The company charged us ***** worth of charges after only living there for 6 months. This is an amount they deemed as damages and an extra cleaning charge on top of already hiring professional cleaners (that was cleared by them). We were charged for things we did not break, normal wear and tear. The house was left in pristine condition (after professional cleaners came in) and they still charged us for additional cleaning. For the cleaning, they said that the outside patio was dirty (it is completely exposed to the outside and it doesn't stay clean). They claimed the stove and fridge were also dirty. I have a video of the cleaning on the day we moved out that show that both of them are in fine condition. Pictures will be included and I have the full video if needed.Business Response

After responding to the tenants initial dispute with all of their answers, see below the correspondence between one of our Managing Brokers and the tenants. ************* their lease, provided a cleaning company whom was not valid and not licensed, nor completed proper cleaning.
Tenants proceeded to send in funds owed and did not continue the dispute. They then felt the need to place a BBB complaint after satisfying their outstanding debt. At this time, this dispute is Void and should never have been entered, as this is not the proper way to dispute, especially after paying the funds due.

I wanted to respond to each of these items. Please see below.
Back porch - Do you have any proof that the screens on the back porch were not damaged on move-in? I see in the photos you have your hand pushed up against them to say that we broke them. Do you have the photos of your hand pressing against them prior to us moving in to show proof of the state before and after?Prior to you moving in all of the screens were replaced by the owner. The only reason I touched the screen was so that I could show that it was no longer attached and separated from the spline.
In regards to the blinds that we are being billed for - We bought and installed brand new blinds for the only blinds that we had broken upon move out. We inspected the others and they were in working order and cosmetically fine. Are you able to send any photos of what blinds are broken?We did not charge you for broken blinds.
Broken vertical crown header (vertical blinds replacement) - can you show proof of something missing? Both of our move-out photos show it is fine.The reason this vertical header was broken is because you were opening the sliding glass door on the wrong side, forcing the blind to slide, where they were supposed to end, rather than begin. See photo attached.
Cleaning charges - We hired professional cleaners like we were told to do, and are still being charged for cleaning. Where in the lease does it say that we can be charged twice if it's not up to your standards? The photos you included are extremely nit-picking (like showing a piece of hair or a crumb - that does not exceed normal wear and tear and is therefore illegal). The photos on move-out day show the house is clean (fridge and stove). The back porch is in an outside area and should be treated as such. Although that was swept before we left, it rained that day and I cant control how it looked when it was viewed by that time. Being exposed to the rain, wind, and dirt from the man who mows the lawn and sprays it right in the room, excess dirt will be present, and it should not be part of a cleaning fee charge.
Please see below, per your lease, on page 1. The cleaning company did not complete all of the cleaning to satisfaction. I have attached the photos of the slider, with the excessive hair, the refrigerator and stove, needed to be recleaned and that was the charge imposed therefore that is why it was charged back to you.
1.6 VACATING At the expiration of this agreement or any extension, Tenant shall peacefully surrender the premises, leaving premises in good, clean condition, ordinary wear and tear excepted. Property possession needs to be relinquished as of 12:00p on the day of lease expiration. If lease is terminated early, tenant will be responsible for tenant placement costs, and an automatic forfeit of security deposit. In the event garage door opener(s) are supplied, ****** agrees that there will be a mandatory minimum charge of $250.00 if opener(s) are not returned upon move out. Tenant agrees to have the carpeting cleaned professionally (receipt provided) upon move out or will incur a minimum carpet cleaning charge, to be deducted from the security deposit, of $200.00. In the event all keys, including keys to mailboxes and common areas, are not returned upon move out, there will be a minimum charge, to be deducted from the security deposit, of $100.00 per key. In addition to any cleaning charges or any other charges due under the terms of this lease, Tenant agrees to a mandatory minimum unit cleaning charge (if unit is NOT professionally cleaned, to be deducted from the security deposit, of $250.00. Please take note of wear items that ARE the tenants responsibility to repair such as: blinds, cleaning, AC Filter, appliance cleaning, light bulbs, broken/missing outlet covers, smoke detector batteries, etc. are all items that can be charged back towards your security deposit if not in clean, good working order at time of move out. Under NO CIRCUMSTANCES are you to leave behind furniture in the unit or by the dumpster. All discarded trash, including furniture, will need to be discarded at the ***********. If left in the unit or by the dumpster you will be charged a $500 trash removal fee.
In addition to clarification on those points above, please send the itemized receipts for every item we are responsible for paying. The prices we see online do not match up to the prices we are being charged - even considering a reasonable cost for labor, it does not add up to these high numbers.

