    I have never heard of Investa Services until now. Ive never received any correspondence from them. I only found about a delinquent tax bill from ******************************** When I contacted Fulton County days later, they stated it was sold to Investa Services. All correspondence related tax bills were sent to the previous owner not me. Third party lien holders are required by law to notify me within 60 days of assuming my debt. They charged interest and penalties even though they never notified me in writing or answer telephone calls. There is no notice that comes from the county that says we have sold your lien either. This practice is unethical and should be unlawful. I am disappointment that government entities like ************* engage with unethical companies like this to make it hard for homeowners to resolve property taxes reasonably. Investa Services deliberately has poor customer service, and they have a clear intention to avoid contact with property owners to prolong resolution for monetary gains. It is not fair that Georgia law does not set any penalties for third party lien holders who dont follow the law.

    I see in our contact system that you called us on March 5th and we sent you via email a payoff statement on both March 6th and April 11th.  Your taxes had been delinquent since December so you had ample time to pay the delinquent taxes to **************  We do send out transfer notices, which went to the prior owner, as that is who is currently noted as the owner via **************  I'm sorry you felt you weren't offered good service but it does appear that we responded to you in short order.

    This company is extremely difficult to get in touch with and pay. It should be simple to log on and pay what you owe, but this process has been the opposite of simple. My wife and I are attorneys and we can't even figure out how to deal with this company. I have seen a news report questioning the practices of Investa, and I hope that our government will listen to constituents and stop selling liens to this company.

    Austin...We are sorry for your bad experience but are confused by your statements.  We see where you wife contacted us about getting a payoff statement on Saturday, Sept 7th (we are not open on the weekends).  I also see where we sent her a payoff statement on Monday, September 9th.  I also see where she contacted us on July 8th requesting a payment plan and we provided that to her on July 9th.  Please let us know if there are additional questions you would like our help with. Thanks

    6 days ago (7/25/2024) I contacted Investa Services via online form and voicemail regarding forbearance of penalties and interest for overdue Fulton County/Atlanta property taxes due to the death of the owner property taxes due to the hospitalization and death of the owner (my mother). They have only responded to me with automated replies, including a payoff amount with the penalties and interest still included and no explanation. I have replied through their text message interface without any substantive response from them.

    ****...let me first say we are sorry for your loss. We also see that you did file a complaint with the BBB so we are trying to respond to your specific inquiry and sorry that we didn't respond prior to your having to do that. Our team is extremely busy right now, but that is not a good excuse. I am sorry to report that the property owner is responsible for payment of taxes, interest and fees. Many times those payments are paid by the mortgage holder so that real estate taxes are paid timely and we are not sure if your family had a mortgage on the property. One of our agents did respond to your inquiry of the interest and penalties that have accrued on the property and those are defined by the State of Georgia for payment of delinquent taxes. The fees are for filing the lien on the property by the municipality and then to pay for the release of that lien on your property once payment has been made. I hope this answers your questions.

    I purchased this home in 2020 and there was a FIFA in place from the previous owner. Prior to closing the old owner paid the taxes due. The balance was zero at closing and it has been paid on time each year. Out of nowhere this company sends me a bill for $20,998.61. I contacted Fulton County tax services and they said no such amount was due. Invests wont answer their phone. This company is a scam and trying to intimidate people. And they wont answer their phone!

    Mrs. *************** I have researched our contact management system and I can't find any contacts that have come from the phone number you provided or related to your address so it is hard for me to respond to your accusation.  I will have one of our agents call you directly.  I have also attached a payoff statement for your convenience.  When we send out a notice it is related to an outstanding lien that was purchased from **************  Apparently the lien was not paid as a part of your closing.  You can contact the closing attorney or your title company for assistance in resolving this issue.  We're sorry for the inconvenience, but the lien is valid and outstanding.

    I recently purchased a home in ************* and had yet to learn that previous taxes were owed for Trash. Fulton County failed to notify me of the taxes and the debt to Investa Services. I've attempted to contact Investa Services for over two weeks but have not received a response. It's unfair for businesses to buy tax leans and not respond to homeowners who wish to pay off their debt.

