07/27/2024 my car was illegally towed from in front of my unit. I was not informed in a timely manner that my car was being towed and have not been informed on why my car was towed. Also i have asked to be moved because i have had a rat problem in my unit and they told me to get out or stay and things are to expensive for a single parent to just up and move.

    Good Afternoon,

According to our courtesy officers **** and KG, the Blue 2012 ************ had been sitting for some time with an expired tag. According to KG, he tagged the car on 07/25, the tag was removed and thrown on the ground on 07/26, photos were taken. It was then tagged again and towed.

Regarding the rats, the tenant has never communicated this with us however now that we are aware we have put her on the pest control list for today 8/5/2024.

I am rejecting this response because: i have communicated with the prior management of this matter. The new people just came in the office this month. *** also put in work orders for things and they have been systematically closed but no one has been to my unit. As for the courtesy officer he lied and stated he tagged my car on Saturday and it was towed on Saturday but retracted what he said to the property manager. There is another car sitting across from my unit that is tagged and has been sitting there for a week tagged and not been towed.

    Sincerely,

    *****************************

In March of 2022 I put in an application at the apartment complex, I had paid the ****** admin fee and ***** for the application fee, the same day I was denied and was advised that I would receive the ****** back and they would keep the ***** after about 30 days of not seeing the payment back In my bank account I reached out to the complex and was advised that because it was a partial amount that was being returned sometimes banks reject the payment because its a partial payment and someone was supposed to call me to advise a check would need to be sent, I provided my new address in GA which the woman I spoke I think her name was ****** finished out my address before I could so I knew she had my address correct, I then wait 14 business days for the check and no check i then call back and was advised oh sorry your check was mailed to your ******** address. I then dispute the charge with my bank which was then given back, on may 12 2022 my bank reaches out to me to advise they may have to adjust the dispute to take out the ***** which I then advised that was fine because I knew the ***** wasnt mine. Me thinking my bank was going to adjust it and take it went on with my everyday, we are now at august 31st and I get a call from a collection agency, which means that no one called me to ask for the money, no one responded to my bank nothing they just send it to a collection agency called resident advocate without any warning. This now will affect me getting an apartment for an outstanding balance that Iv been trying to pay and that they dropped the ball on. I would like it taken off my rental credit report and I dont think now I should have to pay anything. I have tried to call many times even to the company that owns the reserve at 2070 Iv left messages and sent emails and have yet to get a response.

On 02/15/2022 *************************** applied for an apartment here at The Reserve at 2070. Here application was denied because she did not meet the rental requirements. The leasing office informed **************** of her denial on the same day and processed the refund for her $225.00 to mail a check to the address that was listed on her application. On 02/23/2022 **************** called and stated she still had not received the refunded check. Managment was never made aware that she was out of state as we send all refunds to the applicants address that is listed on the application being that it is listed as the current address. On 04/25/2022 we received a reversal alert in the amount of $300.00 for *************************** for services she stated that she did not receive. **************** did indeed receive services she applied for an apartment we pulled her credit, and her application unfortunately was denied because she did not meet our rental requirements. ***************************** is the agency that we use to collect a debt before it is placed on the person's credit report. Nothing has hit her credit as of yet because we are trying to give her the opportunity to pay the $75.00 that is due to us. I have attached the prospect ledger that reflects the $75.00 due as well as the reversal report and communication from Hunter Warfied that shows her account is in Precollection Status.

If management was never made aware then how did I call not once but twice on March 23rd which I have enclosed pictures of my call log where I spoke with I think her name is ****** who is the manager and she advised me yes it was sent to the wrong address but then took my new gerogia address because I have been a resident since March 1st and advised she was going to send it out, I then called back on April 5th which picture is enclosed where I was told that the check was sent to my ******** address again after I had already given my gerogia address, I have also enclosed the voicemail of my bank calling me advising they were disputing the charge and that as long as they accept it they would take their 75 which never happen so they ignored that, and I have also enclosed my call back to my bank advising that it was fine to take the ***** so again I dont think I should be responsible and would appreciate  a phone call from someone at the business.

I stayed at the reserve **** lake Harbin apartment for 2 years, never miss a payment and always on time. On March, I had submitted a 60 days notice explaining I had purchased a house and I will be leaving, which on the lease agreement requires a 30 days notice but I was informed that I would be breaking the lease and need to pay $3000 dollars, I informed Mrs. ******** that on the lease agreement stated a 30 days requirement and have given her 60 days, which she informed me if I leave, she will put a eviction notice on my credit, which I had reminded her that was a threat and she doesn't have the authority to do so. On May 13, I had transferred my furniture to my new home and left a few items behind since I was told to pay the month of June or get eviction notice. I had said, I would pay the month of June. Today, May 26 I had gone to pick up other items in the refrigerator and upstairs bathroom, the place was trash. Someone took a shelve , I had left to retrieve and trash the upstairs bedroom and bathroom. If there threatening me of eviction why have they trash the apartment and took out the trash out on the patio. I should not need to pay for the month of june.

***************************** moved into the Reserve at 2070 in 2020 she resided on the property until 05/31/2022. On 2/20/2022 ****************** submitted a written 60-day notice as required per the terms of the lease in my response I informed the resident of her current lease terms and that she would be responsible for her rental payment through the date that she vacate as well as she is responsible for termination fee. After the email exchange ****************** stated that she would stay thru the end of her lease. I never talked to her about an eviction being that we were in the month of February and she stated she was going to complete her lease nor did I threaten her as you will see in the emails. The week of May 23rd ****************** called the leasing office stating that maintenance broke into her apartment and removed trash from the apartment and left on the patio at which time I explained to her that maintenance would not do this nor did we have a reason to enter her apartment home and I also asked her did she call the cops and make a police report and she stated that she did not because whomever went in had a key. Upon my return on June 1,2022 I had a notice on my desk from ****************** stating that she was not paying June and that she had moved out and was returning the keys. ****************** made it very clear that I was punishing her which is not the case I was simply following the terms of the lease agreement as I do for all residents.

I have attached the email correspondence between the resident and myself. I have attached the resident lease agreement and the notice that was left when she vacated.
