      I initially planned to move in but changed my mind before signing any paperwork. Despite this, I had already paid a $500 deposit. I was told it would take 30-60 days to receive my refund, yet several months have passed with no payment. I've called corporate, sent emails (none of which have been answered), and even visited the office in person. Each time, I was told someone would follow up, but no one ever did. The lack of communication and follow-through has been extremely frustrating and unprofessional.

      These rules for parking are ridiculous. It sets people up to fail. The sign at the front is so small people aren't looking at that, they're trying not to hit the gate or any kids. There is NO signage where my visitors park. But in other areas have signs far from us. The tow truck WAITED for my mom to park and I was just putting my clothes on. Within 10 minutes, her truck was gone. We have to pay $50 a month for a reserved, uncovered parking space. And for a family of 2, if there's a second car we have to pay $50 per month. For those of you that don't live here, I'm sure you guys wouldn't put up with this. But for those of us who can't afford to move out of here at this time are forced to follow these ridiculous rules. The speed bumps are still too high and they're are way too many. We can't stand by our cars after curfew? I am 51 years old and I DON'T need a curfew or babysitter. The ***** infestations, mice, poor construction, parking rules and sneaky towing does not make these rules remotely reasonable. And I'm an *** nurse. This whole place is a health hazard.And y'all wonder why I leave the reviews I have. This is deplorable. I'm an extremely nice and caring, but when people in the office, including the last manager try to bully me or give ugly looks when employees are rude to their customers here, I'm not going to stand by and watch. I'm going to speak up because if it's being done to us, then how bad are the elderly being treated here? By the way, thank you Markeithius for being so kind and understanding. You've been so great amongst this craziness and I really appreciate it.**** ********

      We appreciate Ms. ******** for taking the time to share her concerns. At The Park at **********, we value feedback as it helps us improve the experience for all our residents. 

      Regarding parking rules, our policies are in place to ensure safety and fairness for everyone in the community. Parking regulations, including loitering curfew enforcement, are outlined in the lease agreement signed by all leaseholders. Additionally, signage is posted throughout the property to guide both residents and visitors. While we understand that towing can be frustrating, it is conducted in compliance with community policies to prevent unauthorized parking and ensure spaces are available for residents.

      Reserved parking is offered as an optional service for $50/month. According to our records, you are not being charged for this service. If you have further questions about parking options, please feel free to reach out to the office.

      In terms of community maintenance and infrastructure, such as the speed bumps, these are designed to prioritize safety. We are aware of concerns about their height, and this has been communicated to corporate for review as a potential future improvement project.

      With regard to loitering curfew policies, they are part of the community standards outlined in the lease agreement and are enforced for the safety and comfort of all residents.

      We take reports of pest issues and construction concerns very seriously. Please report any pest activity or maintenance concerns directly to the office so we can address them promptly.

      Finally, our Management is happy to maintain open communication with all residents. We have attempted to reach out to you on multiple occasions, but havent been able to connect with you. If you would like to schedule a meeting to discuss this further, we would be happy to work with you.

      Moving into a new place should feel like a fresh start, not a nightmare. It seems like my concerns and issues that I had when I moved in was invalid. I havent been here a month moved in 12/7/2024 and cant wait until this lease is up since I was denied of getting my money back. 1. Poor Communication: Lack of consistent follow-ups during the application process. Mixed and conflicting information from staff. No updates unless you repeatedly called.2. Condition of the Unit: The apartment was not cleaned or properly prepared for move-in. Filthy kitchen filter, stained countertops, and damaged cabinets falling debris from underneath kitchen sink. Roaches visible from day one and apparent signs of an infestation. Dirty carpets with pet hair, odors, dog food, and stains. Missing closet doors and issues with patio paint/rust.3. Unprofessional Handling of Issues: No walk-through provided before move-in. My complaints were treated as routine maintenance rather than addressing the severe conditions of a newly rented unit. Attitude and lack of empathy from staff.4. Band-Aid Fixes: Temporary solutions like only partially replacing carpets or blocking falling debris under the sink instead of proper repairs.5. Pest Control and Safety Concerns: Roaches are still here after 9 bombs of my own and 6 ultra sonic plug ins of my own and they say its not an infestation. The roaches blend in with this nasty carpet they refuse to pull up. Inconsistent pest control visits and lack of notification when they occur 6. Refusal to refund my money despite the unit not properly conditioned on move in day. 7. Emotional and Practical Impact: Fear of cooking in my own kitchen due to roaches creeping from the walls in the middle of me cooking. I have only cooked a total of 3 times since move in and I normally cook daily or every other day. Full review will be on ****** The Park at ********** ?? *************************.

      We sincerely appreciate Ms. J**** for sharing her concerns. At The Park at Cumberland, we are committed to addressing all complaints promptly and professionally.

      Prior to Ms. J****’ move-in, Management conducted a walk-through inspection of the apartment and noted no significant issues. Our partner, K&M Contractors, completed the unit’s preparation, which included replacing the carpet on the stairs.

