Due to Hurricane ******, I was displaced and signed a mutual termination of lease on 09/29. It was agreed on Oct 6 via text that a check worth $1400 for the security deposit was going to be sent via Certified mail. It is over a month and after numerous attempts via email and text I have not gotten any sort of response or the check. The money is crucial to me since times have not been the best due to all of the hardships caused but the hurricane relocation. Received a phone call from the property management company Palm communities they flat out to get me to get me to come to the property my appointment was at 3 with **** at 3:10 I got a call from a woman saying she was running late her name was definitely not ***** She unlocks the unit so that I could look at it and what do you know crackhead locked in the bathroom doing God knows what Im supposed to be comfortable moving my 14 year-old daughter into a building where a crackhead has access to the unit, the property manager that showed me the unit had no clue who the guy was but played it off like it was OK requirements to move home. He said two times the rent security deposit one month rent plus $100 application fee when I spoke to management to set up , the tour I told him I will not make payments through an app or to a third-party. I will make payments in person as I was already scammed for $2200 after viewing the unit. Tried to send me an app to make a payment these people are so crooked. They have to s**** their shoes on in the morning this company lies and Im pretty confident. Its a scam. Law enforcement knows about the crackhead squatting in the unit locked in the bathroom.Business Response

Technically a 'current resident' with Palm Communities. Since moving in December of 2023, I have been dealing with termites and a leaking ceiling. The attentive communication completely stopped after signing my lease. It would take weeks to hear any insignificant update. April 18 2024 was the last time I have heard from the property manager AND business. Multiple emails, texts, and calls have been made since then. After receiving no updates or any communication back about multiple issues, I formally sent a written notice that I was breaking the lease and moving out. It is now June 3rd 2024, I have texted, emailed, and left voicemails updating the nonresponsive property manager AND the business (using the email and phone # on their website) of my move out and leaving the building keys inside the mailbox. No response. I have digital evidence of all communication (lack there of), the on-going pest issues inside the residence (termites eating away at all baseboards), and a poorly patched leaking ceiling. Many issues on top of these more significant ones, that I've come to terms none of will get resolved. Without any communication on the appropriate steps of breaking a lease, moving out, and leaving keys, I am aware they have one months rent of mine (deposit) on top of June rent that is now paid (although I was moved out before June). The company has 2 months rent of mine. The apartment was left in the condition that I was given it in. Photos of apartment cleaned and left in impeccable condition and keys left. My concern now is my credit being attached to an apartment that I have been moved out of.Business Response

Hi good day my name is *********************** and Im contacting you about my townhome called ******* landings managed by rent Palm or Palm communities. I have been complaining about mold in my apartment since April 10 there has been a leak in my air condition unit that I have made multiple Maintenance request for some have been canceled. The last have been addressed. They did clean my AC unit they sent a maintenance man to take a mold test. They told me it would take two weeks that was approximately 30 days ago. Ive been contacting them for the last two weeks to see what the results were. They informed me that they did the mold test and they are going to renew my lease that is required to be signed by tomorrow, May 15. I told her I still was going to renew the lease but if they could please get a mold specialist out here she told me dont bother renewing my lease that Im going to have to move. In the process of trying to renew my lease, she canceled, the DocuSign I believe this is due to the fact that the test was positive. I told them that if I stay, Im going to have a mold specialist out and thats when she decided to terminate my renewal. Please help me I have been feeling sick for months , I have been in this residence for six years and all of a sudden they do not want to renew my lease because I told them I would have a mold specialist come I believe theres still mold in the unit when the maintenance man came out. All he did was paint over the three vents one in the kitchen, one in the bathroom and one in the living room, that clearly had mold to the ceiling and the vent. I lived at an apartment with palm communities ********************* where second hand smoke from the neighbor was making me very sick. I was missing work had to buy air purifiers had to go back on medicines and inhaler this after living there for 2 years all of a sudden once the apt below and beside me changed hands. I asked to be moved to another property and the manager ***************** never got back to me. I spoke to the regional manager ****** who said she would have ****** move me and the smoking issue was brought up because the lease stated no smoking ****** never returned calls or texts and did nothing but send a text to tenants not to smoke. I moved in May *********************************************************************************** my apartment I was sick if I was outside or traveling for work I was fine! I am writing as now they put $1675 on my credit report which is ridiculous I gave 30 days notice by mail when I spoke to her and she said shed move me and ****** didnt ever respond so I packed moved and let my keys in apartment My neighbor on 2 nd floor said they rented and someone moved in right soon after I left . I am filing with you to reaolve before I file a law suit for mental and personal stress and missing work for days due to the second hand smoke. After a comprehensive inspection of the property and surrounding units was conducted by both our management and maintenance teams, there was no evidence of smoke or any related issues in the unit within the mentioned unit during your tenancy and in the surrounding units as well.
During this period, we informed the entire property that if there are tenants present that would like to smoke, to do so off site and away from the units as smoking is prohibited in units.
Additionally, we would like to remind you that, as per the terms of your lease agreement, an early termination fee is applicable in the event of a premature termination of the lease, written in Section 7.
We have reviewed the records, and it appears that the early termination fee outlined in your lease agreement has not been paid.

