    When the house was built by Americas Home Place the back deck was built right against the house, the siding was sitting right on the deck (supposed to be above the deck per the manufacturer and building standards). No flashing was used and the deck was sloped towards the back of the house. We now have black mold, severe/extensive water damage that has completely rotted the rim joist.

A forensic structural engineer evaluated our home and discovered multiple structural deficiencies stemming from the initial construction process in ****.     this is for americas home place in ************ **************. i got a text from someone from the company today 7/1/2023. i did not know who it was, so i called the branch. the lady told me it was *******************. i tried to call the number that texted me and it said it was not a working number. so i told the person who texted me to tell me who they are or i would block them and then i blocked them afterwards after they told me they were ******* virt. ******* normally calls me but not this time. so i do not trust this company. i want nothing to do with them anymore. very shady and their lender they got me ******************* has been persistent in getting me to apply even though im not ready yet. stay away from americas home place

    Our project manager was so awful that he was fired, but our punch list is still not complete, and weve been in our home almost 1.5 years. Their subcontractors are the worst of the worst (an AHP employee specifically told me hed never hire their subcontractors for his own home). AHP purposely makes things difficult, and they take forever because they want you to drop whatever issue you have and move on (and youll be tempted to because you just want it to finally be over). ***** also have to manage your own project manager, and theyll rarely be in touch with updates. Its on you to ask them for information in order to keep informed, and even then they dont always respond. Youll clean up HUNDREDS of large construction nails around your house and yard because they will do such a poor job in doing so. Were still finding them. This is particularly a safety issue for those with pets and kids.They tried to upgrade our window trim free of charge without telling us, but the window trim was bulky and wouldve changed the style of the house. Again, they tried to do this WITHOUT OUR PERMISSION. They messed up our window order and the pricing and then tried to collect more money from us AFTER the contract was signed. They werent going to paint our back porch because they claimed it wasnt in the contract (it was). We have LVT floors but were told that stairs have to be carpet or hardwood, so we opted for hardwood, and then they installed vinyl (despite what the contract said). Imagine standing on the rounded edge of a stair made entirely of vinyl - its hollow and a safety hazard. Our tiled shower has a very steep slope, so water doesnt drain properly. An AHP worker even said it needs to be fixed, but were still waiting for someone to reach out. Most of our windows were cracked upon install. I believe the last one was fixed about 1 year after we moved in.They do not care about their clients, and they do not monitor their subcontractors.

    We informed them that our shower isnt properly draining back in December of 2022. They only just came on April 28th to fix it and discovered a leak as well as mold growth. This is a new home that we moved into in January of 2022. The fact that theres already mold issues is quite alarming, and the fact that they couldve fixed it months ago makes me question this companys ethics and legitimacy.

    I am compelled to write to this letter to bring our complaints to your notice and warn fellow consumers who may fall prey to this esteemed company. A essential 200 square feet (approx.) has been omitted from the current house plan without our knowledge. **** contacted the project manager for resolutions but was told that the corporate office reviewed the concern and advised that nothing can be done about our concerns because changes were made between the initial meeting and the time we returned to pay the deposit. The project manager acknowledged that we may not have been informed of these changes, but that it could be perceived that it was just as much our fault as it was theirs, since we signed off on the architectural house plan. We are not contractors, so how would we know that there was a change within AHPs base plan. The morals and values set by *************************** to treat customers with respect always following good, honest principles, had been compromised. By far, is one of the worst experiences that we are going through. This situation has affected our household, resulting in a marital and emotional anguish as we continue to be silent about the injustice. We no longer trust AHPs integrity nor the individuals associated with the company. *************************** and ************** are both money hungry and they use *************************, our project manager to attempt to pacify us with justifications in an effort to dissuade us from making a public complaint. I was recently informed that we could pay an additionally ****** dollars to include the missing square footage if desired. We are currently paying more money for less space and everyday since we verbalized our displeasure, we continue to find more issues and concerns with this house. AHP has caused us to question our judgements and we feel obligated to observe every process of this house. The excitement of this journey has been overshadowed by the carelessness and greed displayed by AHPs affiliates.

    Started building in Jan 2021 with americas home place. It has been a nightmare to say the least. Subs had to come back multiple times to re do work. Every week it will be completed next week. Now the subs don't come back and they have new hires for the company doing the work. It's horrible. The painters did not do what was recommended by the paint supplier after painting over incorrectly prped walls. I have spent 370k on this home and the craftsmanship look like a 150k dollar home and is still in complete. I just want the project completed the way it was promised.

    I am the widow of a disabled veteran. At the time my home was built my husband, the disabled veteran, was alive and we financed our home with a VA loan. Americas Home Place built my house September 2012. My ceiling fans and light fixtures are falling from my ceiling because they did not use proper electrical boxes, instead they used cheap plastic ones and did not use boards to attach them to. I have a two story home with two story ceiling, plus 10, 9, and 8 feet ceilings. There is no crawl space to go in and secure the fixtures.Why would anyone do someones forever home like that? They used materials that they knew were not going to last to same money. AHP has a one year warranty on their construction but that should not include electrical work especially if its located where it is impossible to access. Even if there is no resolution to my issues, the public should be made aware of AHP practices.