I put down a deposit of $1095 on Friday, 2/1/**** for an apartment at **********************************************************************. On Monday, 2/5/**** requesting to get a refund of deposit and not move foward with rental. A lease was signed on 2/1/**** but not to take effect until March 8, **** because it is already occupied with a tenant in there. I am currently homeless and need a place asap so this why I am requesting a refund to get into a place that is available currently. I am requesting that this company Red Door give me a full deposit of $1095 or at least half of the amount back since it was only 1 business day from putting down deposit til I notified them of refund, also I never even got to see the unit in person because there is a tenant living there.Business Response

Upon you signing the Security Deposit Fee Form on 2/1/2024 ************ was advised directly by the Broker ************************************ that once the deposit is paid, if there was any reason on ************** part that prevented him from proceeding and moving ion on the agreed date, the deposit would be forfeited. ************ proceeded to agree and sign all documents. He was provided a copy before leaving our office. Once these were completed he then proceeded to sign a lease, stating again the same as above. After providing documentation to remind *********** of said contract in writing that he agreed to he proceeded to have "legal services" whom of which we have found to be fraudulent, not at all an attorney and simply a co-worker of the company he claims to work for. We provided them the same documentation. He then proceeded to place a BBB complaint against us for simply following the contracts which were signed by our office and ************. These are in fact binding which an actual attorney would have advised ************, had he actually contacted one.
After putting in this request ************ is still contacting our office to now try and get half of the deposit back, even after explaining the contract that wasfully executed by both parties. A refund will not be provided.

I am rejecting this response because:According to the text message I have attached the company have stated they will be mailing the security deposit to me. It seems that this office is very unprofessional, and dishonest. So according to the text message received from their office I do expect a refund. The email is not fraudulent and they have no proof to even make that assumption. I still am requesting a refund of deposit.

We do have proof that the email we received for legal services was in fact fraudelent and is in fact against the law to represent yourself as a legal representative when you are not. Additionally, no one ever advised you, that you would be getting a refund, as per the document you signed, you have forfeited that. Per ******* Statute whenever there is a Security Deposit that is or is not being returned we need to send out a security disposition which is what we advised in the text which I have included below.
These are in fact binding which an actual attorney would have advised you. Please provide a forwarding address for your Security Disposition or we will forward it to the address you provided on your application.

WE are ****** and ******** ***** I made contact with this company Red Door Investment group LLC .through ******. Corresponded with a Jennifer after speaking with her via text I requested a call. Then I proceeded to let her know about my personal situation she informed me that they help people from all walks of life and to help us they would simply require a larger deposit to insure their money. I thought this was a little strange but if it could help me no problem. As I thought about it I had buyers remorse and I backed out. only to resume a couple of days later, And I came in contact with a different officer, at this point. when I called they assumed I was someone else and immediately began to dismiss me I assured them I wasn't this person they were referring me too, Ironically we had the same first name. which I didn't catch the name of the person I was speaking with because of the misunderstanding, She apologies. but mention a Gabriela. who she thought I had the problem with. ask me to have my wife do her application pay the fees and get back with us, later received a text from Gabriela saying we did'nt qualify and that's when I felt we had been taken, I'm asking for a refund because we were misled in believing a false pretense and was lured to pay $150 with no intention of services from this company. I recently submitted an application for a property managed by Red Door Investment. On their website the property still showed available. Three days later I was contacted by Amanda stating they already had an approved application and was waiting for the deposit. If the applicant didn’t come through with the deposit they would process my application. Upon speaking to her today about refunding me application fee. I was then told applications are automatically processed and a refund would not be given although this was different from the previous info she told me in the email.Business Response

On the application it specifically states that application fees are non-refundable. As a courtesy we have refunded this client. See attached.
