The phone numbers they listed on their website are all disconnected. My husband sent an email to them 2 weeks ago and didn't hear back when they say they will reply within 1-3 business days. They charge us a crazy amount for HOA and in return we cannot get in contact with them. I don't see how they are still in business.Heritage Property Management Services, LLC

This number is accurately listed on our website, our ****** business profile, and here on our BBB profile. Heritage is the absolute worst of the worst. I'm sure if someone looked at it they could find evidence of negligence and abuse of homeowners by these money-grubbing worthless parasites. They do not respond to requests but they sure do collect money every chance they get. Why anyone would hire this company is beyond me but why anyone would keep them, once residents find out what they are like, shows me there is a real problem in the **********Heritage Property Management Services, LLC

I am writing to express my deep concern regarding the ongoing maintenance issues at *************** has come to my attention that the property has not been properly maintained, and the situation is becoming increasingly dangerous. The lack of proper upkeep is not only a serious risk to the safety of residents but also reflects poorly on the management and governance of the property.Recently, it appears that a board member with no relevant experience was sent to address these maintenance concerns. This approach has proven ineffective, and the problems remain unresolved. The decision to assign an inexperienced individual to handle such critical issues, seemingly to cut costs, is both inappropriate and inadequate. Maintenance matters should be handled by qualified professionals who can ensure that the necessary repairs and upkeep are performed correctly and safely.Furthermore, the apparent reluctance to take responsibility and the arbitrary nature of addressing these issues only when convenient is concerning. The board's role includes ensuring that maintenance and safety concerns are addressed in a timely and effective manner. The current approach undermines this responsibility and endangers the well-being of all residents.I urge the board to take immediate action to address the following:Ignoring these issues not only jeopardizes the safety of residents but also reflects a lack of commitment to proper property management. Based upon my recent experiences with them it is my opinion they are sloppy, not detail oriented, and extremely unprofessional.I would not have given them one (1) star but that is the only way I could leave this review.Heritage Property Management Services, LLC

We appreciate your diligence in regard to your account, and wed like to confirm that two of the open items on the account have been closed effective 6/14/24. We do see that an inquiry was submitted on 6/11/24, and while it was not connected to a specific, open item, a Compliance team member did provide steps for resolution as well as copies of the governing documents of your community per request. These documents are also available to review online at any time in the homeowner portal. It looks like, according to our team members, the relevant section of documents for review in the case of the open items on the account would be Article 5, Section 5.2. Again, this can be reviewed online at any time. If you feel the item has been resolved, please submit a photo for review in the online homeowner portal; otherwise, it will be reviewed in the next inspection. Worst property management service. I have been treated extremely poorly and they have caused my tenants a lot of problems with their delays. They also never take ownership. They insist your updates match their specs but have no specs to provide; when asked, they say its not their problem- they know that the *** tries to fine their tenants for anything and everything but still are not responsive. It also takes 48 hours and multiple calls to management and its still hard to get answers. They also talk over you and are exceptionally rude. They also ask for $199 a year to do paperwork for rentals but the only one who does paperwork is you and your management company. Please keep in mind that Heritage Property Management operates as the right-hand of elected Boards of Directors of community associations we are not the association itself, and we do not handle day-to-day maintenance and management of specific properties in a community. Your community has chosen to include our Leasing services in their portfolio of services this is an oversight service that ensures leasing in the community meets the parameters established within your communitys governing documents, and helps to track any changes. We do see that a request for modification was submitted on 3/26/24 the *** for your community sent this request to the Board of your community the same day. The Board approved the request, and notification of the approval was sent back on 3/26/24. We understand additional verifications and details were requested, and these were reviewed and confirmed via the portal throughout the day on 3/27/24.Please keep in mind that per community policy, modification requests are processed and reviewed through the online homeowner portal, not via email. On 3/28/24, the *** for your community again responded within the portal confirming that the Board of your community approved the modification in the available style closest to the original or current item.
Requests for modification are reviewed and ruled on by the elected Board of your community, not Heritage Property Management. These reviews are done to ensure modifications remain consistent with the guidelines within the governing documents of the community. Our records indicate that from 3/27/24-3/28/24, the *** for your community, members of our HSC team, and the Board of your community, have responded as quickly as possible with the best information possible through the online homeowner portal. If i could give zero stars, I would. HPM is by far the work *** i have ever had to deal with. We have two properties in this *** they "manage" and are on a community well. They have not had water for over 72 hours now. When i tried contacting the *** about this, i have to sit in a call que for over 30 minutes at a time, and finally get ahold of someone and then they hang up mid conversation. Heritage Property Mgmt Services **** is such a scam. Fees increase every year for no valid reason, services like mowing of the lawns are very infrequent. We pay year around for a pool that maybe 3 people use annually. Additional Assessments meant for emergencies are added every year. We're fined if our driveways suddenly grow mold after days of rain but the common areas, sidewalks remain black and dirty. The same day solution if you call the office by 4pm is a joke. Our Property Manager took a week to return my call and only after she was able to charge the account additional fees, and more. This company seems to act in a predatory manner and our board seems to support this which is odd. I recently made a payment using my bank account (as you can only pay using bank act or credit card) taking a screenshot as proof of a successful payment. Days letter I receive a letter stating unauthorized payment. What? Called my bank and they never received the transaction to void it. Notes on my *** account indicate I voided the payment. Not so. This is overall the worst experience, I dread dealing with this company and hate that my money must go to fund somebody's lifestyle because this is just unreal. It's like I'm a prisoner in my own ********** on the street for one minute and you're in violation! I think someone's forgetting we own these homes, we pay a mortgage. Dictating who can live in my home is no one's business, this sublease rule and paying *** fees 1 to 2 yr in advance is just plain ridiculous. An ex neighbor said once, be careful this *** will own your home if you're not paying attention. I laughed at her but I'm learning ... no truer words were said. Pls don't say the *** fees paid for our roofs. I've lived here for 19 years, it's taken you that long to save for new roofs that less than half of the community benefited from? Throughout the entire pandemic till now Heritage has been taking advantage of it's residents.Heritage Property Management Services, LLC

