    I have house closed with Dream finders home on 9/30/2024 in *********************************************************************************, so less than 6 months, last Saturday 3/22/2025 found water leak in reclaim water meter box even overflow water to sidewalk, I have to call city water emergency line to look, they identified it is house side water pipe fitting loose up that needs plumber to fix, it has nothing to do with sprinkler pipe, not relating to sprinkler issue at all, sprinkler person can not fix it as it was installed by plumbers from builder. city plumber said normally when fitting is not installed right, with water use pressure, it is loosed out gradually till fall apart totally underground leaking water. But Dream finder warranty rejected to repair it assuming sprinkler is not covered though it has nothing to do with sprinkler issue, and assuming it was damaged by someone on top though box cover is perfectly fine, no any sign of damage or crack, box base looks solid also no any damage, Though the water leak is in the reclaim water box the builder claims warranty not cover for sprinkler damage, but it is NOT reclaim water pipe or sprinkler heads issue, it is still the main water pipe before to sprinkler system as city sprinkler explained. Pictures attached show clearly.

    Hello,

    Dream Finders Homes initially received notice regarding the issue.  The homeowner reached out to us regarding a broken fitting for their irrigation.  Dream Finders Homes immediately contacted the Homeowner, created a Warranty Ticket and scheduled the Vendor to come out and make the repair.   A leak was found on the homeowner's side of the reclaimed meter at the home. The lid for the box would not fit and we saw tire marks indicating someone had run over the meter box.  This was not caused by Dream Finders Homes yet we still chose to complete this repair at no charge to the homeowner.

    Our home was suppose to be ready in Dec of 2022. My husband fell very ill at the end of 2022, so Dream Finders provided us with a cancellation contract, which stated, we were able to use our deposit on another home in the *************** area within one year. However, when time came, within our year, we sat down and went ahead on a new lot and home. We even got as far as design and were waiting for the design team to contact us to make our selections. I reached back out when i did not hear from anyone for weeks, and they would not let us continue and asked for an additional deposit, which was not stated anywhere in our cancelled contract. It simply stated that we had one year to reuse our deposit and we tried! We would simply just like a refund of my original deposit. We worked very hard over the years to save up and move into our dream home in *******. We not only had our dreams ripped away but are out of all our very hard earned money through no fault of our own. We were lied to and Dream Finders did not uphold their end of the contract.

    We both signed a cancellation contract. Regardless of their policy, that was not stated in the contract. Policy is not legally binding, a contract is. They did not honor their contract. We want a refund.

    Dream Finders deploy predatory and deceitful marketing practices when advertising and contracting with buyers. We initially looked at purchasing a new home within the *****************, ** region in January 2024. When we found Dream Finders/Craft Homes we decided to pursue a new home build given several promises made by their sales persons. We were urged and pressured to sign immediately as lots in the area go quick, and the one we were looking at was currently being inquired upon by others. We decided to proceed with the purchase given a few promises made to us by the sales person. We were explicitly told that upgrades (e.g., flooring) would incur charges for materials only, with labor costs remaining fixed. This was a pivotal selling point. However, during the selection process, we were blindsided by additional labor charges. When confronted, this discrepancy was dismissed as a miscommunication a grossly inadequate response to what amounts to a bait-and-switch tactic. Tray ceilings, presented as a standard feature in the model home, were omitted from our build without proper communication. Homes in the same community and MLS listings clearly show tray ceilings as standard, making this omission deceptive and misleading. We were told that Dream Finders marketing images and materials were inaccurate, but they hadnt had the time to update them with accurate information. Financing, we were initially approved and then months later rejected by their in-house lender. We were able to be approved with another lender through ****** *** without any special stipulations. I do not believe that Dream Finders have acted in good faith and after some quick searching online, the company has a history of not acting in good faith to the customer nor the contracts.

    Dream Finders Homes has responded directly to this complainant and is standing firm on the position. As per the terms of the contract, the Complainant is in clear breach of the agreed-upon conditions.  As outlined in the contract, should a party fail to move forward with the purchase as agreed, Dream Finders Homes will be required to retain all paid deposits as stipulated in the terms of the agreement. This penalty is clearly outlined, and we are prepared to enforce it accordingly.

    I am rejecting this response because:

    Dream Finders did not act in good faith within the terms of the contract. Dream Finders/Jet Loans were grossly negligent with the loan process and handling of our situation. I was able to be financed for a similarly priced home with an alternate lender, ***** Mac, with the same exact financial information provided at the exact same rate, and an option to buy down the rate. Additionally, the company's representatives were completely useless and unqualified for the positions they held, they made promises they couldn't keep without any concession to us whatsoever. The entire process was riddled with issues from the start, with false information that we were sold on and agreed to, and a huge lack in quality of what we were actually sold. I will continue to share my experience with anyone interested in buying a home with this company and I am going to ramp up my efforts to have my issue, and others, be found. I would not recommend this builder to anyone.

