I did not know that ***************** was affiliated with Biocide Labs and feel like they absolutely took advantage of me and sold me $3144 worth of product that I didn't feel like I needed to cover my 6K square foot house bc the amount that came back on the test report was very minimal and only found in two areas. They told me it was super easy to do and that my husband could easily do it. I finally talked to them to get the details and IT is not easy to do and will require my husband to wear a hazmat suit essentially I also asked if this was safe for my kids because we all have high sensitivity to chemicals and they said yes it was. In reading the label and understanding the instructions (which I could only get over the phone and had to take notes on).. I DO NOT FEEL COMFORTABLE potentially exposing my family to this. I will keep the scrubbers but would like a refund on the rest. I will find less toxic methods and a more trust worthy company to do the testing with. I'd like at least $1500 refunded. We're sorry to learn that the customer, months after the sale, expressed dissatisfaction. The cause of the dissatisfaction does not lie in the quality of the product, but rather in how arduous it was or will be to self-remediate a six thousand-plus square foot home. We are at least pleased that there is no complaint regarding the quality or effectiveness of the product.
The customer seemingly desires a refund not because the product doesn't work, but because the prospect of using it to clean such a large home may be daunting. We can appreciate that sentiment, but a careful reading of the complaint makes clear that a supply of product large enough to remediate a six thousand plus square foot home was delivered without incident, and the underlying effectiveness of that product is not in dispute. This specific complaint is, at bottom, one about this size of the job, not that our product isn't up to it. Lastly, as expressed on our website, BioCide cleaning agents must be non-refundable/non-returnable. That is so because, were it otherwise, items returned from the site of a possible mold hazard would necessarily run the risk of cross-contaminating the premises of a later purchaser. ******************** came to test for mold in our home on January *******, when a representative performed testing at our home, and told us that based on his infrared testing device results, we had no mold, but that he would send in an air same to a lab to double check. He didnt disclose that his same company, using a different name ("Biocide Labs") would be in charge of the testing the air sample. Later, on or about February 6, 2025, Mold *************** sent back results purportedly showing mold and followed it up with what turned out to be an aggressive sales call. After briefly discussing the air sample testing results, the representative then told me that Biocide Labs could remediate the mold, and immediately arranged for "Biocide Labs" to contact me by transferring the call. The "Biocide Labs" **** without disclosing that *************** and "Biocide Labs" were one and the same company, then sold me $2800 in mold remediation equipment that we did not need and then later refused to allow it to be returned for a refund, citing a "company no return policy that was not disclosed to me before the purchase. Altogether, I was deceived, and I received no value from the original payment of $489, nor from the second larger payment of $2806.22. We are therefore out a total of $3,295.22. The Business has completely refused to try to resolve the issues, despite several attempts by me to contact the business, including a very generous offer of compromise my me to settle for a $2,200 partial refund, which I have now withdrawn, due to the unwillingness of the business to make any reasonable effort to resolve the refund claim.Business Response

I am very, very disappointed in the way BBB handled this Complaint. I have to conclude that the BBB is not serious about addressing fraud and abuses by its member companies. If you are not going to take complaints seriously, you should not advertise yourself to the public as a fair mediator between business and consumers. The Reply by ********************/Biocide Labs is totally unsatisfactory, is short and cursory, and as they have in the past, refused to address the detailed facts i laid out in my Complaint. They should understand that even if they slide through the BBB process with no consequences, I will not let this matter lie. The next step is a lawsuit. Under these circumstances, this would be a total waste of time for everyone, because a judge or jury will not look kindly on the bad actions of this company. But for my own sake and the sake of future consumers who might have the same thing happen to them, I cant let this go without justice prevailing. Just in the short cursory response by Biocide/Mold **************** there were several falsehoods, as follows: 1. They claimed that their **** reached out to me several times to try to explain their actions. No, they did not. All I ever got was one 30 second phone call from a representative who didn't know the facts and said he was frustrated with my call, but would transfer the call to his boss. This never happened. 2. At the time i made my ill-fated purchase from their high pressure salesman, the relationship between the companies was not mentioned at all. 3. Before I placed my order, I was not informed of any no-return policy. This only came after the fact. 4. The mold testing report that they relied upon to make the sale was at odds with what their in-person representative told me when he came to my house for the testing. He indicated by his hand-held testing device that there was no mold. The way you have handled this process really hurts your reputation. You really should be ashamed of the fact that you did not take my detailed and factual complaint seriously. You are not helping the consumers you claim to help.

