    Greedy unhelpful management company. The worst management company Ive ever experienced. I spoke directly with a representative at Silverleaf who told me that the waiver was approved but a $5 fee could not be waived so I immediately sent the payment via my bank for $380. I don't think I'm being treated fairly and I'm one of the few homeowners that try to keep my yard up to code. We have never used the pool but we pay yearly. All we are asking for them to honor what was promised. Its beyond frustrating and I look forward to the day they go out of business.

    This owner was more than 30 days late in making his payment on his ***************, and incurred a late fees and penalties for not making his payment. He was able to speak with our customer service rep, who advised that they would submit the request to the association's manager - and he would be notified of the decision from his HOA ***** of ********* (through the manager) per company policy. All of the owners in his neighborhood that had a delinquent balance received the same late fees and penalties, and the same notice, so there is no evidence of unfair treatment.

    I would leave zero stars if I could. I am being completely ignored after calling multiple times requesting documents. Was lied to by 2 different employees saying they were sent. Then to be told they will not send them. They are the most immorally corrupt company I've encountered. If I worked for this company, I would expect to have an exorbitant amount of bad karma bestowed upon me.

    This individual contacted our office and requested copies of corporate documents that can only be released with express permission from her HOA *****. Our staff explained this to her and explained that state law requires requests to be in writing and to describe a purpose. Once ****************** submitted the request (in writing with a stated purpose), her ***** of ********* approved the release of the records.

    They are nothing but a money grabbing company. There is no support to better our neighborhood. All there doing is sending out notices and fines for the littlest of things.

    Thank you for your comments. The truth is our job is to notify owners when there is a violation of covenants, and sometimes the owner doesn't correct the violation and fines have to be applied. We do all of this on behalf of your homeowners association, and our fee for the service is not increased or decreased because of those fines. In fact, we would rather never have to send one of these notices out!     This company is an absolute disaster. From start to finish, my experience with them has been a never-ending nightmare.Their lack of ethics is astounding. They consistently serves their own interests about those of the community members. Making money is a top priority, even if it means trampling over homeowners' rights and disregarding community bylaws.Communication with this company is an exercise in frustration. They are masters at the art of ignoring emails and phone calls. It's as if they take pride in being unresponsive. When you do manage to get a hold of someone, you're met with vague answers, false promises, and empty reassurances.Their CEO, ****, sets the tone for the entire organization- a tone of deceit &malice. I have caught them in blatant lies and they seem to have no shame about it. It's clear they lack honesty integrity The pinnacle of their incompetence was when they held up the sale of my home. They failed to disclose fees that ended up costing me thousands of $$ in the closing process. It was financially devastating & emotionally draining. It's unforgivable that they would jeopardize a homeowner's sale in such a reckless manner.After I closed on my home, they couldnt carry out the simple task of reconciling & closing my water account. I received notices of non-payment which accrued late fees. When I alerted Silverleaf, it went unresolved. I called Conserve myself. Then Silverleaf tried to tell me I had to pay those late fees. Also, the estimated final water bill that I was forced to pay to the *** at closing was 2X as much as my actual consumption, and they refused to provide me a rebate.In addition to their financial negligence, their management practices are abhorrent. They treat homeowners like nuisances rather than valued clients.I believe it wont be long until this company goes under, given their unsustainable practices. To anyone considering working with this property management company, I implore you to run.

    This owner is using social media to extort responses and reaction from our company.  

    She openly violated leasing restrictions in her community, and when her neighbors presented her with the evidence (a copy of the online listing) she immediately called them dishonest.  Then she began a smear campaign against our organization and our CEO, including using her boyfriend to text threats to our CEOs personal phone on numerous occasions.  

    This owner received proper and prompt responses to all of her (reasonable) requests, and simply doesnt like the fact that she got caught breaking the rules.  

    While we always appreciate constructive feedback, it is difficult to respond to such one-sided and incorrect information.