    Entered into a home building contract with Dream Finders home and put down $35,000.00 as a deposit. Despite asking multiple times to see any concrete evidence of design option cost and being reassured by two sales staff members that the $30k signing design incentive would be sufficient as long as we stayed within Level 1 and 2 selection categories, our final total was over a 100% increase in initial estimate. We have repeatedly asked for either 1. Refund of deposit and termination of contract or 2. an increase to the design incentive or other concessions and have been repeatedly met with aggression and directed to their legal team. We see this practice of not being transparent with design costs until AFTER they have received your downpayment as predatory.

    Closed on our home 3/8/24 and as with most new build homes there were some items to be rectified by the builder post close - all noted on the punch list. The most glaring and largest issue was the tile work that was done in the house. Tile was originally installed in two bathrooms with the incorrect grout color, instead of replacing the grout with the correct color, the correct color was placed on top of the existing grout. Additionally the tile work was sloppy throughout the house - tile spacing incorrect, tiles not level, holes in grout, crooked tiles, grout sponged with too wet of a sponge, rough cuts on tiles, etc.. As of today 6/25/24 none of the repairs have been fully completed, work has begun on the two bathrooms but has now stopped. We have been asking Dreamfinders (DF) for a schedule but have not been able to obtain one - only excuses. DF and **** contractor walked our house for the 3rd time to look at tile on 6/12/24 and advised we would have a schedule no later than the following week. No schedule has been provided. These are all upgrades we paid for in the price of our home and are having to fight for 3+ months to get the work corrected to the standard per the agreed punch list at the time of close. We continue to get empty promises and excuses as to why the work is not completed or half done. We are tired of fighting with DF and our children living in a construction zone, the work needs to be completed so we can move forward with our lives.

    We continue to find problems with the construction of our house - for example water is leaking into the house through the floor - the house is 4 months old.     Approximately June 30th of 2020 we closed on what we thought was out dream home. The builder of our home located in ********************* was Dream Finder Homes based out of ********************. Dream Finders gave a warranty on the home in which during the warranty period we have had an issue with a roof leak in the bedroom/office off of the garage. Prior to the completion of the home we had noticed that there was a hole in the plywood over that area that was brought to the attention of the construction manager assigned to the build; in which the Dream Finders representative assured us that the hole would be addressed by the roofers and would not pose a problem with water intrusion. Since the build of the house we have had at least four incidents were we have had significant leaks in that area of roofing. We have reached out to our warranty representative in which the issue has not been resolved. Dream Finders had sent workers out that have attempted to fix the problem with tar and replacing shingles but we continue to have an issue with leaks in the roof - an issue that has been ongoing for at least three years now. As of today Dream Finders has not reached out to us in the attempt to give us insight on how they plan to remedy this ongoing warranty issue. We have been more the patient and very accommodating when trying to work with the builder but at this point we are in desperate need of guidance in finding a solution with this matter.

    I closed on my new home with Dream Finders Homes in November 2023. The home had unfinished work but it was documented to be completed after the closing date. It's been 5 months and the repairs have not been completed in its entirety. There are 3 bathrooms that need repairs/cleaning, Dream Finders has performed about 3 inspection but no resolution yet.

    We did not purchase a Dream Finders home but the house built next to ours has been built by them. The problems all started on the day that our moving van arrived at our new home. The Dream Finders contractor (***) were poring the foundation for the house next door and as we arrived we had found that the *** trucks had driven across all of newly laid grass and had also damaged the irrigation system. When we went to speak with the contractor, he verbally assaulted my wife (I cannot repeat the words used) and then when I asked him to repeat what he had said, he ripped off his safety vest and came onto our property and wanted to take a swing at me. My wife actually stepped in between us. Not long after this we had supervisors from Dream Finders and *** show up all apologetic and said that this employee was to be let go because of what had transpired but 3 months later he shows up again to pour a foundation for another home in our community, so basically everything from Dream Finders and *** was a lie and swept under the carpet. Then over the next few months as the Dream Finders home was under construction we caught their employees plugged into and using our electricity. Having spoken to our Richmond American Homes supervisor, we come to find out that he too had caught them and told them to bring their own generator. All of this continued for some time. Then there were issues with the home. The driveway was draining the wrong way into the house and caused damage with damp and stucco falling off the wall. They had to redo the driveway which drained everything to our property and began to cause flooding in between our homes. They have attempted to fix this but it still happens. They turned off their irrigation to make it look better but not really fix it. We have talked to the sales office several times and the representative said she will pass on the information and someone will contact us but this has never happened. Does anyone actually do anything at Dream Finders?

    We where under contract too buy a new home had issues with sinking foundation and trusses that had sluffed , both issues where brought too our attention on the walk-thru and we wanted them signed off by an engineer to make sure they would never be an issue, When this was not accomplished we requested to nulify contract, when they basically told us once we signed the contract we would never see our earnest money. We hired a lawyer and he also requested the return of our earnest money, they once again responded tough shit. I also have pictures of floorboards that where replaced and crooked ceiling in master bedroom. They have re-sold the house and still won't return our money thx ****
