I am the home owner of ************************************************. Renters warehouse made a false advertisement on ************** and *********** site listing my house as being available for rent! Just today at least half a dozen people came to my home inquiring on rental of the property! I am the home owner, renters warehouse is a scam organizationBusiness Response

Look at the attached photos, which lists Renters Warehouse as a form of a listing agent acting as if this listing Renters Warehouse is managing. Renters warehouse response stated they are located in ******* and do not manage ******** is a complete lie! I also included the number Renters Warehouse listed for potential renters to contact. Which is ************, that is a number associated with *******. This is all a scam. I filed a police report as well as made a complaint with *** and the office of the Attorney General. Renters warehouse has this listing on several home sites. This house is not available to rent! Renters warehouse are scammers!Initial Complaint

I move into the house in Feb of 2023 with the help of ****************. Who by the way texted me at 11:00 pm to tell me I was approved for the house. By April I was in Zoom court being evicted. I moved out of the house on May 1st and just recently on Aug 9th I received an email advising the house was under new management and my security deposit would go with the new company. And all these series of events came about because of my failed attempts to pay my rent online via the website but couldn't due to my portal being locked. No one helped me after days of back-to-back calling to attempt to pay. I spoke to so many different people who all told me different amounts to pay so the portal could be unlocked and the eviction to be pulled back. I even tried to go to what I thought to be the physical location only to be told it wasn't open to the public. The physical location also turned out to be a *** mailing store. I just want all my money back for wasting my time and giving the runaround. **************** is hard to get in touch with and very rude she told me she wasn't giving me any of my money back because it was owed to the homeowner. I have texts, emails, money orders, and recordings of how shady this company is. And even their lawyer told me the company was very unorganized.Business Response

This compliant is regarding my security deposit and what RWATL is indicating I owe. I moved out of a house I was leasing, X** ************* Atlanta, ** ***** on June 30, 2023. All required documentation to end the lease was submitted and received by renters warehouse. Based upon their review of damages we are not in agreement with the cost assessed for : removing t post wiring fence, dent in the dryer, and particularly repairing the baseboard pillars. On July 4th, the initial Move out Evaluation document generated had a refund of my security deposit of $850. After additional evaluation the security deposit was totally held with a balance due of $70.00. The issue is the "assessed" cost of repairing the baseboards, and the dent in the dryer is excessive. The dryer is functional and we don't know if the dent was in there or not and replacing the baseboard, which replacement is not needed, does not cost $500. We discussed our disagreement regarding the assessed estimates with the franchise owner (that what i was told) on July 24, 2023 which only lead to more disagreement. We asked to have the assessment for replacing the baseboards done and if the replacement/repair cost didn't require the $500 would we get back the difference and she said no. On Aug 2, 2023 we received via email an updated Move Out Evaluation document indicated the tenant/we owed a balance of $70.00 with our docu-sign initials on the form. We noted the previous security deposit numbers had been written over and our docusign initials for "acceptance" were on the page. Docu-sign signatures are considered our official signatures. Further discussion with the individual she indicated that the document was "in process" and that was noted by the watermark on the page. I informed her that there was not a watermark indicated on the document we received. She provided a in process form after this discussion So that reinforces for me my confidence in them with being fair with this final assessment.Business Response

Thank you for the opportunity to respond. As the former Tenant has noted, there were damages to the property that were well above normal wear and tear. Per ******* Security Deposit Law, Renters Warehouse - Atlanta performed both a Move-In Evaluation and Move-Out Evaluation and found the damages that the Tenant had caused. The first letter is an initial letter of the estimation of those damages and allows both the Landlord and Tenant to dispute the charges as well as provide additional documentation to back those charges up or dispute them. The Landlord provided additional information as well as documentation on the damages to the baseboards as well as the brand new dryer. These charges were added as they were not present at Move-In and occurred during the Tenant's lease. Further, our office had numerous conversations with the Tenant and their representatives about the additional charges and how the process works. A final Security Disposition letter was sent and the monies disbursed to the Landlord in accordance with the Lease and ******* Security Deposit Law.

I am rejecting this response because: The assessment cost to replace the baseboards, dryer, and removing the fence is excessive. It's apparent that they use one cost across the board for all repairs/replacement cost for damages regardless if they are from normal wear and tear or not. I believe they were deceptive in regards to the write overs in the initial Move out evaluation form that included our initials and dates on the form as if we were in agreement. They didn't bring this ** in the conversation until i mentioned it at which point they realized their process needed to be changed.