I am writing to file a complaint against ************************* and Palm Communities LLC for breach of contract,invasion of privacy, and emotional distress. - On Monday July 17,at 10:00am,************************* and Palm Communities LLC. scheduled an inspection for the early termination of our lease at *****************************************************************Ive been a tenant at this property since Oct. 2020, along with my co-tenant ************************************- At the scheduled time,************************* arrived at our door with two future tenants for a tour of our apartment.He lied again and said "this is still an inspection",even though he didnt have an inspection checklist or a maintenance/engineer professional with him.He also did not notify us in advance that he was bringing prospective tenants with him,as required by the lease agreement and the ** Residential Landlord Tenant Act.- We felt uncomfortable and violated by this intrusion,but we allowed ************************* and the future tenants to enter our apartment for the unplanned tour.The future tenants also looked uncomfortable and confused when we explained that we were expecting an inspection, not a tour.************************* did not seem familiar with our apartment and did not provide any useful information to the future tenants.- This incident disrupted our work day, exposed confidential information and personal items to strangers,and caused us stress and embarrassment.We believe that ************************* acted in bad faith and violated our rights as tenants by conducting a tour without proper notice.He also breached the lease agreement and the ** Residential Landlord Tenant Act by failing to respect our privacy and quiet enjoyment of the premises.We are requesting that ************************* and Palm CommunitiesLLC do the following to resolve our complaint:- Waive the early termination fee of $4590.00 that we are required to pay.-Apologize and acknowledge their wrongdoing.-Provide us with compensation of $1000 for our inconvenience and emotional distress caused by this incident.Business Response

They took a deposit after I was approved for a property of theirs and held it for two months then told me I wasnt getting the unit I put the deposit down for. Then they said I would get another I said that was still fine I would wait until it became available. This company breached contract. They changed the locks on my door,placed a lockbox, and allowed potential residents to.view my home while I was still in lease terms and had personal property in the unit. Items were stolen and nothing is being done. The previous property manager ****** is gone but this issue isn't resolved. Also my security deposit has not been refunded and mzny excuses including hurricane *** postal delays when I have informed delivery and can see daily my mail. Refusing to replace check immediately. They hreach contract all day with no consequences but if a tenant breaches contract we are quickly in court. We have spoken with the prior manager and maintenance technician and they both agreed no tours were conducted, nor was your key or any key put in a lockbox. None of Palm staff ever entered your unit as we have a very strict 48 hour notice prior to entry for any reason policy. We only ever entered this unit after you were moved out on September 1st, 2022 to do the move out inspection and the unit was empty. We did speak with you and notifed you to call the police to do an official police report and investigation. I recommend following up with the police report you filled out to see if they have an idea of whom may have taken your belongings. Very sorry you had this experience.

Due to an increase in rent, I decided not to renew my lease after 3 years of residency and on time payments for the "Sand Dune" apartment building located in ******************. My lease is up November 1st, however I was able to locate a new tenant to take over my lease or sign a new lease. This tenant was my neighbor in the same ********* building, whos lease ended October 1st. I was told that to vacate, I would need to pay September's rent, October's rent, and two months rent for early termination- totaling $5,700 (recorded in an email from the property manager). My property manager had my neighbor sign a one month lease, and told me there was nothing she could do.My salary has currently halved with the shift in the housing market. I am a loan officer, who is struggling to afford rent or get business. After 3 years of on time rent payments and taking careful care of the apartment, I am shocked by the horrible treatment I have received from *****. ***** kept me off all text updates and never returned my calls. It would take days for her to return my emails, while she would respond to my neighbors calls and texts immediately. I started noticing this treatment after I let her know I was transgender and my lease had the incorrect name on it. My neighbor notified me today that maintenance plans on painting/cleaning my apartment before the end of the month, though I was forced to pay rent through October 31st,I probably waited too long to file this complaint, but I would like to notify the BBB of this disparate treatment in the hopes that ***** is reprimanded for her actions.Business Response

We pride ourselves in having a diverse staff and are committed to Equal Housing Opportunity. We take any complaints about discrimination very seriously. We would have loved to renew Ethans lease but he chose not to renew because the rent was going up as it did on the other residents/units at the property.
We do not allow tenants to assign or sublet their units, the lease ***** signed states this. It is our policy that if a tenant wants to terminate their lease early they are required to pay an early termination fee and this is also stated in the lease. ***** has not been charged an early termination fee because he ultimately decided not to break his lease. His current ledger balance is zero and no refund is due.
In reviewing the communications between ***** and ***** it appeared ***** responded in a timely manner. ***** did not have any open work orders and all past work orders have been handled in a timely manner. ***** also received the same recent texts and emails sent to all of the other tenants at the property in regarding Hurricane ******* When I discussed this with ***** our property manager she was very surprised as she said ***** did not seem upset at all when she spoke to him on the phone. Wed be happy to have ***** as a tenant at any of our properties and invite him to apply to our more affordable properties if price is the reason he chose not to renew.