Be that as it may, his narrative is based upon the repeated assertion that ***************** and Biocide Labs are "the same company." Biocide Labs, LLC, has been registered with the Georgia Secretary of State since 2011. ***************** is an independent entity formed half a decade later, in 2016. These facts are hidden from no one, and can easily be verified by searching Georgia Secretary of State records at this link: *********************************************; There is nothing fraudulent about companies synergistically combining to deliver quality goods and services to their respective customers. The only thing deceptive related to these facts are the recurring customer statements that these companies are "the same."
The customer stated he received "no value from the original payment of $489," yet then proceeded to pay $2806.22 for assorted cleaning agents. There is no allegation that these products did not work as advertised. But he claims that these products, too, were somehow of "no value." He claims he "was deceived," but can point to no lie or misrepresentation. In contrast, Biocide Labs has on its website a clearly articulated no-return policy:
"BioCide Labs Return Policy All sales are final. We accept returns for refund or exchange on items damaged in transit and/or defective upon receipt. We do not accept any other returns, including items damaged by improper use or accidents, as we are unable to resell any items that may have been exposed to mold-contaminated environments."
This no-return policy exists because of the nature of the product: once it is shipped to someone who orders it, it can only be used by that person; for health reasons it cannot be reused, repackaged or resold. This policy protects all consumers.
After he placed an order, the customer may have had second thoughts; that sometimes happens when people purchase goods and services. That said, buyer's remorse is not an excuse to claim that one has been "deceived" when the facts of the situation indicate otherwise. The so-called information "that was not disclosed to me" was plainly disclosed and on public display for all to view; anyone can confirm these facts independently by performing 5 minutes of Internet research.Customer Answer

BioCide Labs truly values its customers, and takes pride in delivering first-rate products to them. Its consistent approach and self-imposed standards of conduct are demonstrated by its A+ rating with the BBB, which is very valuable to it. BioCide has reviewed every facet of this transaction, and has been unable to find any deviation from its normal and objectively highly-regarded business practices. Mr. **** initiated contact with our company, and was treated with the respect and dignity shown any customer as he discussed the situation that prompted his call with a qualified sales representative. At the conclusion of the call, he ordered products designed to effectively treat his situation, and those products were delivered to him without incident. Hygienic considerations make our product non-returnable, and that fact is communicated for all to see on world wide web, as is the reason for that policy (i.e., the threat of cross-contamination to other customers posed by returned cleaning products). Nothing was hidden from Mr. ***** nor was he subjected to any deception.
While we try our best to respond to the needs and wishes of each customer, there is by definition a point during the purchase of a non-refundable product where the sale becomes precisely that, which is to say final. This complaint triggered a point-by-point review of our business practices surrounding the sale, and I am pleased to write that the review determined the contact with the customer and the following sale and delivery of effective product was consistent with our standard business practices. I am less pleased that the customer is unhappy; no one wants that. But that unhappiness arises out of the one inconsistency displayed by either party to this transaction: a change of mind after non-refundable product had been delivered. That is regrettable, and we wish it were otherwise. But we hope it is at least clear that the cause of the regret lies in the customer's decision-making process, and not in the actions of BioCide Labs.Customer Answer

I am rejecting this response because the business entity, after many responses and replies by me still has not had the integrity to direcly address any of the specific points I have made in support of my Complaint.This transaction represents an aggressive, high presssure and deceptive approach to pushing the purchase of expensive products onto a customer, while completelly misleading the customer into believing that an "independant" company had been sent to my home to conduct mold testing, who then urged the prompt remediation of the alleged mold presence by connecting me to another supposedly "independant" company (Biocide Labs) to complete the transaction. The transaction was then cemented by Biocide taking the position, after the fact, that the sale was not refundable. Biocide still has not shown that anything I have been saying is inaccurate. Instead Biocide has chosen the strategy of ignoring the substance of what I have been saying. Today, once again, it has communicated platitudes about what a fine company it is and that it treated me with "respect."
I really have spent a lot of time documenting the positions I have been taking, and I really don't have much more to add. However, I must say that if Biocide Labs/Mold ********** has had a good rating from the BBB, and maintains that rating after everything I have outlined here, then the integrity of the BBB Rating process itself is questionable. That would demonstrate to me that a good BBB rating is worthless. Hopefully, the BBB will do the right thing here.

Ordered 4 cans BioCide mold fog bombs, Over exposed to black mold Levels 3 & 4 hospitalized, Anyway when the 4 cans arrived i followed instructions, all 4 tops of the cans failed from the heat in the shipment causing extremely brittle and non- functioning whatsoever, snapping apart, so i stabbed each can with pocket knife it squirts out less the fog, i left after the 4th can, all 4 cans failed to fog so it didnt do the job correctly, i had to sleep outside the exposed effect worsened, i was sleeping outside of the motorhome in the heat mid summer, when those cans actually came it was 116 degrees the reason for not functioning i ordered one can afterwards it functioned properly and indeed fogged correctly- taking the most airborne mold away, i took anti toxin vitamin and minerals to get where i wasnt passing out, but hat fifth can i got a week or so later fogged perfectly took out the majority of the toxic air away, Im a disabled 1972 USMC Veteran, i fought for my life, but the 4 can still lay where i put them, i called and explained, id still like to get reimbursed a can because those 4 that failed would benefit my health. I read complaints from other customers on this ******************** site, and we all share the same experience: Biocide uses scare tactics to pressure customers into purchasing unnecessary products and never discloses their No Return policy during the ******* situation was a telephonic sale while I was driving. A day prior, I purchased a $40 mold spray from the company. Later, their sales representative called and used scare tactics to pressure me into buying $1,873.37 worth of additional products, including a fogging bomb, air scrubber, and sprays, claiming mold would recolonize without them.Recent testing confirms there is no mold in my home, making these products completely unnecessary. Furthermore, the items shipped are neurotoxic, and their website explicitly states "No Shipping to **********," yet they shipped these products to me in **********, violating their own policy.During the call, the representative did not disclose the companys "No Refund" policy, which is buried in small print on their website. My car camera recorded the conversation, confirming that this policy was never mentioned and that I was not informed the sale was final.The products remain unopened in their original packaging, as delivered by *****, and are ready to return to vendor (RTV).I am requesting a full refund, as these products are unsafe, unnecessary, and were shipped to me in violation of their stated policies. I am rejecting this response because: I CANNOT REACH THEM! I appreciate the businesss willingness to issue a refund. However, I have been unable to contact them via phone or email as instructed. I called multiple times and left a voicemail on 2/23/2024, followed up again on 2/27/2024, and attempted to email, but the address provided was invalid and bounced back.
The case remains unresolved until I can return the products and receive the refund. I ask the business to provide a valid point of contact via email so I too have records of the correspondence.

