      I am filing a formal complaint against [Apartment Complex Name] regarding ongoing harassment, safety concerns, and managements repeated failure to act in accordance with their obligations.The tenant below me has filed over five false noise complaints, including one on April 19, 2025, while I was verifiably out of state and did not return until April 21, 2025. *** provided documentation confirming my absence, yet the tenant continues to submit fabricated reports. These complaints have no factual basis and are clearly being made with malicious intent.She also bangs violently on her ceiling in response to normal, everyday activitysuch as walking across the floor or dropping a remote. I have made multiple visits to the leasing office with evidence. Management has acknowledged the claims are baseless and even advised me not to engage with the tenant, as she appears to have a personal issue with me. Despite this, the leasing office has failed to take any effective or corrective action to stop the ongoing harassment.Additionally, I have experienced sexual harassment from both maintenance and security staff. I have gone out of my way to avoid them due to repeated inappropriate behavior. Yet management has provided my address to members of the security teamsome of whom I do not feel safe aroundplacing me at further risk and violating my right to privacy.Managements continued inaction has created a hostile and unsafe living environment, and they are now in breach of the lease agreement by failing to provide a safe, peaceful, and habitable space as required under tenant-landlord law.Despite my efforts to resolve these issues in good faith, the leasing office has failed to take the necessary steps to protect my rights and safety. I am requesting the Better Business Bureaus assistance in holding Cortland Bayport accountable and in prompting immediate corrective action.

      I just moved into this apartment on my own, and from the walkthrough there was a list of things that they needed to do to the apartment that they said would be done by the time I moved in. None of it got done. There was food and trash on the front porch that was left by the last renter, stains in the carpet, the apartment smelled like mold, I was missing a closet door, my exhaust fan didn't work, I was missing a bath tub stopper, there was silver fish everywhere in the bathroom indicating moisture and mold, and there were holes that needed patched in the ceiling. I went away on vacation for a week and when I came back it was still not repaired. They claimed the spare key they had for me didn't work, and that's why the repairs weren't fixed. They made a spare key and still never got to fixing it. When I stopped by my apartment for the first time I realized the dish washer and laundry machine both would turn on and seem to run, but then turn off after 5 minutes. This took over a week for them to get to and fix, and during this time I stayed at my girlfriends apartment where I could do my laundry. Once that was fixed, I spent the first night in my apartment and to my horror there were german cockroaches everywhere in the kitchen and bedroom. Mind you, I literally have never had food in this apartment, or anything to attract roaches. I immediately reported this to them and they said they said they'd get right on this, and four days went by and they still have done nothing. Even the routine pest control didn't come because he "called out sick". I went to the store and bought ***** killer and traps and killed half a dozen more the next day. I asked for it to be resolved, and still nothings been done, and I asked to be compensated for not being able to live in this apartment due to ***** infestation and they said they would not compensate me at all, and tried to blame ME for bringing the roaches. I want to be compensated for at least two months of rent.

      I have lived at this property for almost 2 years. I have been an on time paying renter, who have also referred two families that have successfully moved in. I am very disappointed in how my current living situation was originally handled. A few months after moving into the property a shooting took place right in front of my apartment complex where someone was killed. Almost two years later the bullet holes are still present in the siding of the apartment building. Garbage grounds are always unkept on the weekends looks like a dump yard. Last week 03/27/24 maintenance came into my property where they tracked in roaches from a neighboring unit. I immediately reached out to the office who told me there was nothing that could be done until the following Thursday. The fact it was declared that the roaches came from another residence, clarifies that they were aware of the situation and failed to notify me and left me to encounter the issue. I have reached out to the office to try to negotiate discontinuing my lease, without penalty due to the lackluster management of remedying the situation. I have chronic asthma and was having onset asthma attacks and couldnt figure out why. Roaches carry disease and is very bad for people with asthma. I can no longer trust this company to take my well-being. The property after a few days of back and forth sent pest control out a few days later, who confirmed that my apartment showed signs of previous treatment from past tenants. This confirms apartment has an infestation problem which can not truly be treated due to unclean neighbors. I have 5 months left of my current lease and need to be able to discontinue lease without penalty. I also work in a medical facility and cannot take the risk of infesting my hospital

