This landscaping company is horrible, totally unprofessional, which I will not recommend to any tax paying US citizen. The staff ************************* and the president of this company **************** ********* has tons of attitude towards addressing their clients' concerns and never wants to take any responsibility for their shortcomings. I am a physician and have been asking them for the last many months to replace the pine straw (ugly looking multiple exposed ground patches) on my property for which they are charging a hefty annual fee, but they have not acted upon it even after multiple requests. This is a safety risk as my parents who are 70 years old reside with me on this property house. It should have been done automatically without any reminders from a house owner like me. I am paying the steadily increasing annual dues before time, but it appears that the landscaping and management group is mismanaging the funds by sparingly doing the landscaping. There should be a set schedule of doing the landscaping including lawn mowing and replacing pine straw on time. They are manipulating the funds paid as an annual fee by limiting the set services to the bare minimum, which is a violation of the property management company- client contract. This is a totally unacceptable and substandard quality of the services they are providing to their clients even after collecting a large sum of money. I want the BBB to take action against this fraud company at the earliest in order to prevent such cheating behavior and disappointments to a responsible and professional tax paying US citizen. Thank you and I hope this issue will be taken into consideration on a serious note.Please help us here as this company and it's president including the staff are very rude and unprofessional. This long standing resolvable conflict has subjected all of us towards tremendous stress that is affecting our physical and mental health. We cannot respond to ad hominem attacks on staff members. It is unfortunate that these items do not meet his standard, but personal attacks and entirely unsubstantiated accusations of fraudulent practices will not be addressed and frankly should not be entertained by an organization like BBB.Initial Complaint

I purchased my home March 21, 2023, my first home as a U.S Veteran, and I was elated to be a home owner. When I purchased my town home I knew there was an *** and a fee of 200 a month, totaling ***** a year with zero amenities. I also received a covenant from my realtor that stated that the *** is responsible for keeping the outside clean and tidy, landscaping, water, and trash. I have been living here a year now and this property does not reflect an active ***. Tenants/owners have broken blinds or blinds covered in newspaper on the windows, trash all over the back area, old toilets and pallets that have been there since I moved in, trash that overflows often, shutters that doesn't match the door of the house, electrical that is exposed, planks with nails on the floor and so much more. The property manager **** barely checks the property and enforces nothing. I have made several complaints and nothing happens, she gets defensive and hostile and nothing is done. The lines in the parking lot is faded, the parking lot is dirty, the tree branches fall and stays there, there is no grass, the mulch is non existent. Moreover, I've asked her about the *** board, *** election, and meetings and she provides no information. Where is the money going? What is being done with the money? Why is the money not being used on the property? Why are we still paying if they are not doing their job? Moreover, there is zero transparency with financials and where the money is going, yet they keep collecting. I haven't seen a recent statement of revenue and expenses, or where they have used the money we have paid to improve the community that is falling apart. There is no landscape done or maintained other than a Latin man that blows the leaves away on the street. I have complained numerous times, but nothing gets done. The last time I made a complaint I was told that half of the place is rentals, as if that made it ok for this place to look like a complete dump. I am asking for help.Business response

Partners Management is only authorized to act to the extent that they are directed by the client. We work at the direction of the ***** of ********* for all communities and can only make those expenditures that the ***** authorizes. We will present these concerns to the ***** immediately and await their direction.

I am rejecting this response because: Prior to contacting the ** numerous complaints were made regarding the same issues, and nothing was done. I have asked about whose on the board, to speak to the board, and how many vacant seats were open, None of that information was ever provided moreover, it was met by hostility and unprofessionalism by the property manager. They have a fiduciary duty to keep up the common areas, and the board of directors have an obligation to all the homeowners that is not being met. I have emailed the property manager in the past and nothing has been done, and nothing will be done until the issue is addressed and the Partners Management starts taking accountability for their role in ensuring the common areas are maintained and the property value of the properties don't go down due to their failure to do their job. The pictures I have provided does not lie, and the videos that I have recorded does not lie. Good day to all.

Unfortunately, we cannot provide a response beyond what we already have. Partners Management works at the direction and behest of the ***** of ********* for the *********************** The *********** for the benefit of all the owners of the community. We will present these concerns to the ***** and follow their instructions on how they would like to proceed.
I should note here that there are some concerns about whether or not the individual issuing the complaint actually is a property owner int he community. The current county property tax records reflect that they are *not* the property owner. If these official tax records are in fact correct, then I have some concerns about the veracity of the individual's claims to be a property owner in the community.

This is an HOA company. In an attempt to resolve monies due from this company taking over they filed an order against me in court in Cobb County whereas I live in Dekalb county. Since going through that drama, I was paying a law firm that they use for collections to resolve any past dues, money, and current. The payment arrangement set up was to pay off the past debt and at the same time keep me current with the ***************. The last payment I paid was in August 2022. at that time it still took me a while to get all the monies paid to the **** So my account will be up-to-date as of May 2023 after several phone calls and emails, and finally having to stop payment before someone called me back. in May. I had a conversation and an email sent to ***** ******* stating that my account was up-to-date, they had received my final payment from the collections attorney. I received a statement showing I was still receiving late fees, even though I have been trying to get this resolved since 2022. ***** advised if I paid all of the money is due from September through May that all the late fees would be waived. I made the payment and asked for a statement and again silence. I have called the office. I have emailed several times asking for a statement so I would know what my balance was, and to make sure, my account was zeroed out at that time and payments made. I was given the runaround stating they did not send statements. There's more information in between but the reason I'm filing a complaint today because I just received a statement for December and my bill has been accruing $10 late fees every month and I've been paying the actual amount due every month on time. I will be calling tomorrow but I'm Sure I will get no where because the staff is not friendly nor try to help. I have emails I have sent and showing now response. These ppl are only after money and do nothing to be a good "HOA" - check the reviews. Horrible. I do have emails not sure how to provideBusiness response
