to catch a plain and their response was okay we just need to update the travel club agreement. They went through the paperwork on the computer advised us it was all regarding the travel club, however after we made payments to finalize our travel club in 2017 they advised us they changed the account to a timeshare. We then advised them that was not what we talked about or wanted and they said it was too late. After a bad credit reporting we asked them to cancel they said it was too late we have no options. Finally after years of begging and pleading they gave us a option of paying $6,500 for a warranty deed. We paid the fee and they still will not send the paperwork for the warranty deed so we can close the account and clear our credit report. We are now out the travel club fee of $8,000, payments to a timeshare we did not agree to of $2,500 and buy out of $6,500. We would at least like our $6,500 back our credit cleared and account closed.

This complaint is to request a thorough investigation into the actions of Westgate their conduct constitutes fraudulent and deceptive sales tactics. During our visit to *********, we were approached on ********* and offered free tickets to the ************************************************************* show and dinner at a Brazilian buffet in exchange for attending a timeshare presentation. The happened next was troubling. Misrepresentation and Coercion: We were pressured to pay a $20 deposit and attend a timeshare presentation under false pretenses. The representative urged me to provide inaccurate information about my job title and salary to gain entry to the meeting, so we would qualify. Excessive Duration and Phone Restrictions: The 90-minute presentation was extended to nearly four hours. We were prohibited from using our phones, likely to prevent us from researching the company's reviews and practices. Deceptive Sales Tactics Salespeople falsely claimed that ************** were part of their portfolio network. The initial timeshare price exceeded our budget, and subsequent reductions were offered only after repeated refusals. Omission Information: The sales manager pressured us to decide immediately without disclosing maintenance fees, HOA fees, or other additional costs. We were rushed through the contract review process, with no information provided about finance charges, loan terms, or our legal right to rescind the contract. Unexpected Fees and Restrictions:We discovered outstanding HOA fees, preventing us from booking vacations as promised.A call in February revealed an undisclosed travel fee, contradicting assurances made in *********. The culmination of these deceptive practices has left us in financial distress, drowning in debt for a timeshare we cannot afford and were misled into purchasing. We are hopeful that your intervention will not only assist us in canceling this predatory contract but also protect others from falling victim to similar fraudulent schemes.

WESTGATE ACCOUNT# *********** Date of Upgrade: November 17, 2020 I had owned with Westgate since 2010 (it had been paid off, and it was every other year for one week) and I utilized my timeshare in November 2020. I was taken to a timeshare upgrade presentation that last over 8 hours. After saying “No” multiple times, I explained that an upgrade for me would be having two weeks every other year that I could use at any Westgate resort as I have done in the past with the previous Westgate timeshare that I owned. I was told by the Westgate representative that I was purchasing a "Vegas week" which would allow me to have a partial week in the Vegas timeshare and that I could transfer that to another Westgate resort and they would have to give me an upgrade to the complete week because no other resort had a "Vegas week" and they would have to give me the full weeks if I wanted to go to another Westgate resort. I was lied to about the utilization of this timeshare. This timeshare is not a upgrade for me, it is actually less than what I had before which was already paid off. I could not utilize this time share until after January 2021, well after the recession period so this deceitful tactic wouldn't be discovered until it was too late to request a cancellation and a refund. This is not what I was told when I purchased this "upgrade". The new contract only gave me 3 days when transferred. I previously had one week every other year that I could transfer to any other Westgate resort and get a whole week. Requested Remedy: On 6/21/22 the law firm that I retained to assist with arbitration ***** ***) notified me that Westgate terminated my timeshare contract after Westgate refused to address the above concerns. Negative reporting on my credit report remained and they also continued to report a lien related to the Westgate property my name as of 8/4/2023. I am requesting that Westgate is COMPLETELY removed from my credit report and Liens removed from record

I receive multiple calls a day from this company. To my work phone. For a timeshare I have never owned, and never would even consider after the amount of calls I receive a day. I have repeatedly asked them to stop calling I am not the person they are looking for. When I ask them who they are trying to reach I get hung up on or they give me attitude. Let them know I I would be reaching out to you and that did nothing. So here we are.