      Dear Better Business Bureau, I was a recent tenant at: ************* Apartments *************************************************************************** ************** Although I was in contact with their now former employee ******* she was in contact with me via the Cortland portal on 9/27/24 about a notice to vacate and transfer to a sister apartment of the company. I noticed on 10/29/24 the expected rent for November would be $1600. I spoke with the manager at the time ******* and her office assistant ******. They assured me the situation would be rectified on that day with no additional fees if i signed a new notice to vacate, which I did. Although my move out date was 11/27/24, I vacated on 11/26/24. On 12/3/24 I received a final statement in the amount of $4,053.95 which is thousands of dollars higher than the prorated estimate provided to me weeks earlier by the manager. I have made nearly a dozens calls, emails and messages to the manager and the corporate office since, with no response from them. Written communications of my conversations with Cortland was conducted through their resident portal per their request. I requested for Cortland to acknowledge the messages and conversations and they ignored my requests and refuse to comply. At your convenience I am requesting assistance in resolving the issue at hand as soon as possible and exhausting all avenues before legal council is obtained. Regards

      I live in the apartment for 2 yrs. Summer of 2024 I did some deep house cleaning and notice that mold was in all of the windows in my apartment. I contacted the office regarding the matter, they sent out maintenance for them to tell me that its condensation in the windows and they provided me paperwork to take care of the condensation however, they cleaned one window and the moldcame back so I called them again. They came back out. They painted over one window they, didnt clean the other windows in the apartment. Needless to say the mold came back and spread it even more. Call the office again they sent out a window repair company for them to tell me that its condensation so I had a mold test completed on the apartment came back. I havethe documentation provided the documentation to them still have not heard back from them. They still keep saying that its condensation is not mold and I a test approved that its mold. I contacted corporate in *******. They told me this was last week Friday of 30 January that someone would get back out to me and no one reached out to me at all and today is 7 February. I contacted via email corporate in ******* and I still have not gotten a response. I filed a complaint with the ****************************** and looking into it as well.

Our records indicate that you spoke with a member of our Customer Relations team on January 31st for just over 14 minutes, after which you forwarded the team test results for organic growth. Weve been in touch with you since then regarding transferring you to a new apartment as well as seeing if there is anything else we can do to assist you.

      After we learned about your concerns, our service team has been out to clean your windows on a few occasions and even tried repainting with semi-gloss to reduce the amount of moisture that is absorbed in an effort to prolong the buildup of any growth. They did their best to explain that it is simply condensation buildup and that, per your lease agreement, you have a responsibility to ensure the interior of your home is maintained. The service team also had our window vendor come out to ensure the window was not leaking and to help explain that condensation buildup was normal. He also shared tips on how to reduce humidity in the apartment to keep air flowing.

      We also understand that you being out of the country for a prolonged period allowed time for the additional growth you saw to appear, as no one was home to look after the areas that were prone to it.       Mold in my room leaking toilet I am getting sick and headache from the mold

      Hello Cortland on the Loop Team,I am writing to complain about the dryer issue that weve experienced since we moved into apartment **** that was very recently fixed (end of January). There are a few things Id like to point out about this situation to draw your attention to the magnitude of it.This had been an issue since 07/2024, and its now end of 01/2025. That is MONTHS - over half of a year with a not properly working dryer. Many maintenance requests later, it finally got fixed. Fixing the actual issue took about 2 weeks with several maintenance visits. Maintenance left a whole mess outside our apartment paint on our doormat, on the platform outside our door, the door itself, and on the railing outside. Drywall, paint, and insulation were left scattered on the floor inside the apartment. This is unacceptable. If I had to guess, whatever ultimately caused the dryer to not work properly was an issue well before we moved into this unit. This is a huge miss on your alls part. I understand that you are not the ones living here, but if someone SAYS something is wrongOne of the huge selling points of this apartment is that we expected to have an in-unit washer and dryer did I mention a WORKING dryer? If not, thats exactly what I expected when I signed a lease for this apartment. Getting to use an empty units washer and dryer for 3-4 days doesnt cut it.We, on 1/31, had spoken with ****** and verbally asked her if there was any way that you all could rectify this situation by knocking a few hundred dollars off of our February rent. She was very nice about it all, but essentially she told us that there was nothing she could do.Again, this is unacceptable, hence why Ive written this all down for documentation purposes. I am once again asking the same thing that we attempted to ask ******. Taking a few hundred dollars off of 1 months rent is a reasonable request when hearing about this hassle we have gone through for 7-8 months.

