I am writing to report a serious violation of lease agreement terms and safety concerns at Parkwood Village Apartments.For the past two months, there have been recurring disturbances originating from apartment 6861. These disturbances primarily involve loud music, with heavy bass vibrations audible through neighboring walls. Despite numerous complaints from multiple tenants, the disruptive behavior persists, occurring mainly between 9 pm and 2 am, and sometimes extending to early morning hours.On March 23rd, the situation escalated when I contacted law enforcement due to excessive noise levels. Upon their arrival, the music temporarily ceased, only to resume shortly after their departure. Subsequently, an individual associated with apartment 6861 confronted me at my doorstep late at night, expressing displeasure about the police intervention. This encounter was confrontational and led to concerns about personal safety.The occupants of apartment 6861 have blatantly violated Section 14 of the lease agreement, which outlines residents' responsibilities regarding apartment use and conduct. Specifically, their persistent noise disruptions and intimidating behavior directly contravene the stipulated guidelines.This repeated breach of lease terms has compromised the safety and well-being of tenants within the complex. The confrontational encounter further underscores the severity of the situation, raising apprehensions about potential security risks.In response to these incidents, I have filed a police report to document the confrontational encounter and ongoing disturbances. Additionally, I am reaching out to the Better Business Bureau to report this matter and seek assistance in resolving the situation expediently.I am seeking guidance and intervention from Parkwood Village Apartments management or relevant authorities to address this matter promptly. The date is, 7/7/2023. I've been living in my apartment with no A/C since 6/21/2023, I've lived in this apartment since April 2019. I live in one of Strategic Management Partners apartment homes, ****************. I've informed them of the outage with the A/C unit literally every single day since it's went out and I'm continuously getting the run around. Since it's been out they've only been to my unit one time to check it out and that was on July 1, 2023. The temperature has been ***** degrees in the ********, ** area. The lack of concern the lack of anything being done for me and my children is totally disgusting to me. I have never been late on my rent since I've been here I've always paid at least two weeks before the 1st of any month and I've never been a bad tenant here or any other place I've ever lived. All I want is for them to do something about the unit instead of telling me their sending someone out that's never showing up. They won't even provide a temporary window unit. I feel homeless because me and my kids can't even stay in the home that I've provided for us. I'm extremely upset and I want to know my rights as a tenant that's holding up my part of the contract with a company that's not holding up their part of the contract. I need to know any and all information that can be provided to me because I want to *** them immediately. My daughter moved into your *********** apartment complex in July 2021 and there were major issues from day one. On move-in day the bathroom sink was inoperable with broken connectors and leaking, the refrigerator was vaguely cool, the dishwasher racking system was broken, the garbage disposal was inoperable, the stove was missing the racking system and had a broken side panel, and there is black mold consuming the bathroom. The maintenance crew was there on move-in supposedly repairing the bathroom sink but never finished for nearly two years the sink remained unusable. Maintenance returned a few days later to do all the countertops which resulted in the bathroom mirror being covered in an overlay that would not come off so the mirror was not much use. The bathroom toilet grows black mold at a rapid rate and runs for long periods of time, all that was report to the property manager at that time ********************************* and most recently maintenance. The refrigerator was replaced months later after numerous talks with management and groceries loss because it was never cold enough to maintain grocery storage. The dishwasher was also reported numerous times because the kitchen sink remained stopped up anytime water was ran into it, thus never being able to wash dishes. Maintenance attempted repair the disposal but never fixing the issue resulting in the sink on numerous occasions backing up to an overflow onto the floor never fully repaired to proper operating. The dishwasher racking system eventually was repaired but the dishwasher was not functional because of the disposal issue causing it to leak. Just recently about 60 days ago maintenance came to repair the dishwasher but never finished leaving the bottom front frame loose on the floor against the dishwasher. The current office staff are extremely rude specifically the gentleman named *****. The only resolution being sought is a release from the lease agreement. I have lived in Stone Ridge apartments, that is managed by Strategic management partners, since 2022. I have always paid my rent on time via the Domuso website, as I was instructed by the front office to do since I moved in, on the 1st of every month in full. This month, April 2023, Stone ridge knew the Domuso app was not working and did not inform me. The website shows that their is no balance due for the month of April. I asked them to fix their website and they did not attempt to to fix it. Conveniently, on 4/6, once a $200 late fee would be implied, the website suddenly started functioning. I've worked in property management, so I know they prior to 4/5 that the app was not functioning.I also know that other residents complained that the site was not displaying a rent balance before 4/5. Stone Ridge intentionally ran a scam to get an extra $200 from me.Initial Complaint

