      If I could give this place a negative rating, I would. This property management company is dishonest, misleading, and completely untrustworthy. I recently applied for an apartment with them at Fieldpointe Apartments in Frederick MD, excited about the advertised price of $1,344 for a 2-bed, 1-bath unit. This price was clearly listed on their official website I selected that specific unit and applied. I was given access to the tenant portal to review my application and even confirmation of the price in the breakdown of my application quote. After applying, my mom and I visited the leasing office and spoke with an agent who seemed very helpful at first. She assured us that once our income was approved, I would be set. She also told us that if the exact apartment I applied for wasn’t available by my move-in date (March 5, 2025), they would honor the same price for a comparable unit. However, the following Monday, I received a shocking call: they suddenly increased the price by $425—with no warning, no accountability, and no attempt to honor what they had previously told me. The leasing agent I originally spoke with flat-out lied, claiming that she had already informed me about the price hike when we visited—which is 100% false. Had she mentioned it, I would have immediately asked for clarification and what the “new” price would be. The way they handled the situation was condescending, dismissive, and frankly, unethical. It felt as if they were trying to take advantage of me, assuming I wouldn’t push back. Beyond the shady pricing tactics, the property itself had dirty halls that had a terrible smell, and to top it off, the building is right next to a cemetery. Depending on your unit, your balcony view could literally be rows of tombstones. This experience was a complete nightmare. If this is how they treat potential tenants, I can only imagine what they do to those already locked into a lease. Stay far away.

      Horrid company that has predatory and illegal practices. If you would like to hemorrhage money, this is the property management company for you.

      It’s sad after reading multiple complaints from over the years and this company is still in business?!?!!! I have been living in Meridian Pointe and the current property manager is Tracy Castillo. She is very rude and unprofessional, I have witnessed her provoking a resident and then threatening to call the police to have the resident trespassed!!!!!!! Is this legal?!?!!! Once trespassed you can no longer live on the property, that’s crazy! The previous property managers had the same attitude——belittle the tenants. Why is this allowed as a representative providing a service to the community? I have had ongoing issues in my apartment and have submitted work orders that are closed and the work has not been completed. In addition, they take forever to resolve any work orders I submit. Not to mention they do not want to upgrade the appliances in the apartment. The issues in my unit are definitely health concerns in regards to mold and bug infestation. There is also a lot of police traffic in the complex. Something needs to be done before something more serious happens!

      I reside in Brandywine Apartments in Tampa fl. The property manager Joselene ******* has communication issues. She very rude and unprofessional. We are in minority community and she speaks down to the tenants. every encounter I have with her is negative. I have been living here for 3 years and she has yet to communicate professionally. I ask questions that she never answers. She talks over you and acts as if we are children. She came into my home today for inspection and told me that the water running in my toilet that I just flushed 20-30 seconds prior was running too long. I expressed I just flushed it and she told me that she been standing there and it was running for too long. I asked how long is it suppose to run because I am not a plumber. She never answered the question but continued to speak over me to say that she is documenting it for it to be my responsibility on my water bill. Then I asked if I need to contact maintenance still with her not answering how long is it suppose to run., she still proceeded to tell me that it is running too long and that it will be my responsibility. 2 question no answers. However I took it upon myself to put in a maintenance order as well as I contacted corporate to report the conduct. I’m a professional and I wish to be handled professionally when handling business. She is not fit for communication at least not on a professional level. I have experienced this now for 3 years however I pay my rent and thank god I don’t have deal with her on the regular.

      So. My rent is jumping up $144.00 dollars. I received a paper notice that my rent would go up by ***** on 5/16 for a pro rate but 6/1 is will increase to1,455.23. So you mean that a low income can charge you twice for increase to rent on low housing? Pro rate then additional charge. from 1311 to ******* ? This isn't right. This does not include water or sewage. Can someone help me understand this?

      Worse experience ever ! Moved my parents to one of the properties in *********, *******. The condition in which the apartment was absolutely disgusting! Dont even know where to begin, from the paint job to the dust to the lack of communication in the front office and the list goes on and on. Front door would not close all the way. If our POD wasnt delivered there we would have cancelled everything. We werent able to sign *** see the lease until move in day at 1pm. We want to cancel the lease and get our security deposit back. They took of advantage of the fact that we were out of towners and my parents are retired. They should not be living in these poor condition. Regional managers and property managers do not return calls.ATTENTIONE MEDIA: PLEASR REACH OUT TO GET THIS STORY MORE ATTENTION I REPEAT: WORST EXPERIENCE EVER!The lack of compassion is disgusting.

      The administration is chaotic. The manager in charge changes very often. *** lived at ****************** for ten years and you need a crystal **** to know who and where to call. Lots of telephone numbers no longer in service. The only staff members who do a good and constant job are in Maintenance, **** and *******. The new little guy at the downstairs office is at best passive/aggressive and dismissive. Paying the rent is an electronic ordeal! Go ahead, ask for help I dare you.

      Made the mistake of living in one of their properties. Cannot stress it enough to those who are unaware - avoid this company and their properties! The staff at the physical apartments are all rude and incompetent and the corporate office will never return any phone calls or emails. So if you ever have an issue or simply need some clarification good luck. This company could not care possibly care any less.

      Maintenance and Corporate has no urgency when it comes to unsafe environments such as AC unit dysfunctions or MOLD growth. I've tried to get this resolve with management but no one wants to communicate and solve the problem that most of my community is suffering from. Property- THE SHORES

      I have tried to reach corporate office regarding rent payment as stated in my contract. I have left several messages with no response. I see that they are not BBB Accredited
