    My complaint is regarding, attempt to get a refund of the $10,000 deposit from Traton homes because upon seeing the property in person, the back door window was busted (which makes me concerned about my safety) and parts of the home do not match the advertisement photos. I appear to be in the 10 day window after signing the initial loan disclosures, but the lender is not responding to my email about the issue.

    Hello,
    The buyer walked the house before purchasing and saw firsthand what the actual finished product looked like and the specific finishes included in the home.  The Public remarks in our *** also noted that the pictures shown in our listing were representative since this home was input into FMLS before the house was complete.  

    Upon entering the New Home Orientation, everyone in attendance noticed that one of the pains of glass on the back door was broken.  No one knows how this piece of glass was broken, as many windows break during construction.  
    Upon seeing the broken window, the buyer assumed it was a safety issue. They attempted to cancel the contract based on this assumption.  We clarified that this was not a valid reason for contract termination and the buyer remains under contract to date, scheduled to close 11/1/24.

    I am rejecting this response because: Traton took 3 weeks to respond to this message. I've only been in contact with Traton through the realtor, and when I let her know my concerns she told me that Traton advised they would not refund my ******* money. Traton told the realtor that the property is "safe" which is more of an opinion. Additionally, I attempted to hire an appraiser for a second quote on what the property is worth since the pictures didn't match the actual property,. The agent on duty turned my appraiser away. However the initial loan disclosures state that I can pay for a second appraisal, as I had paid for the first one through the lender.

    Hello,
    Traton Homes responded according to the buyer's, and Traton Homes signed a legally binding agreement.  Per the contract, if the buyer cancels the contract, Traton Homes retains the builder's deposit.  
    The buyer purchased the home with the assistance of their real estate agent after walking the house in person.
    The pictures in the *** system were noted as representative pictures as they were put in before the home was finished.

    No refund on uncompleted work: On the closing day we arrived at our home to find out that one of the design changes for which we were charged a $250 fee was not completed. The builder's solution to this problem was to refuse to refund and instead they only offered a solution that would require them to bust up the mantle and come in at another time to replace it with the correct mantle. Electrical Issues: After moving in we had a number of issues with the electrical system - one of the most ridiculousbeing a 240-volt outlet (which we paid extra to have installed) being installed completely upside down. Not to mention, the underground wire that had been installed to support wifi for our home had been crushed by a vendor during the build and never fixed so it took one month of effort on our end to get the city of Smyrna involved in a solution.HVAC Issues: Once summer hit we started to have nonstop issues with our AC unit. The problems ranged from -the unit freezing over if you tried to get the home below 76 degrees (even when outdoor temps were 10 degrees higher) - sometimes the unit would trip the breaker - sometimes the unit would just not work at all. All in all, we had the Traton selected vendor come out to our home NINE TIMES with no solution before we just gave up on their vendor and just hired an outside company who resolved the problem in one visit. This cost us $1,000 out of *************** issues: At our 11-month warranty walk through we brought toilet clogging issues up to this builder and were told it was "normal" However, 2 months outside of warranty our entire downstairs floor flooded. Traton's plumber refused to even come assess the situation and when a third party plumber came out, they discovered that the original plumber had left a broken back water valve flap jammed in our pipes which eventually caused the flood. Traton denied this and provided no support. This is a $3k repair PLUS property damage.

    I purchased a home on 12-30-21. We were forced to close even thought there were numerous items still needing to be done or repaired. At our final walkthrough we were told these items would be done within 10 days. It is not 9 months later and some of the items still are not complete.

    I am rejecting this response because:  We have been working on this now for 10 months.  They have had the tile company out 3 times to look at the project and yet it still is not done nor complete.  Why does it take someone 10 months when they promise 10 days.
