I initially came across a home listing on *********** and submitted an inquiry to obtain more information on November 11th and, after not receiving a response, followed up directly through The Jander Group, Incs website on Thursday November 14th. I submitted all required fees and documents on November 14th, as per their instructions, and understand their stated timeline for processing is five business days. After not receiving any updates, I reached out on Friday November 22nd and was informed they could not verify my rental history because my previous landlords had not responded. I followed up again today on November 25th at 11:21am for a status update and received a denial letter at 1:32pm. I strongly believe that my application was not truly processed given the timeline and reasoning. The form I received stated that I had an incomplete lease application and there was a lack of references. They stated that the application did not have the income listed, however, I uploaded my recent paystubs with the *** gross and net amount. As for the references (landlords), I provided those phone numbers and they did not conduct any follow up or communicate the lack of response from my landlords with me. I took the initiative to reach out to the property owner who they also would not provide further details as to why they were denying my application and they would not reconsider my application even though they failed to provide services on processing the application.Business Response

On The Jander Group, **** website, the Leasing Process page states the standard lease application procedures and requirements and also contains the required lease application. The lease application document clearly lists all of the required information in each section, the minimum required supporting documents, and also includes a checklist to allow each prospective lease applicant to know exactly what steps to follow and documents to submit.
Ms. **** was kept apprised on the status of her lease application from initial receipt, during the processing phase, and to the final result of denial. Ms. ***** lease application was denied for numerous reasons which were provided to her. Ms. ***** statements unfortunately are not true.
Property owners choose The Jander Group, **** to professionally manage their properties for many reasons, one of which is applicable to this matter in that we thoroughly and diligently process lease applications to verify the lease applicant is financially stable with verifiable and satisfactory history of timely rental / mortgage payments.Customer Answer

I am rejecting this response because as provided in the correspondence the Jander Group did not notify me that the landlords had not replied nor had they acknowledged recipient of the rental verification. When I spoke with my current landlord Tuesday, the email from the jander group was in their spam folder. By this time the jander group had denied my application and refused to reconsider it. They did not provide a service.
Sincerely,
****** ****Business Response

I broke my lease 3 months early recently with Jander Group after giving a 30 days' notice letter via email to *******. I bought a home and there has been an ongoing mold issue in a home I rented from Jander Group for years. I did not bring up the mold in my 30 days' notice letter due to being nice, which gets you nowhere with Jander Group. I can provide all of these emails upon request. On June 15th, 2021, I sent an email saying I would contact a drywall company about leaking water in the front bedroom wall. Jander Group asked me (the tenant) to contact the drywall company, so I did. During the next few months, my hand went through the wall, there was visible mold in the wall, and the wall was soft to the touch. On Wednesday, August 11th I asked for follow up. Finally, the wall was torn down in August, but I had been sleeping in a home with mold since June 2021 (or longer). I went to the emergency room in August for breathing issues. At the time, I should have asked the emergency room doctors to test me for mold exposure. For Jander's luck, I did not know to. On November 26th, 2021 (picture attached), I sent an email with a picture of an unfinished wall, so I was looking at the house cinder blocks...and sent Jander Group a picture, still showing water leaking. Eventually it got "fixed" and the roof was redone. I resigned my lease over the course of a few years, thinking the wall was fixed. As a single mom at the time, I did not have money to move. Fast forward to 2023 and in the attached images, it shows continued mold growth in the same wall in December 2023.Why did Jander Group never have the home tested for mold, or if they did, did not inform me? Why was I still paying rent in a home with cinder block exposed for months? Why does mold continuously come back in that wall? Why can I not break a lease due to mold?*Additionally, recently, Jander Group used my last name on a negative ************* post, and I did not have my last name in my name on the post.Customer Answer

I wanted to know why I was allowed to reside/pay rent in a home from Jander Group where there was documented mold on the wall for months (and to this day).Business Response

