      If I could this apartment a -5 stars I would. Me and my family including my 5 YEAR old daughter was excited to moving in this apartment with this being our first time ever renting. Within the first 2 months we had flooding. I have about a total of 6 times my apartment has flooded . And they always say something will be done and nothing changes . Its like the get plumbing to but a cap on the problem and then the pipe burst AGAIN. I decided to call CODE ENFORCEMENT AND I NOW HAVE. ATTORNEY AND HAVE AN APPOINTMENT SCHEDULED FOR JANUARY 13th at 1. They make it hard for you to leave . Because if we break a lease it goes on your credit and what person wants that. I got corporate number and nobody ever answers and the mailbox is full. *** requested to have a unit change and it like doing a whole new apartment with a whole new deposit. And I honestly dont want to change units because I have people who moved from units in the back to our because they flood as well because of pipe bursting. Water coming from the tub drain once the pipe bust. Currently right now its smells of pee. The most recent one has happened last night at 11:20 pm January ****** and it is now 3:23 pm January 2nd 2025 and no one have yet to come and try and fix the problem or at least get the water up and bring the fans. My house smells like pee my window is up and I had to take my daughter to her grandmothers house. I also have videos.

      June 31st 2024 the hole in my roof began. I submitted a maintenance request as soon as I realized it was getting worst. I called the property spoke with the leasing manager and the problem persisted with no resolution. The property manager ******** explained that they dont know when the roofing contractor would be out. The roofing contractor came out a few weeks letter to my unit. He only asked where the leak was, He didnt take a look at it or give me a timeframe he would be back to fix it.I then spoke with a property manger again to see when this would be solved she gave me the same reasoning this has been going on for months now with no response or updates for a resolution.

      Mold in my roof there has been no fix to leak/hole in my roof.

      Mold in my bathroom which I have already put in a work order. The complex cancelled this. 

      There is also a water shutting off problem in this apartment complex. This issue has been persistent with no resolution. Every day this week from 9am-4pm. Manger saying they are working on the sprinklers which have no connection to my utilities.

      I lived in park at valenza in 2022 and i ended up in a domestic violence situation i have police reports that was written up when i lived there i asked tgem to switch units for my safety they disagreed saying they dont move you within the property so i asked to break my lease in the meantime i had the rental assistance program pay my rent because i refused to be there physically and put my life in risk they are asking for the lease amount that wasnt paid being that i broke it in the amount of ***** which i feel is unfair because the only reason i had to move is because of the situation i was put in i dont feel this should be on my credit

      Today is July 8, 2024, I have had my house looking like pure chaos since July 5, 2024, They was supposed to fix a water leak and it turned to me being without air. It's ******* it is 87 degrees outside and currently 78 degrees inside and rising. I've been trying to always be cool and not lose my cool but today was my final straw. a lot of things could be avoided through communication which the maintenance staff don't have. They lied saying they fixed something and didn't not telling nothing of why they even messed with the A/C the hot water heater is leaking they didn't even look at that. They opened my walls which exposed the mold to the air in the apartment. They supposed to do inspections this week and guess what? This apartment look like shit! Honestly, they need to hire more equipped maintenance staff that know what they are doing because any issues with an apartment shouldn't take days to fix then they have the nerve to take lunch breaks when the literally haven't done anything but stand outside socializing with each other.

      THE PARK AT VALENZA Termite Infestation throughout entire building, Management does not care. Patios are littered with vermin, termites are falling from the awnings, and the poor foundation can collapse at any moment - Management does not care. Residents are left with no solution, innocent pets are not able to be taken outside, and because the apartment has so many damages, the termites are able to infiltrate through shiest construction. This is an emergency, all local news agencies have been contacted. Please consider the residents of this illegal Blue Roc complex, this can result in extremes.

