In January 2022, BBB reached out to the business regarding a pattern of complaints received from customers alleging:
deposits are given to hold the unit; they found the unit was not ready to move into by the date given for move-in, and are unable to receive a refund of the deposit.
On March 8, 2022 BBB received a response from the business:
We have had a reduced number of people moving out over the past year or so and a longer time frame to get someone evicted. If we are unable to get someone moved in we refund their hold deposit. We have added a section to our hold deposit agreement that states it could be up to 8 weeks to get a placement into a unit. A majority of the complaints that have come in were already in the process of being refunded OR had already been mailed out.

We had applied for a 2 bedroom 1 bath mobile home in the middle of June. We went to **** n valrico rd. In valrico Fl. We were told the application process was going to be easy wed get approved very quickly and easily, and that they have felons that have been approved so quickly, so I didnt hesitate and applied $30 per adult application, they did the background check while I was there and the lady who did our applications pulled back 8 evictions which I know is false me and my husband have never been evicted as were 25/29, weve only rented 3 times by ourselves. So they asked us to pay another $70 each adult to get a credit check done, that came back ******* clear and we were approved with our backgrounds, but they explained to us we didnt get approved due to our income and that they werent able to confirm it, they explained to me that my picture on my ID, Uber Account, and Lyft Account were under 3 different people, which is false, one is my modeling picture(Lyft), one is a picture from 2018 in the dark with bad lighting(Uber), and my id is with me wear no makeup. Weve been getting multiple calls from this location and they refuse to stop calling us regarding a place to rent.

I will be writing a formal complaint on this website. This company deserves 0 stars. Beware, do not move your family to this poorly run and shady mobile *********. Ran by resident office manager ***** ***********************. My family and I were basically run out of the property with over a month left on our less. Neighborhood children allowed to play unsupervised (supervision is part of rules) children and adults taking dogs to p*** on our lot not picking it up. Dogs off leash when not supposed to. We told manager ***** who did not care. Odd people walk in empty/unrented units at odd hours of the night, same couple randomly digs through community dumpster looking thoroughly at everything but never taking cans, plastics or recyclables. Making complaints about these issues lead to retaliation from ***** and residents children. The last incident involved over 2 hrs of harassment from 5 or more children who purposely jumped on my units septic tank, looking towards my windows, bringing dogs in and out of patch only 3yds from my window. Screaming loudly disturbing the peace, looking directly into my window and flashing lights into my window while screaming they will call cops on me. ***** the office manager didn't care about was going on and after making the false claim of threating kids with a bat, she illegally gave a verbal notice to vacate. We started to search online for remedy to this situation, and discovered that ***** has a criminal history with two mugshots online. One of the charges was giving a false name (to an officer) she also has charges for possession of drugs. This park is or was owned by *********************** who may have passed away this year. Our research shows that this person owns a monopoly of mobile home parks throughout the country. Proof of shady practices going back as far as 2014. Also operates under 50th Street ********************** and Glennwood Property, LLC. This company is using multiple LLC's to hide under a coporate veil.