The governing documents of the Association create the guidelines under which all residents who own property within the association agree to abide. Assessments are paid to the association per the governing documents, the Board of your community develops a budget that outlines projected expenses for the Association in an upcoming year. Any increases to the assessments stem directly from the determined budget. All governing documents of your community are available to review online at any time in the online homeowner portal. Our records indicate that members of our AR team and ************************* team have logged several recent phone communications, sent over relevant documents, and responded to inquiries submitted in the homeowner portal, oftentimes within the same day. With regard to the transaction referenced here, it looks like our A/R team members have responded to several inquiries about this transaction in the online homeowner portal and have provided the contact information for the payment processing party who is best able to address this question. Please be sure to review these messages and contact the payment processor if you have not done so already. We do see that Broadcast messages were sent to all members of the community earlier this year regarding parking restrictions as well as the new leasing amendment.The parking restrictions are again enforced per the governing documents of your community. The leasing amendment was adopted for your community following two-thirds of eligible homeowners in your community voting to do so. This is once again per the governing documents of your community. If you have questions about enforcement procedures, leasing or other amendments, or maintenance of common areas in the community, please submit an Inquiry in the online homeowner portal for the Board of your community to review. Please also reach out to the third-party payment processor regarding the transaction inquiry using the contact information provided by our A/R team members if you have not done so already.Review from.. Heritage property are a bunch of broke desperate vultures if you are late by whatever reason and you mail your payment with delivery confirmation they claim they get it after the scan date so they can charge you a late fee which they'll mail back to you later than the date letter originated. And there policy of allowing ten days that payment must be received before due date is ******** actual credit card companies don't even have this illegitimate policy. The governing documents of the Association set the due date as well as the late date for each community, not Heritage Property Management.Assessments are due on the date which they are assessed, and the governing documents determine the date by which a payment must be made before late fees and interest are assessed as well. Heritage is proud to provide a variety of ways for homeowners to make payments toward their Associations assessments,including online or check payments. Please be sure to review the most current payment information to ensure that all mailing and account information is accurate. This ensures that payments are delivered and processed in a timely manner. We certainly understand that many homeowners prefer to mail assessment payments, but unfortunately Heritage Property Management cannot control mail delivery times; payments are processed as soon as they are received by our A/R team members. If payments for your account are consistently posting beyond your communitys late date, we strongly advise discussing payment options either by calling our ************************* team or A/R team at ************ from 9:00am-5:00pm, Monday through Friday, or by submitting a Billing Inquiry in the online homeowner portal. You may also consider adjusting the mailing date for any check payments or payments processed through your banking institution to help ensure payments arrive before the late date as determined by your community. Terrible company. Does not upkeep the cleanliness and safety of the neighborhood. There have been numerous gun shootings because the gates are always broken. One happened right on my street. Im pretty sure nobody likes being awoken to the sound of gunshots and looking out your window to see CSI truck. The gates are also damaging cars by opening and closing randomly. When confronted with this issue they caught an attitude. This is a very lackluster property management team that does not care. Save your money and find a house somewhere else if they are managed by this company.Heritage Property Management Services, LLC

In any community association, we strongly encourage homeowners to contact local law enforcement in the event of any suspected unlawful activity. Our records also indicate that this community regularly sends out broadcast messages related to community safety updates and opportunities to meet with local law enforcement; we encourage a review of those messages if you have not done so already. According to our records, the gates of this community have been damaged by repeated misuse, and the Board of the community takes a proactive approach in repairing the gates as expediently as possible.Our team members do not have any records of reports to damage to cars via gate malfunction except for one report made by this account earlier this month. As part of the Boards efforts to maintain the gate functionality, there are cameras positioned to view both incoming and outgoing vehicles, and the Board is happy to review this footage in the case of any incidents reported.Unfortunately, the information provided in the above-referenced report does not match footage reviewed from the provided time frame. So pleased. ******* was so smart and was able to fix exactly what had made my heating system go on and off. Had to leave and get the part and returned right away. There was still a problem and he returned the next day for no charge and fixed it permanently.Heritage Property Management Services, LLC
