    I closed on a new construction home built by Stephen Elliott Homes on September 22, 2023. I began to have major issues starting March 9, 2024. These issues include holes in the roofing, **** issues, and water leaks that have ruined drywall, trim, and carpet. The holes in the roofing were not fixed properly, the **** issue was repaired however, the cosmetic damage is still an issue. I had a scheduled appointment to get these things fixed and the warranty company did not follow through. I just want my home fixed properly. I have lost wages due to appointments being canceled last minute or individuals not showing up at all. I do have all email correspondence, text messages, and pictures of damages regarding my home.

    Purchased my new home in April of 2021, after 1 year none of the repairs that were brought up during the year nor after the 1-year inspection have been addressed except the gutter spouts. I've tried to keep from hiring an attorney and this is my last effort to have every issue resolved. I have shutters hanging where the builder thought shoving paper as anchors would hold the shutter to the mortar on the home. I have a hardwood floor in the kitchen that is and has been since moved in and needs to be attached. The garage door does not have the handles etc that should be there, and also there was a damaged framework on the outside of the garage that was replaced but never waterproofed nor painted nor painting was done after the holes got filled inside the ceiling of the garage. Painters never came to do the touchup inside the home on molding and per community by laws each home was to have sprinkler system installed which 3 of my neighbors were installed and none were installed on my lot.

    This company is dishonest, immoral, and completely negligent. ************************************ and Silverstone Residential LLC doing business as Stephen Elliott Homes has managed to rob my family and I of $10,000. If anyone has any interest in filing a class action lawsuit, please contact me as I am willing to fully participate. The complete negligence started with ******************* Reality RE/MAX, license number ******, and *******************************, license number ****** the seller's real estate agent, who were negligent by stating that we HAD to use the builders preferred lender. ********************* ******, license number ********** is the qualifier and derelict of his duties. The house we contracted had not one, but two major plumbing leaks cause significant water damage. The second leak happened approximately the day before our walk through. The walk through revealed that the water damage had flooded a large portion of the second story where the water supply pipe burst at the shower fixture valve and flooded a large portion of the first-floor ceiling and floor area. This type of damage clearly needs proper remediation, but what we found was that they were not doing anything but having their drywaller plaster over water stains to conceal them. Water was literally pouring out of electrical openings and the fixtures were still in place with plaster coated over the still wet gypsum board. The second-floor decking (OSB) was soaked, and they only removed a small portion of carpet which actually revealed how extensive the damage was, but they were doing nothing to properly address the situation. I fortunately have a detailed video of the entire house and damage. There were also multiple additional code violations found and the quality of work was extremely poor. My family and I were impacted harshly by Hurricane ***, and just finished dealing with major storm and water damage to our current house and chose to move to Georgia to get away from the damaged area and future storms. This $10,000 was integral.

    We were under contract for a house being built by Stephen Elliott homes. March 24, 2023, we flew to ** to do a walk through and the house was completely flooded with water from the second floor all the way to the first floor. No remediation was done and we witnessed wet dry wall being patched over instead of torn out. We terminated our contract on the house due to lack of remediation and our concern for the health and safety of us and our children. Stephen Elliott homes has yet to return our $10,000 ******* money deposit even though they did not fix the water damage properly and have since re-listed the house. We are seeking our $10,000 ******* money from Stephen Elliott homes. We have tried to contact them directly and we have tried going through ****************** ****************** which seems to work in close relation to the builder. We receive no call backs or emails from any parties. My husband is a veteran of the ************* Army and it is very sad that the builder treats veterans of our country in this manner.

    I had my home built in September of 2020, I have suffered from several system breakdown and have had a poor response to these things being fixed under my warranty. Two things in particular is the first month after moving in my new home I had a huge leak from the hallway bathroom on the 2nd floor down into the ceiling vent in the living room. I placed an service request with the warranty department, They sent the builder out, He could not figure out where the leak was coming from. and since the leak was not continuous, he said call when it happens again. Fast forward 5 months later a big leak happened again, I placed another warranty request for the builder to have it fixed. He could not find where the leak had come from, so he had drywall repairs done without locating the leak. fast forward till yesterday the leak happened again, the builder came out and AGAIN could not figure out where the leak was coming, he advised me to call when it happens again. I refused and demanded he get a plumber to come out. I called the plumber associated with my warranty and they scheduled someone to come out. Later no one showed up. I was told by the plumber that the builder said he could not find a leak and he instructed them not to come out. also, I had a roof leak that had to be repaired in the Master Bath, the leak was repaired, and the drywall was repaired. But the area was never sanded down and painted.

    Stephen Elliott Homes has a 1-year warranty on new construction. Buyers are responsible for contacting the warranty company through a website when in the 10-month time frame of owning the residence. My wife and I registered 4 separate times with no response and no walkthrough. There have been others who closed months after us and we have yet to hear anything from them. Not to mention they have violated our Covenant on several items such as sprinkler systems, drip edges on the roof, living space less than **** sq/ft, septic systems not connected to external piping causing backups, brick mailboxes, and a few other violations.Also, a number of properties, including mine, have issues with the property lines because the builder forsook the county plots (mailboxes for one house are on their neighbors' property, trees and growth on the front and side of the house on the property). The builder is *********** Homes DBA Stephen Elliott Homes.

    New construction home having septic issues. Home is less than 2 years new and builder purchased a 2 year systems warranty. Plumber came out to fix clogged toilet and discovered major issue with main drain line backing up and recommended immediate septic service. He thought we had been here 4 years. (8/30/22)Septic people discovered tank is over flowing and determined drain lines are not connected properly so everything flows from the home and just sits which leads to clogs and approaching needing a new septic system. Call original installer ********** and he advised to not allow on site septic team to do work and they would come look at it. On-site septic people told me to call **** Warranty. I did and they informed me that the house is too new plus the builder purchased a 2 year systems warranty (emailed me cert.)that covers this and the builder is the first point of contact. G&J stated builder had to mess up the lines because his work was approved by inspector when he installed septic during construction phase. He Told me to call builder also. Contacted builder and sent email to alert them of the situation. Called and emailed builder again on 9/1 and no reply. I called and emailed again 9/5 no reply. No communication from anybody then until 9/6/22 from G&J to say that I need to call the builder before they come out. Spoke with builder finally on 9/7 and he said it was covered under warranty and he needs to get invoice from G&J so they can come out and repair it at no cost to me. No communication again until 9/12 and builder stated invoice was delayed but they received it and septic team will be out on 9/14 to repair. On 9/13, builder sends an email stating they have determined the lines were crushed by me and not under warranty. I am livid! Not once has anybody come out to inspect anything and to say we crushed a pipe 5ft below the surface is our fault when the original septic guy said its builders fault. Contacted **** Warranty and escalated the issue.
