      A stressful organization...They really stress property managers out that invested years with this company just to get rid of them when it's convenient to them. This organization doesn't care about the health and well being of their managers. They sure don't help them figure out budget issues. The upper class are very selfish and thinks the grass is always greener on the other side. But little do they know.... They are a bunch of messy stressful alcoholics just trying to keep their jobs. I wouldn't recommend anyone to put up with what they are about. It's definitely not worth the stress! Horrible!

      We moved in recently at *******************. I'd like to send a warning to all prospective tenants to any one of the Gables Residential properties that this business is set up to take as much as they can. Being brand new at this apartment, I'm now charged with late fees for missing my first month's rent payment on time bec. I missed it by a day. They supposedly sent me a courtesy email that I never received. The only email I received was the first day considered past due. I paid it right away and set up auto pay, called them to explain that we're brand new in the apartment and never got their reminder email that they supposedly sent. They show zero ****** I'm used to other apartments sending reminder emails and text messages at the least, this place is silent and I only heard from them the same day our first rent was past due.I'm not too surprised at all the other complaints filed here. It is a company that is set up to take advantage of tenants. Be warned.

      Upon moving out, Gables charged me more than $1,179 for carpet replacement. I cleaned the apartment and left it in good condition. The inspection report they sent me did not show any photos of damages to the carpet. I tried to reach out to dispute that unreasonable charge but they responded that the decision has been already made and that basically there is nothing that can be done to offset that charge. They didn't look at any of the evidence that I submitted. I will file a claim against Gables in the small Claims court. What a terrible customer service and a terrible company. They only want to collect money in the most dishonest ways.

      These builds are poorly maintained . Moved in a month ago . Fire alarm didnt work . Theyve put two old batteries in and they are dead again . The place is covered in dog f**** bc no one living here picks up after their dogs . What the worst part is I told ****** at the front seat there is black mold in the bathroom . On the vent in the kitchen , and where the ** unit is . There is chipping paint in the bathtub . The pathetic maintenance team said on thats no big deal . I dont pay to step in dog s*** . I dont pay to be poisoned by mold and I certainly do not pay to live in black mold . Do NOT move in here . It is a disgrace and disgusting . And their fake gates never work, they stay open , then they have a crime awareness meeting. As if that is going to make it better . I am giving my two months notice and am moving into a clean , well maintained building that is mold free and people pick up their dogs s*** ! This place is disgusting . Oh and lets not forget the lies ****** told me before I moved in . She wouldnt let me read the lease bc she wanted to go home. Not to mention the manager who is the snotty person *** ever met and should be fired immediately . Shes a rude b**** and thats being polite. Worst corporation and should not be managing multiple residential communities all over the States .

      i had a very bad experience applying for one of the units at ********************************* Buckhead, according to the application policy, approval will be notified within 1-5 business days, i got approved after 11 business days and one day before move in day, the unit was not move in ready (dirty walls, broken door, lose baseboard, etc.) i decided not to rent the unit and asked for application fee refund since they violated the application agreement policy, i called many times asking to speak to the manager with no success , so be aware THEY WILL STEAL YOUR MONEY, very bad and poor customer service, stay AWAY from this place!!

      I lived at a Gables property in ******, ** and had a terrible experience. There was a flood from another unit that leaked into my unit and caused damages and for over a month no maintenance request regarding the carpet was completed. At move out, I was charged for the carpet and told that the damage had nothing to do with the flood which was not true and I had sent pictures with proof that they completely disregarded. This company only cares about opportunities they see to collect money and I would not recommend these properties to anybody. We were assured that we would not be paying for the carpet damage upon the move out inspection in person but were still forced to pay due to the fact that they had not put it in writing. I tried to get them to respond in writing but the only way the property would speak to me was in person and they ignored all of my emails.

      I lived at Gables ********** in *******, ** at ************************************* for 4 yrs & this was THE WORST experience Ive had. After the 1st yr my rent went up $100. The 4th yr they told me my rent would go from $1,514 to $1,735. I immediately put in my letter of intent to vacate and the manager *********** emailed me saying hed drop the rent $100 if Id stay & had until 5pm to let him know. NO. You cant bribe me to stay here. They get a new manager every 6-9 months b/c this property is a disaster to take over. In 4yrs theyre now on their 6th. I constantly had to put in a work order to have exterminators come kill roaches. I kept my place very clean but b/c the property was nasty I kept getting roaches. Now that I moved out they want me to pay $110 in pest control fees. When I first moved in I noticed a lot of mold in the bathroom. Gables told me to just bleach it. It in fact was mold but Gables wouldnt take accountability. My neighbor in 536 found mold on ALL her clothing in the closet. She told Gables. They did nothing. She got a specialist & they confirmed that it was INDEED black *********** breathing it in & that its circulating the rest of the building. She showed Gables the official ******************** finally moved her. The hallways always smelled like urine. 2020 while I was 9 months pregnant my apt. was broken into & Gables did nothing. I had $20,000 in valuables stollen; I asked if I could move out, they said I would still have to pay fees to break my lease. I asked Gables if I could let other residents know of my break in and they said no they dont want to worry the other residents and that it was an ISOLATED INCIDENT. I spoke w/ 3 of my neighbors &found out their apt.s were also broken into that same month. 3weeks before we moved out my fianc parked his truck on the 3rd floor (where I lived) for a few hrs. Gables had it towed. We had to pay $270 to get it out & ***** said since my parking decal then it was allowed to be towed & showed no remorse.

      I am a residence of the Margauxs apartments in ****** I read a one bedroom apartment for $2100 a month I have two vehicles that I have called and registered them with the office. One Sunday I get a car that my car was being towed I called the office *********************** answered and informed me that yes my car was towed I asked her why didnt they notify me or email me before they told my car and she said that they emailed the wrong person. So my car was towed anyway ***** told me in the office that That I will be compensated and they will take care of the expenses and I can go and pick up my car I had over to pick up my car and on my way to pick up my car ***** calls the pound and tell the guy that when I get there I would have to pay for me car. Nail in the office she did not tell me that I had to pay for my car so in this case she missed lead me and told a big lie so yes I was very upset and told her that she was lying to me the whole time faking like she was going to help me and the whole time she was trying to hurt me by towing my car without emailing me or calling me So on Monday morning my aunt comes in from out of town goes to the office to get directions to my apartment because this is a gated community On Tuesday I get a violation that Im running a business I do not appreciate this I do not appreciate anyone coming to my home being questioned about anything Im trying to get this problem resolved also ***** Was very very very rude to me she lied to me she told me that my car was going to be cold but instead I had to pay $250 no one has apologize for saying anything about my car being towed just only just only am I being harassed and being forced to be uncomfortable where I paid $2100 a month for a 2 bedroom I would like for someone to contact me that is a little bit more concerned about the residence instead of hurting the resident this is very inconsiderate the emails are very rude and unprofessional I dont even know how to reply to the emails.