      On March 4th, 2024, I put in several work orders for only one thing to be fixed but not really. My sink faucet has been leaking for a year they finally came to fix it now it's leaking under the sink, I haven't had my light working about my deep freezer for almost a year i tell them this is an electrical problem and they come change the bulb just for it to still not be working, I also put in a work order for my stove top burners to be replaced for them to say it's been fixed. if it's fixed then it must be a shortage in the stove top therefore the entire stove needs to be replaced because the main burners no longer get hot. i mean seriously i put in my work orders and by state standards they have 7 days to fix it. but to cheat that system they cancel, falsify work orders being completed, or ignore them all together. the maintenance staff would rather drink liquor outside of their trucks and/or talk than to simply fix these issues so that us tenants can leave them alone. I pay rent i shouldn't have to call the leasing office to beg for things to get fixed!

      I put in a work order for my dishwasher to be fixed and they pretty much gave me Band-Aid solutions. On September 7, 2024, I put in a work order for my dishwasher to be fixed because it wasn't draining instead of them fixing it, they came and vacuumed the water out. then their excuse is the maintenance they have are busy fixing more important issues. i don't know how that is when they are always sitting, standing and talking in front of the leasing office more than fixing anything. it shouldn't take a month or more to fix something simple if they don't want to fix it they should at least replace it as much as they are charging for rent it's not like they can't afford it. Also, they might want to top hiring family members and hiring maintenance staff that can actually fix things instead of always having to bring in outside help to do the job that they are supposed to be doing because if they not doing their job what's the point of them being here? at this point I'm tired, frustrated and at my wits end. but if I withheld rent, they want to threaten eviction when it's them in violation of the lease agreement.

      On 9/12/23 I paid $200 for a admin fee after apartment application. Apartment number was switch from the one I applied for. When I had questions regarding the unit and I made numerous attempts to contact apartment management my emails, call and voicemails were not answered. Please read attachment for more details.

      We are tenants residing in the Park at Valenza, under **************** property management. We have submitted multiple work order / maintenance requests over the time being here including: leaking ceiling, no hot water, issues with appliances (oven and dryer), as well as a broken window. Maintenance requests are often not responded to via email or phone, even after several requests have been made for updates or correspondence. When maintenance workers do arrive, they do not fix the problems, they state they will let a supervisor know, and we still do not see any correspondence afterwards, and the issues are still not resolved. Speaking with other tenants at the property, they too state that their work order requests go unanswered and unfinished.

      4/25/2023 I had a manager tell me to bring money to move in the same day I set a denial letter! I was never told my admin fee was nonrefundable! ****** thy works there told me that if I get denied I would get the $200 admin fee back and now Im Not ! I would like my money back I never wouldve gave them the money to hold an apartment I wasnt approved for !

      Hi, I have requested to get the shower in my bathroom fixed since September of 2022. Below is a record of all the attempts I have made to resolve the problem. On January 22, 2023 at 7:33:58 PM EST. Hi *******, The shower got fixed as much as anyone can with the condition and age of shower. I can actually close the shower door and not hurt my self every time I try closing the door. The shower is still leaking water everywhere. Can you PLEASE do something about this. Since September of 2022, I have try to get someone to fix this shower. On Thursday January 19th, the maintenance personnel came (for the 1st time) and did what they can with the age and condition that this shower is in. And now is actually worsened and now Im still dealing with a bigger problem. Caulking alone is not doing the job that it needs to fix, unless you disassemble the whole thing and put it back together that *** work. ******* said she reopened the work order that has been place now 4 times and has been cancelled 3 times. Thank you ******* for listening to my frustration. Also, the lightbulb thats underneath the stairs between both apartments by the entrance is not working. It is not the one by my door. *******, can you please help.       I am the new property manager at The Park at Valenza. I began this assignment on 01/16/2023. This work order request shows completed on 01/18/2023 and since there has been no communication from the resident to our office directly. As the BBB emails were being sent to former employees, a delay in response occurred. I will reach out with the resident directly to inspect and resolve.