I applied for a home paying a $55 application fee for myself and my partner totaling $110. I meet all of the requirements listed and uploaded all of the documentation both on the site with our applications and via email to the property manager. Renters warehouse continued to call me and tell me the home was available days after my application was in. I emailed to ask for an update on my app and have heard nothing. They are collecting application fees and not actively trying to rent the home and its bad business.Initial Complaint

We currently reside in *********, ****** and pay renters warehouse $2000 per year to help manage our rental property in ****, *******. In January there was a water leak at the property and we learned that our tenant ,who was month to month, was hoarding and causes excessive damage to the home. It took a full week to get ahold of someone at renters warehouse after numerous promises by customer service reps that a property manager would call us back. It finally took us calling in and refusing to get off the phone until someone helped us, to get ahold of someone. It then took them several days to get a notice to vacate to the tenant. March 2 was the day the tenant was supposed to be out, renters warehouse gave her permission to stay an extra day to clean without our consent and then did not verify that she was out until March 9th at which point she was not and still have much of her things at tue residence. They continue to be impossible to get ahold of despite our non stop attempts.Business Response

Renters Ware house over charge us and place us in collections. They charged us ***** in fees that was not true. We vacated the premises and cleaned it up. They claim like we left it a mess. They gave us 30days to move. We did our best in such a short time. They charged us for our pets when we paid a pet deposit. Now with economy being so bad we can not find no where to stay because of there lies. We have never been through this before. Good afternoon and thank you for the opportunity to respond. In this particular instance, the Tenants were notified two months ahead of their Lease Termination date that the Landlord was not going to renew with them and were sent comprehensive Move-Out Instructions on how to return the property back to the Landlord in order to get their Security Deposit returned. The Tenants did not prepare to move and at the last moment requested and received an additional month to move out of the Property. When the Property was finally returned, Renters Warehouse conducted a comprehensive Move-Out Evaluation that consists both of photos and video and then reviews that documentation in comparison to the Move-In documentation in order to ascertain if the Tenant damaged the Property, This letter as well as all of the information was sent to to the Tenants within three business days of their Move-Out. The Tenants had 5 days to dispute any of these charges pursuant to Georgia Law and were notified to do so but never sent any correspondence. The Move-Damages consisted of the following:
1. A Large Trash- Out - Tenants left a lot of items in the home for the Landlord *************** Movers to have them removed - $1,250.00
2. Two window locks broken - $120.00
3. The Property had new flooring and painting when Tenants moved in - There was damage to 4 stair treads and the kitchen flooring that would need replacing with exact match - $1,833.33 (depreciation value).
4. Deep cleaning to entire home - $450.00
5. Broken Dishwasher latch - $125.00
6. Wall damage - 2 large holes - $250,00 (depreciation value)
7. Unauthorized stickers on bedroom - $110.00
8. Ceiling fan light globe missing - $25.00
9. Broken set of blinds - $25.00
10. Missing outlet cover - $10.00
11. K*** for light missing switch = $10.00
Total Damage above normal wear and tear - $4,388.33
As they Tenants stated in their Complaint, they did not expect their Security Deposit back as they obviously knew that they had done damage to the Premises above normal wear and tear and in violation of the Lease Agreement. These damages to the Property remain unpaid and a reflected on the Tenants' outstanding ledger balance. We would welcome a discussion with them about rectifying these damages.

On 8/2/22 me and my family attempted to pay our rent and ended up in a bunch of mess! This is solely because of some very shady policies, practices and people at Renters Warehouse Atlanta. They have a very dumb policy of residents not being allowed to pay rent with their debit/credit cards although their website/portal allows you to, which is really a trap into their late fees. This also a trap into dealing with the rude, condescending a******* they have working for them, ******** and ********. Last month, my brother accidentally used his credit card that is actually his accidentally. I understand they have the policy of no debit/credit cards, which I feel is ridiculous and stupid because its **************************************** the other to pay bills. So after he accidentally used the credit card last month, THEIR portal/website stored his card and gave him no other option to make a payment. So when he pushed the "make payment" button it automatically made the payment using the credit card he had stored, which sent their very unprofessional employee ******** into a rage! She claims using credit cards weren't allowed because of other people "doing fraud" with them. And that makes no **** sense cause when he accidentally used it last month it went through with no problem! The real issue is that she's lazy and don't want to do her job of doing the very quick authorization process. She then returned our call a very nasty attitude, which resulting in her very unprofessionally hanging up the phone. She then doubled down on her unprofessionalism by shutting off our portal just so that we couldn't make our payment on time and incur a late fee. Shutting down the portal cause of using a real, non-fraudulent credit card is fine and also stupid, but shutting it down just to make our payment late is CRIMINAL AND UNETHICAL! Every other property management I've experienced made making payments very easy for residents, and this isn't the case for RWA.Business Response