************************* began leasing from The Jander Group, **** on May 14, 2018, initially choosing to sign a lease of approximately 24 months. In 2020, she requested to renew and to sign another 24-month lease. In 2022, she requested to renew, again, and to sign a 22-month lease. *** standard lease term is 12 months; however, **************** loved the home so much she requested and was provided the ability to lock up the home for longer term periods with all three leases she signed. She was perfectly happy leasing the home during her tenancy, often praising The Jander Group, **** for our great services to her as a tenant. *** only reason thing that has recently changed is **************** decided to purchase a home with 3 months remaining on her current lease. She admits to doing so in her complaint. She is of the belief that she should be allowed to immediately void the remaining 3 months of her lease, despite her lease stating the exact opposite on Page 1 in bold capital letters. Her reasoning is that she cannot pay her rent and mortgage at the same time. The Jander Group, **** does not corporately own the home **************** has leased, but rather it is owned by a private individual. **************** refuses to take into account the individual property owner who has done everything right for all of these years. Just like the property owner could not tell **************** to abruptly leave during her lease term, **************** is not allowed to abruptly leave as the tenant.
We are sorry to see **************** in her current financial hardship, which could have easily been avoided by aligning her home purchase with her lease term. Prior to purchasing the home, she knew that her lease did not allow an early termination; but, she informed the reason she chose to purchase with multiple months remaining on her lease commitment was due to her ability to obtain a mortgage incentive prior to the end of 2023.
During Ms. ******* almost 6-year tenancy The Jander Group, **** handled any and all maintenance concerns for the home. If we had not done so, she would not have requested to sign a renewal lease, let alone sign multiple lease renewals all well longer than the standard lease renewal term of 12 months. Her accusations are an attempt to distract and deflect from her lease breach.
*** desired settlement she provided to BBB with her complaint was No further contact by the business. It is unfortunate when people falsely attack a small business simply because they are told no. In this particular case, The Jander Group, **** simply expects **************** to honor her written agreement just like The Jander Group, **** has done through faithful and timely services during her entire tenancy of approximately 6 years.Initial Complaint

I moved in February of this year. This complaint is being filed due to lack of communication. I received by bylaws before purchasing this condo. There were unreadable. I loved the area and felt that there would be no problems with purchasing the condo. Needless to say, there have been. I had cameras installed and was told that because it is common area the door ring camera and back door camera had to come down. There were removed. The feedback from the board members (2) was that there children were being recorded and they did not know where those recordings were going to. I am in dismay with those statements. I have been asking for a pool key for several weeks now with no response. A meeting held with the owners was held. I missed that and have asked for the minutes; no response. Last Friday, I followed an email sent by the president of the management company and lost out to getting my fire extinguisher recertified and was told that now I would have to get that done on my own. I pay a hefty monthly HOA to live here. Good communication is needed or else the owners should get another management company. I would love to speak to the owners of these condos.Business Response

The Jander Group, Inc. manages the condominium community in which ***** ***** is a relatively new homeowner. Prior to purchasing the condominium, she was provided all of the clearly legible community documents and required to complete a purchase application for approval by the association board. From the beginning of her ownership, this person has completed actions and demanded things in contradiction to the association’s bylaws and declarations because she apparently believes they should not apply to her. When she is told no, she will make the same demands (via phone and email) over and over and over again oftentimes doing so continually during an entire workday. She then accuses The Jander Group, Inc. of lack of communication because we cannot grant her requests that are in contradiction to the community’s bylaws and declarations. All other homeowners in the community are able to follow the bylaws and scheduled activities which notification are sent in accordance with the community bylaws.
The Jander Group, Inc. kindly asks this homeowner to please read the community’s bylaws and refrain from making demand that are in clear contradiction to those documents.Business Response

As stated in the initial response, The Jander Group, Inc. has already answered all of Ms* *****'s questions. In this BBB complaint, Ms* ***** is attempting to employ the same tactics of repeated demands/questions to items that have already been fully addressed directly with her by The Jander Group, Inc. and the community's board of directors. Discussions for Mr* *****'s demand have been exhausted, which is why The Jander Group, Inc. will refrain from further response as it would simply be repeating answers that have already been provided to Ms* ***** numerous times.Customer Answer

I am rejecting this response because: it is not providing an answer to my concerns; it is not providing items to which I am entitled to as a homeowner.I am living here now three months. I do not have the key to the swimming pool, minutes to the meeting held two months ago and my fire extinguisher was purposely overlooked when it was time to recertify. I must escalate this maybe to the media. Channel * news so I can "get results".
Sincerely,