      I live at Cortland Park 83. The management and maintenance team are completely irresponsible when it comes to handling essential utilities like water.On January 10, the water was shut off from 2 PM until 1 AM, leaving residents without any way to cook, clean, or use the restroom for nearly 12 hours. The notice was given only two hours earlier to the issue. I was at work that time and had zero time getting ************, on February 3, the exact same issue happened again, but even worse. The water shut off at 4 PM, and maintenance team said they would not start working until noon the next day. They cannot guarantee the water will be back the next day.This level of negligence is completely unacceptable. People here have medical needs, work-from-home responsibilities, and families with young children who cannot go without water for this long. Yet, the leasing office never provides proper communication, updates, or any kind of compensation for these repeated failures. Instead, they just say "we are sorry" and nothing really helps.

      We sincerely regret that you had this experience at our community, as it is not at all the one we strive to provide. The water-related issues we experienced were unexpected and could have happened to anyone, and we know how disruptive they can become when the water must be turned off so that repairs can be made.

      In the instances of the burst pipe on January 9th and the water leak on February 3rd,our team notified our residents as soon as possible that there was a situation that would require the water to be shut off. In each case, we gave the best estimate we could regarding when everyone could expect the water to come back on. Whenever the plumbers found that more work needed to be done than was anticipated, we immediately relayed this update to our residents.

      While we can certainly sympathize with the inconvenience that issues like these can cause, neither the issues themselves nor the unexpected delays in repair are in any way reflective of negligence or failure on behalf of our team. The record shows that apart from the factors that were out of anyones control, our team did the most it could to work with the plumbers and to communicate updates regarding the estimated time of the repairs completion. As such, we will not be able to honor any requests for compensation due to the inconvenience of an unplanned water shut-off that resulted from an emergency situation that our team did all it could to remediate.

      Despite being relocated to a hotel on January 25 for repairs, the water intrusion issues persist. Management stated a roofing and remediation specialist would address the problem but has not provided reports despite requests and stating that the work was completed. An independent specialist I hired confirmed ongoing damage.On January 6-8, I informed maintenance of a leak. They caulked the tub but did not resolve the issue. I continued noticing water, musty air, and mold damage to my belongings. After submitting a formal work order on January 13, I ensured my service animal was out of the unit, yet water kept appearing.On January 14, maintenance claimed they couldnt enter due to my service animal. We rescheduled for January 15, when they determined the leak wasnt from my washer and requested a small space in my closet for further inspection. I complied, but they later delayed service, stating the space wasnt cleared enough. To avoid health risks, I And my service animal remained out of the unit during the day and some nights.On January 17 there was more water. On January 18, I followed up and saw claims that I had obstructed their work, which is untrue.This negligence has caused financial and personal hardship, including relocation costs, damaged belongings, and health concerns. I request immediate resolution and accountability from management.Issues currently: Damage or issues with the walls in the foyer Damage or issues with the wall to the left of the washer in the laundry closet Damage or issues with the wall adjacent to the foyer in the bathroom to the right of the tub Vinyl flooring in the foyer that requires repair or replacement Potential moisture issue in the ceiling above the staircase, as detected through a thermal imaging camera, indicating possible moisture accumulation in the shared corner with the adjacent unit ***Documents are being reported as too large to upload, please another format where I can upload or forward documents.