    Investa does not answer my texts or emails. I left a voice message and a form message was sent immediately saying that I could text or fill out the form which Ive done several times and to no avail. I texted number back And of course they dont answer my question via text. They dont answer my question when I fill out the form online. My payoff date is May 14 and at this point I think theyre just stalling to answer my question so they can increase my fees. I would like to know if I can come to the office to give you the check because as everybody knows in *******, including the federal government and our governor that we have a serious mail problem. I also dont trust this company to say they receive the checks since they cant even text me back or email me back to answer a simple question. There have been several exposes in the press about how this company has taken advantage of marginalized homeowners and as I can tell through my experience, this is accurate. They make it very difficult to communicate and answer questions and I could understand how its very confusing for elderly people. If you dont send the money, they can just take your house for very little money. I dont know how they sleep at night.

    1. InVesta, LLC  took longer than the seven days to get back to me. 
    2. Invested didnt even get back to me until May 15 and my tax amount was due on May 14, which would have gone up if I had not paid it by the 14th.
    3. InVesta does not indicate on its paperwork that is sent to you that you can come into their office. Nor do they indicate their office hours both of which would be very easy and mandatory to do.

    4. The InVesta  office is located in an area with no public transportation that is remote. They are buying houses in ************* city of ******* where many people do not own cars because they have public transportation there.

    5. Investor is a very lucrative business and should be responsible to hire enough people or have the higher-*** come and answer the phone and return messages if they really are trying to help homeowners keep their homes as they say they are

    I would like the business to add on their paperwork that consumers can come to office and pay in person and add their office hours

    They paid about $500 of my property tax and then went unresponsive to allow me to pay them or confirm the payment went through. It appears they are doing this to extort more fees and interest from me.

    I am sorry for your frustration in getting your delinquent tax lien paid. I see in our contact management system that you contacted us on March 18th.  Unfortunately we had not received the data from Fulton County at that time, however on March 20th we provided you with a payoff statement.  It sounds as though you mailed the payment in, however we don't have any control of when the mail delivers payments to the payoff center.  You always have the option of bringing your check directly to our office for payments but unfortunately we do not accept wires or ACH payments.  Please feel free to bring your check to our office located at ****************************************************************************  Also, the payoff statement that you received is good thru April 15th.  The only fees that are part of your payoff statement were fees for filing the delinquent lien with the county clerk as required by law.  Please reach out to ** if we can be of further help.

    The *************** got hacked and we could not pay our property taxes. We kept calling but no one could answer any questions for us via phone. We sent a check for our property taxes but had no idea if there were fees / fines etc. The day the city opened (no announcement on when they were going to do this -- we would check every Monday) this company paid our lien. On Monday, we realized the city was open, called again and heard that this predatory company paid our fees. Now InVesta will not respond to us despite repeated messages and calls. Everyday, I'm sure our interest and fees continue to grow and yet there is absolutely no response. This company is PREDATORY taking advantage of the *************** hack to harm consumers AND purposefully slow or bureaucratic to continue to harm the same consumers.

    We wanted to respond to your complaint.  First, we're sorry that you have had difficulty in getting this resolved.  Our contact management system maintains interactions with anyone that has reached out to us and we can't find any interaction with ************* at the email or phone number that you provided so I can't look into your comments about when you reached out to us and our interactions with you.  As you may or may not know, Fulton County needs to have funds to operate the county and respective cities.  Tax payers were provided the opportunity to pay their real estate taxes by specific dates in October and November of 2023.  If tax payments are not made, the municipalities still need funds to operate and can elect to sell the liens.  In this instance they sold the liens to our company in March 2024, several months after they were due.  Furthermore, we are only allowed to charge interest and/or fees that would have otherwise also been applied by the municipality itself so there is no predatory activity as was mentioned in the complaint.  This is simply a vehicle to allow the county to pay its bills by getting paid for any delinquent taxes that are not paid.  Once again, we are sorry that you have had difficulty in getting this resolved.  Please reach out to us if we can be of any assistance.