    Although your warranty expired in 2013, I did make a review of your building plans which indicate where ceiling fans are to be installed. The picture you provided appears to be in the keeping room, the plans indicate that this electrical box was designed for a light fixture and not a ceiling fan. There is a difference between the electrical boxes that are designed for ceiling fans and the ones for regular light fixtures. Before replacing any light fixture with a ceiling fan, you must verify the correct box is installed or replace the box with the ceiling fan retrofit box commonly available at retail home improvement stores. Most licensed electricions are familiar with the retrofit boxes and should be able to replace the box with little ceiling repairs.

    Once again, we reret what you have experienced. I hope I have provided you with a solution that will work so that you can continue to enjoy your home.

    The light in ************** that you installed fell from my ceiling January 2019. I paid an electrician to repair and replace it.  The light in the water closet in the master bathroom that you installed also fell from the ceiling. The chandelier in the dining room that you installed fell from the ceiling in January 2022.  I paid an electrician to repair and replace it.  I felt it was time for me to report these incidents when the ceiling fan fell from ceiling in my hearth room fell which could have seriously hurt anyone sitting on my sofa.  I am afraid that the ceiling fan that you installed in the great room and the chandelier that you installed in the foyer might fall and cause extensive damage or deaths. You used cheap blue electrical boxes and did not install them on a stud or wood in a two story house where it is almost impossible to correct without a crawl space.  Cheap shoddy work should have more than a one-year warranty.  You are responsible and should be required to correct it.  I was told by an electrician that it is against building code to install electrical boxes that wont hold 70 pounds.  I am a widow of a disabled veteran. My husband served with honor, I should not have to be faced with dealing with these issues. We put our confidence in your company to build us a forever home. Lights and ceiling fans should not be falling from the ceiling.

    It is important to note that ********* Home Place did not install the electrical boxes in your home. *********** and schedule the work with licensed independent trade contractor's who are not employees of America's Home Place.  The independent electrical contractor supplies their own materials and are the ones who warranty their workmanship for the nationally recognized new home warranty period of 1 year from completion. The electrical work and materials are inspected and approved by the local building inspector and not AHP.

    Our contract was with Americas Home Place. You chose who you wanted to do your work and represent you.  We trusted you. We had no contact with the ones you chose to do your work and represent you. You are responsible. You hired a contractor or supervisor who was here to oversee the work of the people you chose to build my home. As a result of the actions of someone you hired and sent here to do work for you, lights, ceiling fans, and chandeliers are falling from my ceiling. We did not choose your workers. We could only accept who you chose.You sent them here and you are responsible for repairing and replacing the cheap shoddy work that they did. The people you chose represented Americas Home Place.

    We hired Americas Homeplace in 2020 to build our new home after a fire destroyed our family home. The process was literally a nightmare. The workmanship is not quality work. We moved in March 2022 to be able to lock in our promised interest rate.At the time we were waiting on new windows because the argon gas had streaked ** in the installed windows.We also were awaiting cabinetry for the master bath. There were a few more things we had in writing that were promised to complete. As of June 2022 we still are not completed. And there are many other problems they refuse to fix.

    *******'s Homeplace  had  **** call my husband and set up a day for him to get the workers out to complete some of the work. **** did not even have a list of the problems.He asked my husband to get me to send him one. Now **** has been trying to help and the only one who I can communicate with. I've been told for months now the cabinets were on the way. They have other options to get my cabinets in They just refuse to order them. I was waiting on these cabinets way before we closed in March. There is alot to do while waiting on cabinets. They are supposed to be here Friday 6/24

    *******'s homeplace did send someone out on 6/24 but the repairs have not been completed. The cabinets are damaged every time they come out to install them. (3times)

    They refuse to respond to my emails.There is lots of repairs that can be done but noone has reached out.

    *******'s Homeplace has been responding to the complaint according to email. But I wanted to clarify they have not completed or attempted to make repairs. Just a few days ago I had a leak in my roof. I remind you my house is brand new..I've been in it 4 months. They did send someone to check it...there were nail holes left open in my roof. My ceiling will need repairing as well as wet insulation in attic. The general manger, ********************* made a comment to me taking action and getting an attorney.  He told me basically I would slow everything down even more. Basically wasting my time. 

    They are telling you that repairs are being made etc..but they are not.Im gonna try to attach Mr.Kramers response to me. Please let me know what more I can do.

    Please see the attached dispute resolution agreement with the customer. As always, America's ********************** works diligently to resolve all disputes by being pro-active and doing what is right.

    In this case the customer is unwilling to wait on delivery of replacement cabinets that are delayed due to supply chain issues beyond our control. We have stayed in regular communication with this customer and explained the delay.

    We have even changed vendors to try to expedite the delivery. If the customer is willing to be patient until we receive the delivery, we will install the replacement cabinets in an timely manner. If the customer is unwilling to wait and wants to pursue mediation, they are free to do so per our agreement.

    Our experience has been h*** from the beginning I could right a book. Our one year walk through turned into almost two year I get it Covid happened but we were giving the run around about when paint would be in. No one reached out I had to call another office hours away to get them to help us with all the nails showing through my walls. My home is less than two years old it shouldnt have all of these issues. The floors started creaking the wall was cracking they did come to fix it but left it worse than what is was before. My husband and I had to scrub putty off of our area rug and carpets. As I sit here in udder disbelief as to how you can make something look worse than it did before is completely mind blowing. I am frustrated at the lack of care, effort and disrespect americas home place has shown to my custom built home. I am appalled at the horrendous work from the people you all hired. I do not want the same incompetent people working on my home maybe call in someone else from another location to do the job or I'll hire someone and send you all the ****.
