    I had a poor experience with Woodward Management Partners. After reporting a faulty heater on November 17, 2022, it was marked as repaired but continued to blow cold air. On December 24, 2022, the heater stopped working completely. Due to extreme cold weather in *******, the fire sprinkler system's pipes burst and my living room flooded from both the fireplace and ceiling. Despite notifying the emergency team, the damage was extensive by the time the water mitigation team arrived on December 26. My concerns about allergic reactions to the vapors from the water-damaged areas were not adequately addressed. Additionally, Woodward Management Partners did not inform me about any flood damage to the apartment in the past, as required by O.C.G.A. 44-7-20, which mandates disclosure of such issues if they occurred in three of the last five years. The flood in the apartment I experienced in 2022 revealed damages that occurred after the previous flood due to the same reason (burst of fire sprinkler system). Two years later, they filed me for collection without any prior negotiation or notification. Overall, their response and handling of these issues were unsatisfactory.

    I leased three apartments at *****************. An apartment complex managed by Woodward Management Partners, LLC (Woodward). When I first moved in I gave Woodward a 250 dollars security deposit. I moved out on April 27, 2024. But they want to give my security deposit back because according to them, the floors were not cleaned. There was damage to the paint, bathroom countertops and cabinet damage.Regarding cleaning charges, the law of Georgia is clear "No security deposit shall be retained to cover ordinary wear and tear which occurred as a result of the use of the premises for the purposes for which the premises were intended, provided that there was no negligence, carelessness, accident, or abuse of the premises by the tenant or members of his or her household or their invitees or guests..." OCGA 44-7-34.Regarding the alleged damage to the paint, bathroom, countertops and cabinets, they were caused to normal wear and tear, and they could be removed by simply applying a wet rag. The apartment was returned in decent condition, but not to be rented out to the next tenant.Although, I demanded the immediate return of my money, they insist on telling me that I should just let it go, because they charge everyone for cleaning. They even have a list of prices. When I told them about the law of Georgia they told me they have a contract that was signed by me which apparently allows them to circumvent the law. I want my money back as soon as possible as well as an apology.

    ALERT!! It is HIGH RISK to do business with this company. I live in one of the properties that this company manages, specifically ************** in ******. After more than 3 years as a resident and fully fulfilling all my commitments, I decide to transfer in January 2023 within the same residential area to another apartment called live-work , which offers a first floor to be used as a business or office and a second level for housing. Since the first day I made the transfer, my family, my employees and I have lived through h*** because the building administration has allowed people, customers and strangers who visit a restaurant located within the residential, smoke, drink, eat, leave waste and even generate acts of violence in areas of several residents, after closing it at night, generating panic and high risk not only for my family, but for many other residents.Despite countless reports of the damage this causes, the administration has stood out for its complicit silence, possibly so as not to affect their interests because of what the commercial area within the residential area represents for them. Some residents have decided to leave and choose to find other places where the right to peaceful coexistence is respected. ** my case, given the inability of the administration to respond, and to guarantee the peace, health and physical and emotional integrity of my family and employees, I have been forced to seek economic resources that I did not have available to move about 8 months before. of the term of the contract. For this reason I have proceeded to file a lawsuit in the Gwinnett court for damages, with the understanding that we live in a state of law. Other tenants, equally affected by similar situations, will be proceeding legally against this company.

    I moved out of ********************* last September. I left the place in immaculate shape and was told I would receive my whole deposit (outside of the final utility bill). This amount was initially calculated incorrectly, and I had to redo the math for the company to ensure I was awarded the correct amount. I never received ANY of the deposit back. I have called and spoken to the manager's office numerous times, left messages, texted, and even called the corporate office. I have been told several times that I will receive a call back, but my phone call was never returned. I've been out of the apartment for 6 months and still have not received my deposit. This is a breech of contract and is also extremely unprofessional.
