    I submitted an application to rent an apartment for the Walton Reserve Location (Located at **** Walton Reserve Ln, *******, ** *****) on May 24th, and. paid the $250 deposit. I had called twice to move my application forward and went and visited for an update when not receiving a response.On June 5th I was told I would be given a call on June 9th about the update on my application. No call, so I called the office again at *************) on Monday June 12th around 9am and was told I would have an answer later that day at 1pm. No call. I called in and went to voicemail, and then when they picked up on my second call they acted as though they had no idea who I was even though I had been aggressively following up. Mind you, I already paid $250 for a deposit. Then I was told that I had to pay an extra $300 to submit a letter from a CPA showing my forecasted income for the next year. Meaning, it took me three weeks of following up on the phone and in person after I paid $250 deposit, only to be told I had to pay an extra $300 fee without guarantee of any update on an available room. When I requested my deposit, the person on the found said I would have to send an email to ******************************************************************************** stating I wanted my application canceled and deposit returned. I repeated the email back to make sure I was given the correct one. The email kicked back and now I am out $250 from my deposit. I would like my deposit refunded immediately, as I feel frauded by this company.

    When you make a public complaint they retaliate against you. If you make a demand letter they make jokes about you and get you falsely banned from part of the property. Then if you have damage to your car they talk c*** to the police and the cops messed up and gave me video prof of ****** fallen laughing with **** about my demand letter it will be posted online very soon yet they said she was scared of me when I was only sitting in the office waiting for a legal reply to offer do yourself a favor and record all communication when dealing with them the people here tell me it dont matter if rent is $150 for a one bedroom or your paying $1400 for a two bedroom slum lords

    I have sent several emails that have been ignored. In regards to the email sent by business manager and CC'd to the director of this property for implementing a do not accept rent denial on portal on a lease that is current & do to renew 12/26-this action is illegal & outside of my lease agreement as well as the GA state tenant/landlord laws- (one must provide a way to submit payment) I have no options to pay rent that are available & been denied on a non default, current lease which caused an illegal and forced delinquency-I have sent literally about 7+ emails but this has been ignored repeatedly. I requested manager and business manager to reference to me the tenant the verbiage in lease about do not accept rent based off a future dated renewal within a current lease without delinquencies with short notice-given on 11/29/22 which forced me into late rent and verbiage is outside of my lease agreement-I have only received a response inquiring about the renewal-in which I advised- I was just back home for the holidays with every intention to renew yet was never made aware of a deadline date via notice or lease, was unaware of urgency to renew prior to lease expiration, was caused unjust distress with no way to submit rent in current ************ which forced me into a delinquent phase with undue, unlawful late fees on amount that is owed and attempting to get paid yet all access to submit that payment was denied on 11/29/22 with no way to pay current owed amount which was a forced delinquency. I have inquired repeatedly as to why and where I the tenant can see this information all to no avail. As of today, with forced delinquency still no access to pay on my current, active, owed lease. I was not notified as a tenant in a timely fashion nor made aware why or where this action is permitting or allowed legally within my lease and I am also being charged an amount outside the written agreement titled the lease. I just want to pay my rent without undue distress.

    The Complainant, *******************, is a current participant in an Affordable Housing Program (Program) at the Walton Lakes (Walton)apartment community. As such, U.S. law and regulations govern this Program and Walton is required to follow these federal mandates. As part of the Program, an annual renewal process is required to ensure qualifications and guidelines set by Program are met. Despite numerous warnings and requests by Walton to Complainant regarding this certification requirement, Complainant has intentionally ignored and not complied with completing the annual renewal paperwork for a Lease that will expire on December 26, 2022.  Accordingly,Walton cannot and will not renew her lease under this Program at this time as to do so will be in violation of Program mandates. Given these circumstances,Walton cannot accept any rent at this time due to ************ intentional conduct and refusal to submit Program certification paperwork. In short, the issues raised by Complainant are of her own making with the simple solution being that she submit the necessary Program paperwork to continue her residency in accordance with the Program mandates.  Alternatively, Complainant may continue her residency at the current market rate without Program assistance IF she qualifies under our rental criteria. Again, Complainant is required to take action to avoid adverse results, specifically she needs to notify Walton of this change and submit an application for residency without Program assistance. To date, Complainant has failed to give any such notice or application to Walton.

    I am rejecting this response because:  Walton  Lakes and Walton Communities has referred to a document that is not within my current lease agreement- I have asked repeatedly WHERE is this information located-it is NOT within the lease, nor an addendum-nor is there an additional information packet that is in the portal, given to me the tenant, no record of signed and dated for the affordable house program, In which they the landlord would be required to submit to me the tenant-under lease companies requirements, Affordable Housing Requirements, Equal Housing Opportunity as well as HUD-again, based off the companies response to this-Where is this required information located and where did I sign and agree to these terms? I am required by law and housing to have such-especially since they are implementing requirements of this-Never signed, never received and NOT in portal-Please let's not skate around the only question, I have inquired about, Where is this information, that must be provided to tenant and signed and agreed upon? I do not have ANY SUCH VERBIAGE-Please direct me. The answer from Walton Lakes and/or Walton Communities is the same yet they must produce this document with a signature and state where it can be found and they are refusing to do so-Please respond with that information expeditiously to be within legal compliance. Also, per lease agreement you are REQUIRED to have provided 60 days of non renewal not a BBB response AFTER accepting a option to renew-can we get on ethical and legal terms-it is the ONLY right thing to do.

    Complainant has once again inexplicitly refused to submit the necessary paperwork for continued residency at Walton Lakes under her Affordable Housing Program or at market rate. As such, Walton has given a 30 day notice of non-renewal and lease termination in accordance with her signed lease agreement as the lease terms ends on December 26, 2022. As Complainant is aware, Management previously provided to her the paperwork for continued residency under her Affordable Housing Program.  Moreover, Program information is readily available to Complainant through a simple ****** search and/or at the following website Handbook **** (hud.gov).   Otherwise, Walton stands on our previous response to the Complaint.

    *never refused a renewal-please provide proof of refusal or NOT-THIS IS ANOTHER LIE-why would I-only legal consequence per lease is a (2) month to month rate and still in ************.

    *Only asked for information-thankful for all your written responses to show information has been requested and was NEVER disclosed

    * Landlord/tenant law- Walton Lakes and Walton Communities are exempt from disclosure? If so, please explain-why?

    Please provide to me-within the lease or any other legally binding agreement-I HAVE SIGNED where you had the Legal right to force and refuse rent- as per email dated 11/29/2022

    This is the magic question-and it is not documented within my lease and there is no other documents, hence your continuous reference to this Affordable Housing Program-US mandates-so, a document I never seen, signed, agreed to trumps my legally binding lease-AGAIN-I'D like a copy of that documentation-that you claim allows you to FORCE ME INTO DELINQUENCY FOR RENEWAL-and apparently TRUMPS MY LEASE-I would like to see it-50th request.

    Where is it written that it is okay to place current, active, non delinquent tenant on "do not accept rent" on 11/29/2022 for non renewal-prior to answer-attached is the lease agreement section on renewals and ALL THAT IS ALLOWED-LEGALLY-please provide any secondary documentation for the 50th time if you have it. Any documentation to address-