      Additionally, both the pre-move-in inspection and a follow-up inspection on December 20th found no evidence of pest activity in the unit. However, at Ms. J****’ request, the unit was treated for pests three times in December. Please find the attached pest control log for verification.

      Our leasing and maintenance teams strive to ensure every apartment meets high standards of cleanliness, comfort, and functionality for all residents. We remain committed to resolving resident concerns in a manner that is fair and beneficial for all parties involved. The attached leasing and work order reports further demonstrate this commitment.

      After careful consideration, Management has determined that all reasonable efforts have been made to address and resolve Ms. J****’ concerns and maintenance requests. Therefore, her request to terminate her lease and receive a refund has been denied. Should Ms. J**** choose to vacate the apartment she will be responsible for all fees associated with breaking her lease agreement.

      This apartment complex has no professionalism at all and has a stipulation in place where they have no available units to view until 48 hrs before you move in. I was sold a bunch a lies and even left a good google review until I found out the truth. That is only so you are not aware of the mold and roaches they have in their units. I was told by their new leasing agent Meiyon that I would be able to view a 3br 2ba small or large before that time frame and now being told that someone might have the unit already because they were dragging their feet on the application I already had in. I attempted explaining to the leasing agent why I needed to see the unit before I move in and she got an attitude and hung up on me. I’m glad that I now know that this complex is inhabitable however they took my application money knowing all of this before hand. I will be contacting code enforcement as well and be looking for my application refund.

      10/29/24, and still have not received my deposit back. This apartment complex was TERRIBLE!!! I had issues with MOLD almost immediately after moving in. Then the roaches started coming out and they JUST KEPT COMING!! I would have my apartment sprayed every other week and even did a "move out spray". I also bought my own chemicals, and nothing helped. I had my move out inspection on July 30th. They said there was a strong urine smell. I said it was mold. They deducted a fee for spraying from my deposit and I was supposed to get $100 back, which I still have not received. They did an inspection of fire extinguishers, mine had to be replaced, who knows how long it was bad for. The last month there my carbon monoxide detector went bad, and they never replaced it, even though I asked a few times. PLEASE BE CAREFUL WITH APT COMPLEX.

      At ******** at **********, we value feedback and strive to provide excellent solutions for all concerns. Management determined that the complainant's refund was processed on August 5th, and was reissued on October 30th, due to delays in shipping. We expect the complainant to receive their refund within 7- 14 days. 

      As it relates to the complainant's stated maintenance issues regarding organic growth and pests in her apartment, Management can confirm that all maintenance requests on the account show a complete status. 

      Following the complainant's move-out, the unit had to be treated for residual odor. Management charged the complainant's account for the odor treatment.

      As it relates to the fire extinguisher, this was replaced in adherence to our established safety and inspection policies. Carbon monoxide and smoke detectors are also routinely serviced and inspected, according to our leasing policies.

      I would like to take time and praise my Landlord Ms. Martin for taking the time out to meet with me to address my concerns in reference to the issues I was having or have been dealing with on the property. she really took the time out of her schedule to come to my home and to meet me personally to address my concerns, she listen to everything i had to say without judgement. and i would like to thank her Ms. Martin the (Landlord), and Blue Magma for addressing the situation and approving the transfer.

      This place shows you an updated, remodeled apartment. You pick out that one. On moving day youre told you get whats available! Which turns out to be the worst apartment Ive ever seen. The bug infestation, mold (lots of mold), broken window to just speak of a few. Staff gives false information and false promises. I would NOT recommend this place to anybody!!

      The entire staff are FRADULENT. They overcharge for the units and when it comes to maintainenace it will be overlooked everytime.. They refused my rent, Filed an eviction, Went back to the court to dismiss the case once they knew I was filing a lawsuit. Was advised I didnt owe anything but now I see they have reported to my credit.. Blue Magma Yall have to choose better/professional staffing to run your complex.. the choices made are A HORRIBLE decision

      Miserable customer service, I have had to unfortunately live in a Blue Magma Property in Stonemountain Georgia called The Park any Greatstone . The management is horrible, their communication is horrible, I've had to call the corporate office several times due toy ledger being charged for fees that were not mine, only to be forced to take off work, constant phone calls with no resolve and on two occasions almost being evicted due to their negligence, Now I am finally moving out, I put in my notice, I paid my partial months rent via money order, and today I receive a letter on my door saying I'm being evicted, due to Mon payment and I owe fees within three business days what the heck is going on with this bus, now once again while preparing to move I have to worry about this nonsense, per usual no ones answering the phone, they hide out on the property most weekends so no one isin the office for hours, and I will be forced to chase them down to get this issue resolved.

      We were able to speak to the party who initiated this complaint, and we are
      pleased to say that we have reached a new understanding. Following a conversation
      with management, the respondent stated that the initial grievances, were the
      fault of previous management and that she has been much happier with the current
      management staff. The respondent also stated that she would reword or remove
      her initial inquiry so that it does not reflect negatively on the current
      staff.