I was a tenant at ************* Apartments (Apt 42) in **********, ** from April 2021- October 31, 2022. During that time, I did not renew my lease. On September 27, 2022, I personally provided the former property manager, *************************, with a 30 days notice to vacate the apartment on October 31, 2022. During this meeting, we discussed cleaning expectations and the return of my security deposit within 30 days, along with my forwarding address. As of March 28, 2023, I have not received my security deposit of $910.00 nor a list of "claimed" damages as ******* Law states. I have contacted Strategic Management Partners and ************* Apartments several times via email, telephone, and certified mail to inquire about the return of my security deposit, and have not received correspondence or a resolution to this matter. On 12/7/2022, the property manager denied that a security deposit was paid along with failure to provide a 30 days notice. She requested proof of these items via email but never responded, followed up, or answered further calls. The corporate office, Strategic Management Partners has also failed to respond or attempt to resolve the return of my security deposit or provide a list of "claimed damages" within a timely manner. V ******** at Strategic Management Partners also requested proof of a 30 days notice on 2/7/2023 but has failed to follow up.Recently, I was made aware of several unexplained fees sent to collections on my behalf by new management at *************/ Tree Top Apartments. These charges include "early termination of the leasing agreement, cleaning fees, and rent through November 15, 2022." This company is very difficult to work with, I have been trying to correspond with them for 2 weeks regarding the location of my security deposit, which the company agreed to return. But do they not have a corporate number where you can talk to an actual person of the company with a number linked to that company. They are using ****** voice numbers which makes them untraceable and you have no idea who your actually talking to which again isnt professional. My security deposit was supposed to be returned within 30 days of vacating the property. I had until Sept 19th to Vacate, I left on the 16th of September. So my security deposit should have been received by oct 19th at the latest it's November 1st and still haven't even gotten a confirmation as to where the security deposit is. I spoke with the regional manager Over a week ago and he said the check was in processing....for over 30 days? Its is frustrating because they hold there tenants to these contracts but don't carry out on there end. I have done everything they asked me to do and left the apartment clean etc You can see in my lease agreement that was signed that the terms where supposed to be as I stated...where going on 45 days still no security deposit and still can't get in contact with this company. Back in June I received a note on my door from SPM about the increase of rent because they were sold to them so I emailed ******************************* SPM property manager I would be moving out cause I could afford the increase rent by me being a single parent she emailed me back she stated Highland Park became under new ownership and management as of July 18th. I do apologize for the lack of communication with the old company. We are trying our best to be as transparent and responsive as possible. I want to make sure are stating that you will be moving out as of 08/31/2022, if you chose to vacate we will not be charging you any fees to do so, and can take your email as your 30 day notice. So since I was moving out aug 31 I was confused on what ********************* was saying about I didnt have to pay no fees to move so Im thinking she was saying I didnt have to pay anything for aug so I was late giving her the rent money because it was a misunderstanding so ********************* emailed me aug 22nd and said I wanted to touch base to see when you would be available to bring in the payment for August. As of the 25th day of the month if rent is not been paid, or an arrangement set up, we start the eviction process. Please let me know when you can bring in payment.so I msg her back and told her I only had ****** I can bring that and pay the rest when I get so I was going to pay the next following week when I got paid but the they took it from my security deposit I left owing ******. Well I applied for the oak apartments and I actually got approved I turned in everything except my rental form I emailed ********************* to fill out and she stated( this being the same SMP company as my site and us having to use your security deposit to pay off your balance they will not be able to approve you at this time. after the fact I had got approved through the screening report so the property manager from the oaks apartment emailed me saying she couldnt approve me at this time due to Rental History.Initial Complaint

I have mold inside my apartment the hot water k*** is off do to it rotting out. i have been dealing with theses for 7 months now in the landlord or corporate lady haven't made any repairs to fix it. wholes or starting to come thru my walls the bedroom window wan't to stay up i have put so many work orders about my place in nothing being done about it.Business Response

No one from this company or the landlord has not been informing me about no maintenance starting work on my unit that's all false allegations. because i have been dealing with things not getting fixed inside my apartment for over months now i have the emails calls in date in also notes that i went to the landlord about it as well. that i have been trying to get someone to fix my unit. all i get from this company is we gotta wait on this in that but yet i pay my rent faithly without a late fee in i still don't get no work done inside my home. i ask them wayed in April2022 will they fix my unit here we is in september2022 in still not work done now you do the math.i don't make up false allegations because God sees it all.Business Response

I just need to speak with someone that"s a Ceo or a Manager that can really help me. because i'm tired of not getting anywhere with this company all i get is we trying to find new vendors for this complex they never give me a date on when my unit will be repaired an i only seen the corporate woman once in that was on july 28th 2022, in she never informed me on anything about my unit if i have any question or anything about my unit i have to communicate with her in the landlord first they don't communicate with me or ask about my wellness of living inside this unit.Initial Complaint

Im a current resident at ***********************. I transferred from a 2 bedroom to a 3 bedroom. During this process i was told that i would have to pay a 200 dollar transfer fee that they would use for cleaning the apartment i was leaving. Management also stated that my 500 dollar deposit that i paid when i initially moved into my two bedroom would transfer over to the 3 bedroom. First the manger gave me the runaround when i asked about a three bedroom coming open around the time my lease would be expiring for my two bedroom i had to constantly ask about availability there was no communication unless i initiated it. I was asked to pay the month to month fee since my lease expired before they got a new apartment ready for me and i felt that was unfair I finally get the three bedroom and moved in the cleaning service showed up as i was moving in and said they were scheduled to clean the apartment i let them know i had finished cleaning the apartment because i had paid movers to move my belongings and could not rescheduled. So they apartment had not been cleaned. Then the manager called me saying i owe 488 400 for a security deposit and 88 for some type of insurance that is not mentioned in my lease. Shes like oh i messed it up and Ill have to delete it. When i asked about my five hundred dollars for the deposit thats being transferred over the manager states that they used it to clean my old apartment No explanation of the use of my money was given to me thats 700 dollars they have gotten from me that was supposedly used for cleaning She then says well we will put the 200 dollars i paid to transfer on my 400 dollar deposit Its too many uncertainties and Im not happy with the level of professionalism