I was contacted by **** from Biocide Labs via phone, which we agreed to send the products needed in two separate shipments and two separate payments. The first purchase was made on July 26, 2024 in the amount of $188.09. I asked if it was safe to leave my animals in the home during the fogging and he said yes. Not only did I ask at least three times if he was SURE that my animals would be safe, he assured me that they'd be fine and to just make sure we were out of the home for about 4 hours. I ended up hiring someone to come test to 100% confirm it was black mold in our HVAC air duct system, which was confirmed. I told the gentleman about what I had purchased from Biocide Labs and what I was instructed to do regarding the animals also when I spoke with ****. He STRONGLY advised me that I need to remove ALL my animals from the home and absolutely it is NOT safe for them AT ALL. Also, it says that on the labels on the products that I was mailed. I am absolutely LIVID that I was given false information to buy a product that thankfully a professional was able to let me know the actual dangers that would have caused if I had listened to ****** instructions. The fact that someone would lie to sell a product and especially with chemicals that could seriously hurt people and animals. I have tried contacting him again, but have yet to receive a response. I would like to say that this company has their client's best interests in mind, but sadly that is not what I have experienced. I have now been left with the mold problem remaining, money taken from me with false advertising/information, products that I will NOT be using, and zero communication from the company to correct this problem.Business Response

I purchased several mold bombs for our cottage and after doing so, I received a direct call from the Biocide Labs encouraging me to purchase more to make certain I cover all square footage so there would be no doubt about removing the mold. I went ahead and ordered more of their product but the mold was never removed. They advised if I used the bombs in the quantity needed, I would not need a scrubber. I just called and spoke to "****" and he advised that I may need a scrubber and that it may not be mold that I am smelling. I asked for a refund but they said they could possibly "help" with a a new scrubber and additional product. I have read several of the complaints on line and I see it is the same modus operandi -- keep pushing product. I am demanding a refund which they will not honor at this time.Business Response

They indicated in their response to contact them, I already did contact them and they refused to provide me with a refund. They had no hesitation in calling me directly after I ordered online. They use unsolicited means to make me order more product. They called me directly to sell merchandise even though I am on the DO NOT SOLICIT National Registry. I am challenging this charge and will receive a provisional credit in the interim until such time I am issued a full refund.

About 4 months ago we paid $2,700 for a mold treatment of our house. We did all the steps they told us to do. Then we starting showing symptoms again a week ago. My husband checked our basement and there was mold all in the walls. This put our children and myself being pregnant at risk. I asked for them to send us foggers to treat the house which would be $500 and they said they could not do it. Biocide Labs and **** from Biocide Labs rushed us into a purchase with a no return policy that we did not know about. There was no email for me to contact and we were promised things over the phone like the air scrubber being a part of it and we were only sent a very cheap off brand dehumidifier (which also doesn't work the way we were promised it would). My wife and 2 of my children are experiencing symptoms from our situation and we were scammed into almost $2000 worth of product with little to no help and all of the "techs" are actually salesmen. A lot of what this manager said was misleading and as it was over the phone, no paperwork for us to look over. This company clearly is built on finding people/families in vulnerable and time sensitive situations and preys on them to rush into decisions with little to no resources because everything is over the phone. I dont understand how the BBB is still allowing this to happen after reading the amount of complaints are the same as ours. This is a company that I will never use and will not recommend to anyone. I hope that you (and other victims) will review the FEDERAL TRADE COMMIsSION TELEMARKETING SALES RULES rules about what information should be DISCLOSED over the phone.
Is this amount is either the commission the sales rep was paid? Was that the shipping fee? How did you calculate that? The shipping fee was never disclosed to me nor any other shipping options in case that's it. Surely he doesn't deserve a commission. He failed to ask me about my autoimmune condition. He failed to tell me about the toxicity of these ingredients. He failed to find out if my HVAC is gas before telling me to put two in there. He failed to find out if the source of mold was identified. He told me he was including an air filter that he charged me for. He told me I was getting discounts that I wasn't. I would like the rest of my money.