    I recently received what this organization call a "Courtesy Notice" about removing my trash can from in front of my home that's been in the same spot since 12/2016. This organization has been over our community for about 3 years now and never communicated to me that this was a violation. I was very disturbed to received a threatening letter from them stating I had so many days to correct this action or there will be fines and/or penalties. This was a formal notice/warning not a "courtesy notice" with the threat of fines on something I was not aware of as well as something they never addressed until 2023. In that letter they based this off aesthetic appeal to the community but yet there are residents within our community that do maintain their yard, blue tarps on roofs for months at a time and man-made broken screens on garage doors which are all violations that would be more important to worry about. All these things have been observant for months if not years but I was targeted about a trash can they never addressed until now. They drove by my home taking pictures. The manager told me that my response was nothing but a disparaging letter about the *** and my neighbors and disregarded any of my concerns. My point from the start was "why" am I being addressed about something they found to be a problem before now and why they did not do their due diligence prior to threatening me with fines. Her response was she was the manager and what exactly was my appeal. I'm dealing with a very incompetent individuals that has taken my feedback personal and refuse to answer my question at hand, nor had she escalated my appeal to the board and it was directed in her partial response. Let me also explain as well, when I very first contacted this company years ago the lady that answered the phone told me they were suppose to only oversee our community for ***** days but they got stuck with us so that tells you alot about their business practices.

    2. Exorbitant Fees: The *** fees imposed by the property management are exorbitant and unjustified. We are constantly hit with unexpected fee increases without any explanation or justification. It feels like the management company is taking advantage of residents by hiking up fees without any regard for our financial well-being.

    We believe that **************** has filed a complaint against the incorrect Silverleaf - there is another, unrelated company, that is based in ***** and is responsible for charging fees, etc. We do not manage ANY property outside of the **************** nor do we assess fees directly to owners. We assist Boards in establishing annual dues and provide every owner with a budget explaining each expense. We are sorry that **************** has had a poor experience, we just don't believe it was with us, since we cannot locate his information in our database and he has not provided any identifying information.

    Silverleaf Management Group does a wonderful job of managing my *** community and assisting the *** board in operating under its covenant and by-laws. This company goes the extra mile to make sure their responsibilities are met to assist my *** in providing a desirable living experience in my community.

    Silverleaf Property Management in ***********, ************ has a very horrible tenant relationship with their renters. Whatever that gets broken in your apartment, the tenant is responsible to pay for the parts and labor fees. When there is an emergency that occurs after hours, Silverleaf Property Manager (*****) located in the *********** office always states is not an emergency unless. How are tenants and their families expected to use their restrooms when it's not flushing well and there are no other options, especially when it's after office hours. Emergency is uncontrollable and it can happen at any point in time.To future rentals, be mindful of this property as it is a discriminated and horrible property to ever rent from now or in the future. Such Manager like ***** and her head boss who is also located in ***** ** does not need to be working with/for Silverleaf. New Management is needed in both *********** and ***** rental offices to avoid further damages to the property name.

    Not the best they are awful many mistake and really do not take serious the covenant and rules set forth in our neighborhood full of broken rules. No one really cate including the board members.

    zero stars, Horrible. We had a meeting recently and nothing was resolved. With the *** our community pay we got no answers. the representative acts like she works for the board which I lost trust in her. We pay you so you are our advocate not board. We can't even have some from the neighborhood speak on our behalf until phase two is completed and it won't even start until the Summer of 2023. So know they expect us to *** fees "what are we paying for?" is the big question. We want answers without having to wait for our 1 annual meeting.

That means that the builder/developer still owns sufficient lots to hold the majority of the votes, and therefore they have the authority to appoint individuals to serve on the board of directors. Once the declarant control period ends, the owners will be notified and will be invited to attend a meeting to elect directors.While we do advocate on behalf of homeowners, your board is the only authority to make decisions relative to the business of the **** You can absolutely send your requests, ideas, and recommendations to our staff using our ******************************************************** email and we will share these with your Board. Finally, in response to your question about what you are paying for, you should've received a copy of the approved 2023 operating budget that details the Association's annual expenses. To make sure you have a copy and to make myself available should you have any other questions, I will email this to you separately.Finally, I'm sorry you are frustrated by the process, but we hope you will remain involved with your community!
